Avoid if student looking to rent.

This is not the agent to use if you’re a student looking for a property absolutely appalling treatment and also patronising and rude emails to my daughter and her housemates. Nothing changed until parents involved. They didn’t follow their own protocols or regulations then tried to blame the tenants.

Avoid! Especially if you are a student.

Myself and 3 others rented a student property with this company. Throughout the entire tenancy there were endless issues which were dealt which awfully. A maintenance man employed by Eightfold entered the property 3x without permission whilst we were home and we were given no notice. On one of these occasions, i was actually home alone in the shower. We also had an estate agent enter with no permission and started a viewing. They opened my door whilst i was in and i had no idea who they were. My mother eventually had to drive from Essex to Brighton to speak with the manager as our own complaints were not taken seriously. Although we received apologies from the agency, this was only after my mother threatened to involve police for their repeated trespassing. In addition to this, we were dealing with thick black mould, that dripped down on us as we showered (very hazardous as one suffered from allergies + asthma). Eventually they came and just painted over it. Upon moving out, we also had vast amounts of our deposit taken; one of the reasons being that the garden was 'overgrown' even though we left it in a better state than we found it in! Not to mention, when we moved in, our freezer door had been left open and completely frosted over, there was confetti on our carpet, the surfaces were sticky etc. Honestly just appalled at this company. There are a few staff members that do show empathy but the others constantly disregard and ignore students whenever there is an issue. Not to mention that a member of staff laughed at me on the phone when i complained about our deposit deductions, saying that maybe we "don't know what [we] are doing because we are students". Unless your parents are able to back you up and support you with any problems do not use this agency.

They will try their very best to con you out of your deposit. You can clean your property from top to bottom with immense attention to detail. Spending hours upon hours making sure it is absolutely spotless... and lo and behold they will email you asking for a £500 cleaning fee. (Which probably gets paid to another one of Dan Lyons companies to do the work) Do not rent with these people, ever

Both my properties are fully managed by Eightfold and I’m very pleased with Service I receive. I would highly recommend to anyone else who is wanting to use Eightfold property. I used Eightfold to find my fledgeling company an office in late 2020. I worked with Max who was very helpful and easy to talk to and was able to negotiate with the landlord on our behalf. I would highly recommend.

During the tenancy we informed the agency of several problems with the property that were in their interest to fix, yet there was a complete inaction despite being told they would promptly get to it. Even worse was after leaving the property, the agency straight-up stonewalled myself and the other tenants when it came to returning the deposit. Emails and phone calls were left unanswered and I had to initiate arbitration with the deposit protection scheme (myDeposits) to even get them to participate in a conversation. Only here did they actually provide the check-out inventory and slapped on a £400+ cleaning fee that the arbitrator themselves reduced as they saw at as being completely unreasonable. It has taken a total of 5 months to return what was left of our deposits which is absolutely dreadful, and they have tried to drag their feet at every step. I understand it can be difficult to find property in Brighton but if you can, please avoid this oneNegativeResponsiveness, Quality, Professionalism

One of the worst agencies I have had to deal with. We have moved out 2 months ago and they have not paid us back our deposit or even sent us a break down of it. Incredibly unprofessional. Tried to find faults in us as tenants even though we left the house spotless and returned everything as it should have been. Did not respond to any maintenance requests and only ever did if we brought up rent. They were under a different name before changing their name to Eightfold Property, it may be because of the foul reviews they had under their previous name. The only redeeming quality I can think of is if I receive my full deposit back... if we even get our deposit back at all.NegativeResponsiveness, Quality, Professionalism, Value

All the staff at eightfold are very welcoming, polite and helpful, I had some trouble with my boiler when I first moved in and they got an engineer out within 24hrs very happy with them all. The property in newhaven was well kept and clean on my arrival.

House sale - we used Eightfold to sell our property, as they were our managing agents when we were letting the property and they knew the house. We were very happy with their service, Robert ensured that we were kept informed at each stage of the process and went above and beyond to get the sale completed. They were professional and helpful and we would definitely recommend their service.

Awful! We moved into a property that was unclean and on move out they deducted £712 from the deposit even though the property was left in BETTER condition than when we moved in. We left the property on the 27th of August it is now the 4th of October and we have still not received the reminder of the deposit despite being told that we would receive it two weeks ago. Multiple emails have been sent throughout the tenancy and after which have not been responded to and on the occasion they were there was only a partial response.NegativeResponsiveness, Quality, Professionalism

Students AVOID! I was with eightfold for a year whilst I was a student and their customer service was terrible! They never answered emails or calls. 2 years after I move out I’m being sent letters to my house saying I owe over £1000 for gas and electric when that letter should be going to the landlord. I have told Eightfold this but they clearly haven’t done anything as the letters are still coming! Just save yourself the hassle and go with someone else!

They were very responsive before we signed the contract but afterwards they seemed impatient every time I contacted them. We didn't live in the house due to COVID but we ensured the house was neat and clear of mould before moving out. However they took £400 out of our damage deposit for general cleaning even though in their report the only damage stated was dusty windowsills. Also it took almost 4 months for us to receive what was left of our deposits back since they were not responding to our emails. Then they tried to blame us for the delay. Please, I read bad reviews and went with this agency anyway because I loved the apartment but I really regretted it.They always spoke as if we were a nuisance to them and constantly seemed irritated. Poor service. The house had a broken boiler at the time of their supervision before we had to move in, but apparently they didn't seem to notice. It took 10 days of cold showers and no heating since the time of our notification up until when someone acted and that was because we contacted a private worker despite our repeated emails. They are still yet to contact someone for repairing a broken lock I notified about 5 months ago. The owner is failing to pay the bills, and the agency is ignoring every email we send. At the time of coming to visit an apartment before renting, the agency's employer was unprofessional and didn't seem to know anything about the apartment. We are midway through the tenancy and this could yet get worse.

The majority of my year with Eightfold was pleasant to be honest, I loved the property I was staying in, however how they dealt with post tenancy has made me completely change my opinion about them. I left the property the end of August and I just got my deposit back yesterday, they tried to charge me damages to the room even though they had proof that the damages occurred before I even moved in, they also tried to charge me for a replacement mattress as they said they had thrown my one away, however, I messaged the person who took over my lease and found out they didn’t throw away the original mattress and lied to charge me an extra £100. They have been rude on the phone and email to me and to other tenants who left and took ages to solve a bug problem in which got so bad one of my flatmates had to move out. Again I really did enjoy my year in my flat but the whole ordeal afterwards really made me realise how they try and cheat people out of money, and from the looks of other reviews, I guess I’m not the first one

Hi Dan, It's been 2 weeks since gave you notice on the 3 flats that you've been managing on my behalf and to date I've yet to receive back signed confirmation of notice and the information requested on flat 2 section 21 notice plus outstanding information on flats 5 and flat 7. Students beware - find a decent reputable agency to let from that doesn't have to change their trading name every 18 months! We have just waited five months to have the deposit returned from a student let that finished back in August! We ended up having to seek third party adjudication to have the deposit returned which proved in our favour, but only because we had made sure we had substantial photographic evidence from the start of the tenancy period! Wish there was a way to give 0 stars. This is their new name, it used to be Brighton Accommodation Agency. Moved in to a property which had substandard cleanliness levels. One room had a leak in the roof causing rain to protrude down the walls. Paint work was ancient and every time a wall was touched paint would peel off and settled like dust on the floor. When we moved out it took over 2 months to receive any of our deposit back - even the amount not in dispute. Endless ignored emails and phone calls, weeks on end. The first bit of communication we had from them regarding deductions was just an invoice for work done to the house however, NO CHECKOUT REPORT WAS EVEN CONDUCTED. Be aware they will charge you for things they have no proof for. So, unless you want an agency that provide dreadful customer service you should AVOID THIS AGENCY AT ALL COSTS.

By far the worst letting agent in Brighton. Renters stay away, landlords stay away if you value letting agents that aren't dressed-up scammers. Unresponsive throughout the entire tenancy, useless at fixing things, barged in on us without proper notice on many occasions. Worst of all, lied & falsified invoices in an attempt to take nearly half our deposit, then decided to stop emailing/answering phone calls when asked why they've done this. It took 6 months and an extended, drawn out process with the deposit scheme, in which it was found we owed way less than what they wanted (about 10% of what they asked for).NegativeResponsiveness, Quality, Professionalism, Value
