My wife and I recently moved to Edinburgh from the US. We came over with our dog and only had two weeks to find a place to live. Having visited dozens of letting agents in the city I can say with confidence that Albany Lettings is the absolute best!! Claire was a pleasure to deal with. She was warm and friendly even when we simply walked in off the street (not the case with 99% of the others). She immediately had two flats in mind for us that would not only be available for us by the time our short term rental as up but that would also accept our beloved dog. Something that all the other agencies said would be impossible!! Throughout the entire process Claire was polite, professional and always responsive to our inquires. With her help we were able to rent a wonderful flat in a great area (with a dog park right around the corner) that we are settling into nicely. Don't waste your time elsewhere, go strait to Albany Lettings!!!! Also a big shout out to Cameron!! Always a pleasure chatting with you when showing us the properties.

So excited to be picking up my keys to my property today, thanks to the team! After a few shambolic experiences with other letting agents, this lot were a blessing in disguise. When I viewed the property, they actually took interest and we had good chats. The team were swift with communication, referencing etc. it was me holding them up at times. So nice on the phone and since it’s my first time actually renting, they’ve made me feel comfortable and not just trying to usher me in and then that’s it. They help you with suppliers etc .. the list goes on. Seemed too good to be true after previous experiences! Thank you team!

GIVE ALBANY A SECOND CHANCE. They have recently been bought over and the staff are all different. We have been tenants for 3 years (living in Bruntsfield) and the management of issues before was absolutely abysmal. We had several problems in the flat and getting anything sorted was a total headache. The new staff however, are great. They are professional, friendly and considerate and it’s a relief that now when there is an issue, we are met with an appropriate, professional response. They have recently been taken over by a new company with new staff, and although their service before this was perfectly adequate I cannot say it was without fault. The new Albany Lettings is a vast improvement and I would give them more than five stars if that option was available. They provide an excellent, professional service second to none. A special mention must go to Stephen Blaney who is exceptionally good at his job - punctual, polite, efficient as well as being friendly and approachable...and no, I'm not his mother. IF YOU ARE A STUDENT AVOID ACE PROPERTY AT ALL COST. THEY WILL TREAT YOU LIKE A PIECE OF MEAT. When we moved into our new flat Ace Property claimed the flat had been ‘professionally cleaned.’ The flat was filthy and we even found two maggots in the cutlery drawer! In the first couple months of living here we encountered numerous builders who would let themselves into the flat unannounced and help themselves to tea and biscuits! The builders were there to replace a door to the outside office. Even though we were paying for the room we didn’t receive the new set of keys until a month before we left. Two months before our agreed move out date we phoned the agency in regards to moving out in two months’ time, it would have been incredibly easy for a certain member of staff to explain at that point in time that we needed written confirmation for this instead of waiting two months and for us to move out to tell us we needed written confirmation and for them to demand a further two months’ rent at £2100! Which was, as students, absolutely excruciating especially as the flat was no longer of any use to us. Having been forced to pay another month’s rent the property should have still been in our name but on arrival we found that the agency had locked us out and we could not get into the flat we had paid rent for! The agency was called and a certain member of staff met our calls with rudeness and disrespect and had the audacity to suggest that we travel back to Glasgow from Edinburgh late at night and come back to the agency on Monday morning to get keys even though it was made clear to her that belongings such as work uniform were in the flat and needed for the next day. We then had no other choice but to pay for a taxi to the agency and were ‘lucky’ that someone would come out to meet us. We were though lucky in that the agency put the property on the market and some members of staff were very decent and understanding of the lack of communication. In the end we only had one extra month’s rent to pay which was a step forward but still by no means ideal. Upon handing keys in after the actual departure we were met again with rudeness and disrespect by a certain member of staff to the point where we were told that the removal of small plastic bag of belongings that had been left would cost us £10 removal charge. We thought at this point we would have heard the end of it but the agency took more than a month to send our deposit back with the cheek to take £70 to replace 4 lightbulbs.

We let out our flat twice through ACE Property and had good service on both occasions. Not only did our property rent within days of us signing up with them, we felt like we were given a high standard of personal service from the whole team who walked us through all the necessary steps that we needed to take. If there were any issues or concerns Alan and Stuart were very good at getting back to us...they even arranged for a new cooker to be installed with 24 hours notice as ours broke the day before we moved out. Our flat was returned to us in great condition on both occasions, and as a result, we would not hesitate using them to let out our property in the future.

Albany Letting was our worst agent, we rented a 4 bed flat in the marchmount area while in university, one saturday afternoon in feb our kitchen ceiling fell down, firstly be could not contact anyone until monday, the took their time in comming around to look at the kitchen, they took photos but left the mess on the ground which we ended up havin to clean up. a few days later a builder came and but clear plastic over the ceiling, next the insurance company came so we taugh good the ceiling will be fixed fairly soon........... but we were wrong we moved out in june there was still no ceiling in the kitchen, Albany Lettings refused to rehouse us or reduce our rent (£1200) the flat was so annoying to stay in as anyroom you were in you could hear the plastic moving with the wind. and the the cheek of albany lettings to deduct alot of money from our deposit for cleaning when we moved out.... JUST STAY AWAY FROM THEM
