I am now moving into my third year of renting with eightfold and I couldn't recommend them more. Everyone working there is very helpful and always replies to queries straight away. Dan is very helpful and a pleasure to rent from. Thanks again and am looking forward to renting with eightfold this year

Letting agent was over a hour late to the viewing, then proceed to tell me the property would be ready on a date, this then turned out not to be true and then started not replying to my emails. My friend has also had a bad experience, she rented from them and are still waiting for there damage deposit back this is over 4 months ago.NegativeQuality, Professionalism, Value
Hi Alex, please accept our apologies for the issues on the day of viewing. There were issues with traffic in the area, which unfortunately affected the whole day, but we did all we could to keep you updated and offered to move you to another time or day. You made requests of the property and the landlord, which they were not happy to accommodate, so your offer did not proceed. Unfortunately, with no information on your friend, or her experience, we would be unable to comment on that at this time.

Had a very quick response and turnover of finding a property that would suit me, as I was down in Brighton for the day only, visited a property early on, the Lettings agent was informative and as it wasnβt what I was looking for said sheβd find one while we were still down there. She did and managed to find a property that was perfect for me! Really appreciative of the effort put in.

After moving into a property that wasn't ready to be moved into as decorating equipment and tools were left in one of the rooms that wasn't completed leaving one housemate unable to move in we was quickly abandoned by the company and given rude attitude and responses when we complained, We paid for the bills included contract to which we had no heating for a month and a half, and we had no WiFi for 3 weeks when we was paying for it in our package, when we complained to them about this and asked for a rent reduction we was told "no not until we pay the rent in full" for the first month of having no heat or wifi when we did pay and returned to them about it they refused to acknowledge our reduction request ignoring emails telling us they "don't check that inbox" when it's their admin email address and yet provided no alternative, and that wasn't even the worst, please see images attached to see the wonderful world of mold and state of the house we had to live with and still do to this day, they tell us to use their ticket system fix flow to report issues, we did for mold and no one responded or showed up, or even tried to contact us about it. Id recommended highly to not stay in a eightfold property as the company only care about your money and they'll leave you to live in a favela house then take no responsibility for their own incompetence and blame you, when the house was already falling apart.

LANDLORDS AVOID!
Eightfold will neglect the condition and care of your property, and arenβt afraid to throw your name under the bus when it is convenient for them. As tenants, the property we rented was received in an incredibly poor condition, and then they proceeded to ignore our emails over the return of our deposit after we moved out. When we called them up, they were shockingly quick to place full blame onto our landlord rather than take accountability for their own negligence and lack of communication.

Dan and the lettings team at Eightfold are highly recommended and always provide a fair and professional service. I have watched them grow morph and mature over many years and they continually come through, things are never straightforward but they always go the extra mile, the best letting and property managing agents you can work with.

Having moved into the house with a hole in the bath, unaware we had to wait 3 months before we were able to use the main bathroom. The contractors came and replaced the entire bathroom without our knowledge - they turned up we were not informed and assumed they would just replace the bath. We filed for compensation for this lack of bathroom at Christmas, were messed around and told they were in the process of sorting it every time we asked them between December and August (when we moved out) after moving out we were then told the landlord refused compensation. Throughout the year reported several issues which were disregarded. The state in which we moved into the house was unacceptable and we should have been told beforehand that we would have one shower. We were not informed that the whole bathroom was being renovated, and would leave us with one of windowless toilet & very mouldy fly infested shower for such a long time, bear in mind there was 6 of us, this is against regulation. We would not have signed the tenancy if this was the case. After the new bathroom was finished, glue was seeping up from the floor. We reported the glue on the new floor and the leak in the bathroom several times. This was not fixed, and instead the plumber ripped the panel from the bottom of the shower and did not return to fix this, again we followed up with this, and it was not fixed. Several times we had to chase the agency up about the mould issue in the bedrooms as it was affecting our health, this took too long to be sorted out, and was only done after we informed you we would escalate this with health services. The tenant before us was charged Β£200 for a new mattress, which was not bought in the ground level front bedroom, when I contacted them about this I was ignored, the mattress was water damaged from issues in the house the previous tenants had to deal with, the mattress as a result was filthy. I did not receive a new mattress despite taking the Β£200 from the previous tenant. We have chased up the compensation several times and had to continue to do so after leaving. , as a result we withheld the last months rent, we were then told the compensation would not be considered until the rent is paid is unacceptable as the compensation should have been sorted out when we sent the form in at Christmas. We were within our rights to withhold rent due to the experiences we have had. We were told that we were within our rights withhold rent via a phone call and once this was mentioned the agency insinuated we lied. We were told the rent and the deposit were two separate things, later on the agency changed their stance on this. The return of the full deposit was used as an incentive for us to move out of the house earlier than the tenancy said. So the fact we were later told that the deposit would not be returned until the rent is paid suggests that there is a reluctance to return the deposit because we did not move out earlier. The experience we had was abysmal, we were messed around throughout the tenancy and continued to be when we moved out. We are not the only ones to have had such a poor experience with eightfold, several others have also complained about the agency. I would not recommend eightfold at all.

I've been living with Eightfold for 4 years now and it's been great. The property is large and spacious and the rent is reasonable (which these days is a miracle)! They have also been extremely flexible with our contract and allowed for people to move in and out without having to have everyone leave at once. They always come to fix our problems quickly. We have had a hob and oven replaced with no hassle after first inspections and they don't skimp on the hardware. The general contractor, Deane, is especially brilliant and is always so kind and goes above and beyond to help with issues. Brighton itself will always have some issues with old buildings and damp walls etc but they've always done their best to help us out and speedily too. I would recommend this agency, having lived with 3 others in the city previously who provided nowhere near the level of service and flexibility!

We've had a great working relationship with Max for a number of years now and we've never been disappointed - Max is always friendly, happy, professional, informative and finds us suitable commercial tenants in no time. Absolutely dreadful company - despite my son moving out of his property on 2nd Oct they have still not paid back the deposit - albeit with some deductions, which i accept. They will not deal with me as Iβm not on the tenancy despite me being guarantor, paying the deposit and the monthly rent. My son has emailed and they have not returned his emails. Steer clear of this managing agents they will find any excuse to with hold deposits

Currently living in one of their properties as a student , have had multiple maintenance issues which they donβt respond to and when they eventually do after hassling them it takes weeks for them to send people to look at it , would definitely not recommend going with this agency ! We want to say that we care about all of our tenants, regardless of whether they are students or not. We do understand that our maintenance service has not been what it should be and have made some serious changes in this area, which we hope will mean no tenant in the future feels as you do.

would not recommend at all. At the beginning of the tenancy we had to buy our own electricity and gas when it was all included and they still haven't returned all of what they owe. They barely reply when it involves students money&issues and not surprised they changed their name to try n hide how shocking they are. Also, @issy simpson has got some real attitude over the phone :)NegativeResponsiveness
Hi Angela, thank you for taking the time to leave us a review. Yes, I'm afraid that when supply changes from a pre-payment meter that sometimes there is a delay in the change, as the supplier is the only company able to swap the meters. We push for this to be as quick as possible, but we are unfortunately at the mercy of the utility companies. As far as I can see here, all payments have been refunded, but if there is anything outstanding, please get in touch with the office and we will resolve it for you.

My experience over the past 12 months: Complete mess. Nobody seems to know what theyβre doing. Systems donβt work, communication is terrible. Nobody in the office seems to talk to each other and β¦

My daughter move out of one of their properties in January. Despite another tenant moving in and paying a deposit we still haven't had our deposit returned. They now hold a larger deposit than they are legally allowed to and do not reply to my emails. I highly recommend you look elsewhere to rent a property or to have your property managed.
Hi Roland, thank you for your review. What you are describing sounds like a tenant swap, in which one tenant leaves the property during their contracted term. This is a situation in which we work with tenants to relieve them of their contractual obligations and isn't something we have to do, but do so to assist the tenants. In such an arrangement, the swap is between the two tenants in question and deposits are to be settled between them, as the incoming tenant is taking on an existing liability. We do not take part in this swap, but facilitate the paperwork for it. If the tenant in question is in any way unsure about this, or feels there has been an issue, they should get in touch with our office and we'll do all we can to assist.

I have used Eightfold property for years and am happy to recommend them. As with any business there will be the odd gliche, understandably we only humans. However if it happens, the staff are quick to sort the problem. I highly appreciate them.

Terrible at returning deposit
Rented a property with other students through Eightfold at Wild Park Close in Brighton. Moved out 10th August 2023 (End of Assured Shorthold Tenancy agreement), and now on the 2nd January 2024 have still not received our deposit back. We were forced to chase them through the deposit scheme TDS, which should have been resolved early in November 2023, and now they have still not paid (far far past the 10 day expected time!). Infuriating.
