I honestly couldn't recommend Umega highly enough. As a first-time landlord, I had very little knowledge of the whole process and, from the very beginning, I felt I was in very safe hands. Nikole was the first person I dealt with and she was absolutely fantastic. She helped me with everything from the initial onboarding and getting the property ready for the market, through to answering all my questions and helping me understand how everything worked. She was always approachable, helpful and willing to go the extra mile. She even helped me navigate and negotiate some of the initial arrangements, which made a huge difference to me. Rachel then took over the marketing and letting side of things and was equally brilliant. She was incredibly patient with me throughout what became quite a long and sometimes stressful process. She kept me updated on viewings, enquiries, applications, referencing, deposits, tenancy arrangements and all the little details that I had absolutely no experience with. Whenever I had a question or was unsure about something, she was always happy to explain it and guide me through it. What really stood out to me was how approachable and genuinely helpful both Nikole and Rachel were. I never felt like I was just another landlord or another property on their books. They were both incredibly responsive and reassuring, particularly when things didn't go according to plan and an earlier tenancy fell through. Rachel continued working hard to find the right tenants and kept me informed throughout the process until we finally got everything over the line. The whole process involved a lot of moving parts, compliance checks, inspections, viewings, referencing, inventory, paperwork and eventually getting the tenancy signed and the first rent paid, and Umega handled all of it professionally. As someone completely new to being a landlord, having people who were willing to answer what probably felt like endless questions was incredibly reassuring. I also really appreciated how proactive the team were. They didn't just stop once the tenancy was agreed. They helped make sure the property was ready for the tenants, passed on the information and instructions I provided, and made sure the important details about the property were communicated properly. A special thank you to Nikole and Rachel. Both of you have been absolutely superb and I genuinely couldn't have asked for better people to deal with throughout this process. If you're considering letting your property in Edinburgh, particularly if you're a first-time landlord and don't really know where to start, I would highly recommend Umega. Their professionalism, communication, patience and genuine willingness to help made what could have been a very overwhelming experience so much easier. We’ve had a really positive experience with the team and would definitely recommend them. Matthew was fantastic from the start, with great communication, and made the handover to Lou very smooth once our offer was accepted. Martha was extremely helpful with the referencing process and always responded quickly, and Ronan, our Property Manager, has also been lovely and very responsive. The whole process was incredibly smooth and efficient, we were offered the flat on Monday and had a signed tenancy by Wednesday! Jason is really friendly, easy to talk to and provided some general advice with regards to where to go to report faults and checked to ensure i know how to turn off my water supply in the instance of a water leak and also how to check for a drop in boiler pressure preparing for winter - during the previous visit, i reported an issue with an appliance and it got sorted really quickly, can't rate him higher than i do now, service is outstanding :)

From the initial flat viewing through to signing the lease, everything went very smoothly. I've now been living in the flat for over six months, and Umega have been consistently quick and helpful with any maintenance requests. Julia has always been very responsive to my emails and a pleasure to deal with. We recently had a flat inspection, and Gemma was thorough, professional, and approachable. She carefully went through every issue on my list, promised to follow them up with the landlord, and also said she would send an itemised email outlining everything we discussed so that we both had a clear written record. I’ve had a really positive experience with Lewis as my property manager. He is always friendly, professional and easy to deal with. Communication is excellent and any queries or issues I’ve had have been handled quickly and effectively. The Western Villages

Lewis Walker the Development Manager is a good lad, always quick to respond to any issue I have and when I've met him he is very approachable. The Western Villages is a great complex, clean and quiet. Due to the Solar panels that are installed and I assume the insulation, my electricity and heating spend averages £50 a month; which is very economical. I honestly think that I have one of the best 1 bedroom flats in the city.
