I have used Umega since 2007 and the greatest compliment I can say is that I almost forget I've got a property with them since everything is taken care of so well! For example a major leak in the property, one call from me to my insurer, who I then ask to correspond with Umega and they took care of absolutely everything else which must have been quite complex getting in the correct people to fix, re-decorate and organise this around the tenant. They always keep me very informed when changes occur (e.g. new tenants, maintenance) and respond promptly when I ask a question.

Shockingly bad service, avoid at all costs. Umega were responsive & professional before we moved into the property but as soon as the lease was signed we were treated extremely poorly. The property was unsafe, untenable and in a state of disrepair that had been disguised for the viewings. It was a nightmare to get Umega to even respond to our requests for repairs needed on the property which after less than 2 weeks was missing an entire window and left the property open to wind & rain. Throughout our stay Umega were dishonest, difficult to communicate with, reluctant to do any work & generally unpleasant. Lots of good lettings agents in Edinburgh, umega certainly aren't one of them.

I found Umega Lettings by searching for Edinburgh based letting agents after buying a flat to let. I had no previous experience of letting accommodation so had no real basis for working out what a good agent would look like. Having reduced the number of possible agents down to about half a dozen I had a closer look at them all and decided that one of them had much more of a partnership approach (with the tenant as well as the landlord) to letting property. It turned out that that agent was no longer operating in Edinburgh but they suggested I consider Umega so I did. I have found Umega very helpful in all respects and very patient in the face of all my questions. They found tenants for my flat within the timescale they originally gave me and have dealt efficiently with every aspect of the business. They have proved to be as described in their brochure and I am very satisfied with them.

We have been using Umega Lettings to service a let in an Edinburgh property we own. They have always been very professional and friendly with us. They listen to both sides of any issues between landlords and tenants and find sensible solutions. The team in the office are always willing to help if you visit. I'd say they are certainly worth considering, if you are either a tenant or a landlord. Appalling service - DO NOT USE

Appalling service and no longer the service they used to provide. . As a landlord, I noticed that they did not do professional cleaning up the appropriate standard. They did not notice what was missing or needed attention when the tenant moved out. They do not respond to emails on a timely basis and there is no response on the phone. My flat has been unoccupied for 50 days and it’s as a result of poor management, poor communication and the incorrect rental price to attract people to viewings. There are much better agencies in Edinburgh.

Terrible for tenants, good for landlords.

This seems to be a theme with other reviews. As a tenant Umega were fine to deal with, but their approach after we left has been awful. Similar to other reviews they instructed a £220 clean of the property despite it being left in excellent condition - even their own report only noted two minor issues. A month on, and with viewings of the property already underway, they are continuing to withhold our full deposit, apparently now until the landlord can view the property - with no timescales for that or any explanation as to what the purpose of that might be. Umega's approach at the end of the tenancy has completely ruined the overall experience and wasted so much time. I would avoid them in future for that reason.
