GoogleAbsolutely fantastic service from the moment I enquired about Umega taking over as property manager for our flat. Let down badly by our previous agent, so was pleasantly surprised by how much Umega could help us with. Led by Suzie fantastically throughout the process, her recommendations on small improvements were done to a high standard and offering great value for money. Once the property was ready, tenants were screened quickly and property now making the money it should've been many years ago. Highly recommend Umega if looking at changing your agent, or getting your property let.

GoogleThe process of applying for a flat to rent, especially during a lockdown, was simple and easy! Maryanne was extremely helpful and answered any questions we had concerning the process or the flat. It was easy to get in touch with Umega and the measures put in place to follow Covid guidelines did not remove from the excitement of getting a new flat. Thank you☺️

I have been a tenant with Umega for a few years now. I have always found them very responsive and professional. All my concerns and queries have been followed up in a timely fashion, the service they have been providing as an agency has been excellent. I must say I have also been blessed with a very supportive landlord who authorises all necessary repairs quickly and everything gets neatly followed up by Umega. I am one very happy client!

GoogleDavid handled the renovation of our run down ex council house to get it up to scratch for relet. Excellent job well done even though it took longer than expected. Very easy to work with. The lettings team are very friendly, they quickly and efficiently found us a new tenant who seems ideal for this type of property. Great work all round. Recommended.

GoogleI rented with Umega for just over three years, and throughout that time I found all the staff to be friendly, helpful, responsive and down to earth. I hear a lot of horror stories about renters in Edinburgh that don't treat their tenants well, but Umega is not one of them!

GoogleI lived in a flat let by Umega for a year as a student and whenever there was any building issue they swiftly and helpfully sorted it out and there was a technician out the next day! We also had some conflict with upstairs neighbours and they professionally and effectively mediated between both sides without ever coming across as biased either way, which made life easier for both us and our neighbours. I then moved far away from Edinburgh and when I was struggling to find a place due to not being able to attend viewings, they were fantastic again!! I got a flat in less than a week with their help. I thoroughly recommend renting with these guys, and it's a bonus for you if you get Shona as your property manager who was behind all of the positive things mentioned above. 5 Stars ⭐⭐⭐⭐⭐

GoogleI have been a customer of Umega for 2 years as a landlord. I have now left this agency due to the shocking treatment I have received in the last 2 months. As a very busy person I relied on them to provide me with reasonable quotes for work that needed to be done in my flat. I received a quote for over 3k to have some screed and laminate put down in a very small area. When I questioned this I was basically told it was either pay that or go elsewhere. I had to take time out to go and source a joiner who did it all for less than £300. What upset me the most was I was told that my flat was dangerous and the floor was going to collapse. I had sleepless nights over this damaging misinformation which was confirmed to me was absolute nonsense. When I informed them of my dissatisfaction and I was leaving they really didn't care, the customer service I have received has been very unfriendly. I also got in touch with one of the directors, and to this day he has ignored me. So much for their jolly facade! I have also tried calling them and no one is answering my calls. To top off this unfortunate experience, my flat has been left filthy. I have asked them why it hasn't been cleaned and handed back to me in the clean state I handed it over to them and they have told me it has been cleaned. It hasn't. The contractor they use is either confused or not very good at cleaning! This is just another mess of theirs I need to sort out. If you are a landlord looking for an agency to manage your property, I certainly wouldn't recommend them. If you are reliant on them to source tradesmen (i.e. your not based in Edinburgh) for you you could be in a situation where you would have pay 3k + for a bit of laminate flooring!

GoogleI have lived in 12 cities in 5 countries so you can imagine how many times I have moved around and my experience with Umega has by far been the worst. They kept leading me on and eventually on the day that I was supposed to move in to a new place, they said they had found somebody else. They blame it on the landlord and that he makes the decision but I expect the agency as the mediator to be transparent about my chances and not act all cheerful and reassuring until the last day of my lease and then reject me. I was very clear from the beginning about my guarantor and timetable and called in a few times to go through my documents to get the confirmation that everything was in order and they made it seem like it was. I was ready to pay the deposit from the start but they kept prolonging the procedure and taking days to respond to an email, wasting my limited time, money and energy until the day that I was supposed to move out of my place and move into a new one.

I understand you first got in touch on 23rd hoping to move in on 30th Dec so it really was time-sensitive considering the Christmas break. Unfortunately based on some additional information we needed for our background checks and the landlord's opinion on the rent level, we were unable to get everything ready in time for the date you needed. We really did everything we could but our learning from this is that we need to be much more upfront about potential delays/documents required at the offset to set expectations, especially with such tight timescales. We would never want to let a tenant down as we understand how important it is to you when dealing with crucial home moves. Thanks again and very best wishes for the future.

GoogleI am so glad to be leasing a flat with this company. I am moving from California to Edinburgh and have bombarded them with hundreds of emails asking questions and they always answer promptly and thoroughly. They have been very helpful throughout this entire process, from the viewing to move in day and even after. It is so nice to lease with them as they make me feel very important and never feel like just another tenant. William and Stephanie have been an especially great help, but i’m sure everyone working there is lovely. I will definitely continue to lease with them for any future moves!

GoogleWe are currently in the process of renting a flat with Umega and have been really happy with the customer service. Our point of contact has been Rebecca, she has made the process of finding a flat and moving to a different city (Edinburgh) so easy, she is quick to reply to emails and has been so helpful with everything. Honestly can’t say enough as I’m sure I’m not alone in having had difficult times with letting agents. Credit to Umega but also big up to Rebecca, such a legend!

GoogleBefore summer this year, me and my partner would have given Umega five star review but after the way they have handled disruptive rewiring works in our flat and failed to take our health concerns and other issues properly, we are rating them one star. They have failed to take our health concerns properly, with the rewiring works causing so much dust that it exacerbate my partners asthma. We couldn’t stay in the property due to this and when communicated to Umega that this was happening, they framed our concern as an unfortunate consequence of the rewiring works. They have failed to properly compensate us for the disruption the works has caused which spanned to nearly 5 weeks until completion in which our flat was back to it’s pretty-rewiring state. GoogleI'd rented a 1 bedroom flat from Umega for 3 years and they are easily the best rental experience I've ever had. Whenever there was a problem there was a response within 24 hours or if emergency within an hour, the team we're always kind, courteous and keen to help out and answer any questions I had. The repairs team are absolutely spot on, I cannot stress enough how this is easily the best letting agents in all of Edinburgh. Thank you all so much for your consistently excellent service and for having me as a tenant. All the best for the future.

GoogleHonestly the best letting agent I've ever used and I'll certainly use them again in the future should I end up moving again. Far superior to other agents in every way - the communication is fantastic and they never leave you hanging (if you have or haven't been successful in a flat application for example), and you don't have to chase anyone up for information. As well as timely replies, every member of staff that has contacted me and my partner has been extremely friendly and professional and have made the whole process of applying for a flat quick and easy. The application form and follow up forms are a lot easier to understand and complete than others I have used in the past, and their website is both aesthetic and easy to navigate. I'm very excited to move into my first Umega flat at the end of the week and my partner and I will certainly be recommending them to all our friends and family. Would give more than 5 stars if I could! Feel like what I write for a review doesn't even give them justice - very happy! ☺️

GoogleProfessional and Effective Verity Frearson's customer relations are excellent and I must especially mention Gill Croucher. Their total approach is both professional and effective. They of course exceeded the result we expected! Our house went on sale in late October and the sale was completed, at a premium price, by the end of January. Excellent.
