I received a letter too out of the blue to visit the Balham village & took up the invitation with my husband. The whole thing is beautifully marketed, decorated and presented and the person who showed us around was very well trained - hence my 5*. However I very much doubt whether all the facilities will remain as they are over the years & whether they ‘promise’ they will be. Also, It will cost more than £10,000 a year to live in one of the flats, on top of the usual utility bills & it can only be sold on to someone over 55! I personally feel claustrophobic in a flat. Anyway, be careful before you sign on the dotted line - it is a dodgy short term investment.

It was difficult to get a feeling for the whole estate as it is still under construction. The whole idea depends on how one utilises the communal parts which is currently difficult to assess. I thought each apartment would be like a terrace property and was surprised access was more like a hotel.The representative was very nice and we had a good discussion

Taster visit

Gemma, our guide, was very pleasant and informative. She took notice of our interests and preferences and showed us areas of interest to us. We were impressed with the accommodation and the layout of the village, particularly the grounds. We also very much liked the original features of the old Manor House and restaurant area, as well as the spa block.

Very impressive quality of communal space and facilities. Had rather the feel of concentrating on care rather than on activities. Not sure that the limited number of residents (when all apartments are occupied) will be sufficient to run many activities.A pity that some basic extras (like parking space, cleaning, and laundry) are not included in the monthly fee.
