We paid the deposit for a flat. Nothing was said about a uk guarantor as me and my friend work full-time and we both earned above the minimum required. We signed the tenancy agreement in the morning and the landlord suddenly decided to back down. Living us with no flat to move in to. Smart property did not find any solution. We are now on the edge to be homeless as we gave our notice to our previous landlords. No apology from the agent from Smart. They just left us there hanging for over 2 weeks. They could have checked beforehand. The manager even told me all documents were fine and I could give my notice to my landlord. Thank you Smart for the stress you've being putting us through.

Ive been renting for ten years and smart property are the best agency I have rented with during that time. Kat asked me my budget, property requirements, and set me up two viewings the following day - by the end of the day I had a flat. Its worth saying that at the time I got the flat, getting viewings was near impossible with other agencies. I rented from them for a little over two years, and during this time my experience was very positive. All the office staff are lovely, and will always pick up the phone to help. They helped me with any requests or issues I had, and everything was resolved promptly. It was nice to feel you were a customer of their service, and not a hinderance. Highly recommend.

Having rented various homes in Edinburgh for over 10 years I can honestly say that Smart is the only Letting Agent that I have used that I would recommend to others. I have been with Smart Property as a Landlord for over 2 years now and the service I have received is nothing short of top quality. From the regular inspections and in depth knowledge they have shown of the industry I can't recommend them enough. I moved to Edinburgh from abroad, so I couldn't actually attend viewings or any such thing, but the team at Smart Property always answered any queries I had, replied to any messages really quickly and for everything sorted out online for me. I've only moved in a few weeks and any issue that has popped up they have been on top of instantly, always keeping in touch and always being extremely quick at dealing with everything! The whole time my tenancy has been handled by Lauren who has been absolutely fantastic! I would recommend her and the whole team to anyone looking to rent! If I decided to move again I would definitely prefer it be through them rather than another agent. Efficient, responsive, polite and overall absolutely professional!

I stayed in a 5 bedroom flat in Haymarket managed by Smart Property. We moved in as the first tenants under the new landlord and from the outset felt like valued tenants. Smart quickly dealt with any repairs which were minimal given the flat was renovated when we moved in. They have also been great at allowing us to get new tenants in when people have moved on. I don't think I've ever written a google review before but wanted people to know about Smart Property. As an interim Management Consultant I've worked all over the country and have dealt with many letting agencies. Smart Property are the most communicative, professional agency I've ever had the pleasure to do business with. Emails are always responded to within 24hrs. Kat who I've met and Lauren whom I've only ever emailed are ambassadors for Edinburgh & Leith, their business and their Landlords. Letting Agencies can sometimes get a bad name, so felt strongly enough to write this review. If you're looking to rent or let in Leith/Edinburgh, I would highly recommend you speak with these people first.

I have just ended a tenancy with smart property. They were very helpful throughout the whole tenancy. Definitely a 5 star for everything from dealing with repairs needed, checking up every so often to see how things were going if I was happy within my tenancy. Once my 12 months contract was up and I was onto monthly rolling they asked if I wanted the security of another 12 month with I happily agreed as I was very happy within the property. Only took 2 days for my full deposit being realised back to myself and again the whole communication was brilliant with email updates regularly on what was happening since the walk through to money being released. As an owner of a flat in a building in which Smart Property has a tenant our experience with them is that they take no interest or responsibility for the behavior of their tenants in the building. One of their tenants did damage to communal areas of the property which was reported to Smart Properties and despite numerous attempts to communicate over a several months period they refused to take any action or deal with the damage. As a result the property was further damaged and tenants health and safety put at risk. In our experience they certainly do not make good neighbors.
