GoogleNorthwood manage 5 of our flats and their service is far higher than other property management companies we've worked with. It is helpful that they also sell property so they can provide a comprehensive review and recommendation on the merit of letting versus selling. Corinne has been our main contact and she is always reponsive and goes above and beyond to provide an excellent service. I wouldn't hesitate to recomment Northwood both for letting and management and for sales advice.

GoogleCorinne and Northwood have been absolutely fantastic! I had a rather complicated process of selecting a flat in Edinburgh as a student and she went above and beyond to make sure the process was as easy as possible and that I found a flat I felt safe in and really liked. I recommend Corrine, Lindsay, and everyone I've interacted with at Northwood to anyone looking to rent/buy in Edinburgh.

GoogleBad customer service and incompetent - their rental properties are overpriced (obviously). I was paying £750 a month (now being let for £870) to stay at 97 South Gyle Gardens in Edinburgh. The building was more like a drafty caravan and it has a really bad damp problem. It also has rats which chew the waste pipe of the toilet which floods your bathroom creating more smell and damp.. The damp smell ruins all your clothes and belongings as it is near impossible to get rid. The staff are 'mostly' very arrogant useless pepole. Having to deal with the incompetent estate agents and staying in that property was genuinely the worst experience of my life. Please advise void at all costs.

GoogleAll good reviews from landlords. They are terrible to tenants. When we left they just took big chunk of deposit for repairs and cleaning. We had hired professional cleaners but they said it hasn't been deep cleaned! A week after we moved in we found a dead mouse under dishwasher and a squirrel in the attic. We had to look everywhere as there was a terrible smell. I suppose deep cleaning is only for when you are moving out. They charged us for garden cleaning and neighbours swear nobody has come to touch the garden, they made fake invoices and said grasses were long. I had mowed the lawn before we left but grass grows in the summer. I think they expected us to come every week after move out to mow. The check out lady sent pictures of tiles outdoor that were more than 2 decades old and asked us to pay for repairs as they had cracks in them! During our stay, repairs would take months. Mold was everywhere in the house. When we moved out they just painted over mold and gave it to someone else. Zero care for people living in the house. Absolutely terrible people they do everything for more profit. They made our move a nightmare.

GoogleWe have rented with Northwood for 9 years in the same property. We moved from Brighton before seeing the property and everything was handled professionally . Anytime we needed something which was only a couple of times in the time we were there it was no hassle and dealt with promptly . Cannot fault Northwood at all , all staff to name a few Stuart, Claire , Laura were fantastic . Highly recommend.PositiveResponsiveness, Quality, Professionalism

Easy to communicate with,supportive and eager to help you with various tenant questions and needs. Thank you Northwood for going above and beyond to make my year and time in UK a great one. From October 2023: The team at Northwood Edinburgh is fantastic! New the UK, I have been frantically scrambling to find long term rentals. After weeks and weeks of searching and engaging with agents who were overwhelmed and not very responsive, the team at Northwood Edinburgh led me through the process and helped me find a wonderful home during my time here. GoogleThis agency is unprofessional, disorganised, and dishonest. My partner and I had to leave our previous hone right in the middle of lockdown. Flats were scarce and when we found what we thought would be a nice place to live at a nice price, we moved in For a general review- this agency is extremely strict and regular with inspections but incredibly lax and passé with maintenance. They seem to care about bad reviews as I once had an agent call me within 6 minutes of me posting a negative comment about them in a private Facebook group after they had been ignoring my emails for about a week. You might notice that the overwhelming amount of 5* reviews are from landlords and property owners, which makes sense as Northwood’s number one priority is squeezing every last dime out of tenants while providing 0 service. Unprofessional- This agency has been incredibly condescending to me on several different occasions. They have laughed in my face when I asked where my TWO sets of keys that they lost were. They have responded to emails I sent with “oh alyssa” and implied that I don’t know how to read an attachment when they in fact….didn’t attach it. Disorganised- Northwood letting Edinburgh attempted to schedule flat inspections within weeks of previous flat inspections on numerous occasions. They lost two sets of our keys and refused to take seriously the associated security risk. It took them SIX MONTHS to initiate repairs on our roof that was leaking water and causing mould in the middle of winter. This was six months after we were able to convince them there was a problem and we couldn’t just dehumidify it away. Dishonest- Northwood lied to us about the state of the flat when we moved in. As we moved into the flat in the middle of lockdown we did not have the opportunity to view the flat before we moved in. We asked point blank if there was anything wrong with the flat that we would need to know, specifically in regards to mould and damp, and we were assured that there was not. We got in contact with the previous tenant who confirmed that our roof problem was ongoing and existed during his time in the flat. They also shamed him and his family for not maintaining the flat properly instead of fixing the leaking roof. In addition to this- we were assured as per their check out protocol that if we used one of their recommended cleaners there would be no deduction from our deposit for cleaning. This did not stop them from trying to claim cleaning expenses against us. They also tried to claim money back for bedding left in the flat that was in the flat when we moved in. Wouldn’t recommend.

Kerr Stevenson, who showed us around the property, was genuinely very polite, very helpful and showed great understanding of our needs. He made us feel very welcome and gave us plenty of time to look around the property and answered all our questions with honesty. My husband and I would also like to thank Lena Cowie at Northwood Edinburgh Ltd, who has been transparent and very helpful throughout the process. My husband and I are very thankful and very grateful for all their help, support and advice.

GoogleDuring 12 years of rental through Northwood and the eventual sale of the property, the Edinburgh office has provided excellent support to me for a number of tricky issues. Prompt attention to issues and relevant and appropriate courses of action and solutions have been provided making the overall rental process a much easier experience. The flat near Stockbridge they helped me find was beautiful and perfectly suited to our needs. Having dealt with a few property agents in the past we would recommend Northwoods without hesitation for both letting and selling. In February 2021 we approached Northwoods about letting our flat in Edinburgh. Lewis was very helpful, provided all the information we needed to make a decision in writing and then found us a tenant within two weeks. During the period of the tenancy, Northwoods arranged insurance for us at a much better rate than the premium we'd been quoted elsewhere and had reliable tradesmen on hand whenever repairs were needed. In 2023, we decided to sell. Cameron dealt with the sale with absolute professionalism and smoothed out a few situations when the sale seemed to be in doubt. Something we especially valued is the speed with which they replied whenever we contacted them. And they are a really friendly bunch of people too - what more could you want?!

Northwood have been managing my property for 3 years now and I have been most impressed by the service I receive from them. Previously it had been managed by one of the largest property agents in Edinburgh and the service was nothing like that I receive from Northwood. Inspections are carried out as promised, tenants found quickly and fully assessed. In my most recent tenant change there has only been a blank of 4 days. I wouldn't single out any member of staff as they are all very good.

GoogleNever had such a horrible experience renting. Had 2 properties with Northwood. Nothing but issues. In the first property for 6-8 months before they moved us out due to owner wanting to sell. Not their fault, but we were faced with more hassle than it was worth thereafter. The property was not clean when we moved in. Cleaners equipment still in the hall. When I mentioned this to Northwood, they simply offered to send cleaners back to finish the job, while we were living there. The oven had dirty trays covered with tin foil , the oven door did not have a seal on it and we couldn't use it for 2 weeks until they sent an engineer out. Not a great experience for people moving in to a new home. When it came to moving out, things only got worse. In both properties they found things to pick out that were not checked on move in to charge for. Like dust on top of the skirting boards behind the couch. When we moved in, there were no pictures taken behind the couch. When we moved out, they did things like pulling the couch back and noting the dust on the skirting behind it. They were looking to charge us for a burn in the carpet that was hidden under the bed when we moved in, claiming that it was our fault. When I asked them for proof in pictures of before and after, they sent me pictures of 2 different spots on the floor. When I questioned this, they then changed the tune and started talking about us not amending the inventory for the burn when we moved in. The burn was hidden. That is why. Terrible experience overall and there isn't enough time to go through everything but it's all documented in pictures and emails. I'd be interested to hear their public response to this.
Dear Mike, thank you for your review and I am sorry that you feel the service you received from us warranted a "one star review" Having reviewed the photographs taken at the time of your check in I can see that the cleaners had left behind some bags of their cleaning equipment and not managed to remove them before you arrived. Furthermore as you were unhappy that they had not cleaned to an acceptable standard I can see we did offer to send in new cleaners. I am sorry that we were let down on this occasion by our suppliers and that impacted on your move in experience. Upon move out we compared the 2 sets of pictures and as you correctly say we identified a burn in the carpet not previously evident and this became clear after you explained that you had moved the furniture around in the room. We accepted this and dropped that item from the claim, there was no intent to deceive as you have suggested. Having vacated the property at short notice, it remained empty for 2 months until the end of your tenancy and so would naturally need cleaned after this time. We did receive a call from your partners mother suggesting that she was instructed by you to clean the flat but as she could provide no contact details for you or any authority from you I am sure you can understand why we were unable to allow her access. As earlier mentioned, I am truly sorry that you feel as though we have given you a good experience and if you ever return to Edinburgh we would welcome the opportunity to put that right.
