This is a terrible business, we leased a place for my daughter and they have failed to manage any of the issues faced in the property as well as allowing people to twice enter the property without approval giving me serious concerns about her safety. On the first occasion they entered her room and moved her stuff about so when she returns back she was scared stiff. The management are uncaring. unresponsive and unhelpful. I am now seeking legal action against them for trespass and harassment when it all could have been resolved by a simple phone call. Avoid them at all costs. Updated 23.1.26 Today, another person entered my daughter's house without permission. As you can see from the comment by Eightfold below, they would rather try to be clever and ignore the issue as opposed to resolving it. I am not the tenant but I am the guarantor and I pay for my daughter's lease, making me the client. I am glad that the comment in response from Eightfold below goes to show exactly how much they care about the safety of their tenants and their focus on avoiding resolution.

I had a good experience with Eightfold. I spoke to Dan, he was kind enough to give me very helpful advice on letting. He was knowledgeable, honest and approachable. I recommend Eighfold for their experience and manner, and hope to do business with them in the future.

Absolutely shocking letting agent

Absolutely shocking letting agent. Please do not rent a property from these clowns. Never mended anything in the house. My son was without a shower for a whole year, meaning 6 shared one shower. House was dirty when they moved in and rubbish left in rooms. Shelves were left hanging off the walls all year - no one ever answers emails and then empty promises on the phone. Landlords, also beware, this is your reputation too - and Eightfold don't care.

As a buyer, the level of service I received from Eightfold Estate Agents over the last 3 months has been exceptional. Robert Hawley and his team were absolutely brilliant. Highly professional and knowledgeable, nothing was too much trouble and crucially for me during what can be a stressful process, my queries were responded to quickly. I am so impressed I’ll be using Eightfold’s services again in a few weeks to rent the property out. No better endorsement than that.

Awful and unprofessional

Moved out in September, expected the deposit return process to be smooth and simple. Instead, they took months to send the check out report, and then claimed we owed them money, took months to respond to one email, and only responded once they were threatened with legal action. Overall incredibly unprofessional and unhelpful. They didn't even bother to fill out the deposit return statement properly, and once we pressed them on this they admitted they added charges that didn't exist. Definitely would not recommend to anyone to use this agency.

An absolute disgraceful company. Never have I seen practice like this before. They are trying to milk every last cent out of tenants. Bad and very slow communication and did not address mould and damp issue. Update after they replied: I definitely have been a tenant of yours - unfortunately

We had a wonderful time. The property was perfect and couldn’t have wished for a better location. Just open the front door and you are in the middle of Brighton’s Lanes. Full of antique shops, bars, restaurants and walking distance to all the sights that Brighton has to offer. Short walk to Brighton seafront. Would stay there again without hesitation

We use Dan and the Team to manage our properties and that's exactly what they do , no nonsense , rent comes in, maintenance dealt with . They also achieved 47% more rent than we were getting by managing it ourselves . Happy days . Update 2 years on we have a tenancy turn around and the level of service and detail to get the house ready, with garden maintenance, decorating, cleaning is just awesome , like having your own team of Jedhis thank you team

I rented a 6-bedroom property as a student from Eightfold in September 2024. We walked into the property to find multiple bags of rubbish in the front garden, no running water in the kitchen, several pieces of furniture broken, a broken oven and a broken dishwasher. These issues took up to a month to be fixed with no regard for the tenants. Throughout the tenancy, we also had many issues, from a leaking shower, broken furniture and even a dead rat under the floor in a bedroom and a rodent infestation in the walls. The dead rat came with a horrific smell, meaning the tenant wasn't able to sleep in the room for 2 months. This was reported to Eightfold, and they refused to do anything about it and offered to buy an air freshener. After constant hassling, they sent a builder to throw some concrete in the gap next to the house where the rodents were entering. When the time came, and our tenancy ended, they tried to take over half of our £5000 deposit for ridiculous "issues". They charged £300 for dust, £240 for a worktop that was "replaced", which we later found had never been replaced. Also, if you rent with them, do not choose their bill package, as they will hit you with a final "bill" that is inaccurate, and they cannot provide any evidence for these utility costs. We had to raise a dispute with the TDS in order to get our deposit back, and after 4 months of negotiations, Eightfold were not able to provide any evidence to the TDS, and we were awarded our entire deposit back. As a student in Brighton, do not rent with Eightfold.

Eightfold will not return your deposit and leave you to live with rodents

Dan and the team are without doubt the best agents I have worked with. Each member of the team is solution-driven, proactive and very honest - three qualities seriously lacking in this industry. As an example, I was let down by other agents who unfortunately left one of my properties in a terrible state. As soon as I instructed Eightfold, the team sprung into action and helped me turn a loss making property into a profit generator. Their connections with Brighton & Hove Council as well as various institutions in the area who offer tenants are excellent. On personal note, each individual I have dealt with has been friendly, charming and there to help make my business a success. The eightfold team have been fantastic during the COVID1-9 pandemic. Dan was responsive to our concerns that as students, we would not be able to return to the property due to online learning and being unable to travel back to our university accommodation. Dan was helpful and understanding and was quick to find new tenants. Dan worked hard to get things moving as quick as possible and within a matter of days we were all moved out. Eightfold were quick to respond to any queries and we had our full deposit returned. Would highly recommend. We have had an excellent experience renting with Eightfold. The team were quick to respond to any maintenance requests we made and were in regular contact to ensure issues were solved. Dan was extremely helpful when we raised concerns about not being able to return to the property due to the COVID-19 pandemic. He quickly found new tenants, who were able to move in within a week, and our full deposit was returned. We had a much better experience with Eightfold than with another student lettings agency in the previous year, so wish we found them sooner! In short: If you love rats, black mould, endless leaks, sub par maintenance, collapsing ceilings, theft of half your deposit & pathetic customer service then Eightfold are the perfect landlords for you Longer: We had issues throughout the tenancy at 60 Riley Road, our shower would leak through the ceiling of our kitchen causing issues with the electrics to the point that it finally tripped all the electrics in the house resulting in an electrician turning up and putting the lamp in the kitchen in a binbag with gaffa tape round it and leaving it like that for 2 months. Then there was mould all over the property, severe damp, constant humidity problems, rats under the sink, etc. Then at the end of the tenancy they gave us a check out form riddled with inaccuracies & falsehoods. Then they kept gaslighting via email claiming I didn’t know what I was being charged for (which was why I was emailing them as they didn’t give the detailed charge list until I got the Tenancy Deposit Scheme involved). They then dragged this out for weeks constantly taking the maximum allowed amount of time before getting back to us with anything. Billed us £70 (negotiated down from 90) for a garden they refused to provide us any gardening equipment for. They also falsely claimed the oven was so dirty it needed an additional £45 cleaning fee to sort (they reluctantly removed this when I showed photo evidence it was professionally cleaned prior to us moving out) they also had to half the cleaning fee after claiming it wasn’t professionally cleaned despite invoices and photo evidence. And that’s not even getting into claiming we installed a mirror that was in the check in form or accusing us of installing the doorbell cable lol. Thankfully after months of back and forth with the TDS the deductions were halved and we got back an extra £100 per tenant. To avoid. PS. Next time don’t be so rude via email, you never know when you might run into someone petty enough to take you to the Tenancy Deposit Scheme like I did.

Eightfold were extremely difficult to deal with throughout a purchase application. Their sales staff were always slow to respond and had brought the property to market knowing that there was incomplete documentation in place (no HMO License). The property that they were selling also showed signs of neglect, which was managed by their lettings department. I have been forced to lodge a formal complaint

If you're a student that values your sanity, don't use this company! So unprofessional, barely responded to emails (response time average about a month). Paul ignored my request to provide receipts for charges to the deposit which is a legal obligation if requested. Took about a month after we moved out to get any update on the deposit, I called multiple times and the guy on the phone had no idea what was going about the situation. So disrespectful to students, felt like they purposedly ignored me just because they knew I was a student and therefore assumed I would just accept their delusional deductions to my deposit. Quickest response time I've ever had from them is them responding to this review to protect their dignity.

Hi Kirsty, thank you for taking the time to leave a review. You are provided comprehensive paperwork along with the landlord's proposal for your deposit. Within this paperwork pack (and before the proposal itself) are clear instructions on how to proceed if you are unhappy with the proposal, including how to open a dispute with the deposit protection scheme in which your deposit is protected. Had you been unhappy with the proposal at any point, this route is available to you, and was highlighted on more than one occasion, as we know a number of our tenants may not be familiar with the process. Instead, you accepted the proposal and have now taken to a public forum to complain about it, which offers you no resolution whatsover. If you feel we have fallen short, please get in touch with us and let us know what more you feel we could have provided in order to guide you towards your options in the event you are unhappy with a deposit proposal. I would also note that we do not make decusions on deposits, we are simply the agent between landlord and tenant and present both sides to the parties, before facilitating a presentation of evidence in the event of a dispute.

Moved in to a recently painted flat (in April) which was clearly covering up lots of mould in the flat. After 4 months of requesting for fixes on numerous things; broken back door letting in water, fan in bathroom not working, rendering on exterior of property bust ETC.. nothing had been done (the request was during summer when the weather was reasonable). A dehumidifier was offered 2 months later after pestering them about the request but this has had a limited impact to all of the mould in each room. We could fill up a dehumidifier within 4 hours in certain parts of the room and this was the only immediate solution they gave. This is now affecting my health and the agency have not been able to document any of my issues positively, asking for photos a number of times when they were in a previous email etc... not documenting the issues correctly. During this whole process I have had limited contact from the agency, and the maintenance team have been better after going in, in person. There were however promises made about getting these issues resolved, and although there was no time frame mentioned, two months and no contact is not good enough. Will be moving out ASAP because this is negatively affecting my health, with all the moisture and mould spores in the air.

We have just had the most amazing experience staying in The Fisherman's Cottage, right in the heart of Brighton for a week. It was like stepping back into history, but with all the mod cons. Walking out of the door, surrounded by buzzing restaurants, bars and shops was a dream come true. Dan has been nothing but great the whole year. Not only was he quick to rectify my issues with one of his employees but he also kept regular correspondence during the whole ordeal. I have edited this review to reflect his quick response and prim and proper conduct. If you have any issues with the estate agency simply contact Dan and he will quickly rectify any issues. I definitely would recommend eightfold as they, other than one, have all been lovely and helpful throughout the year. I will definitely be using them again once I'm back in brighton. I will leave the original review there for transparency sale to show how much Dan tried to help me out in my situation, and to show that not ever7 review is as black and white as it may seem. Note, the following review is outdated and has been changed: Throughout the year I've had a decent cordial relationship with the staff at eightfold. However, last week I called regarding my houses deposit and for any advice that Dan could provide. Instead of aiding me, Steve, who "knows nothing about deposits" wouldn't let me speak to a member of the deposits team and laughed at me when I asked to speak with Dan. I then asked what day I could call to speak with Dan and he said that he "just wouldn't tell me" and laughed again. This is the same estate agent who didn't know anything about a house he wanted us to move into, and even told us wrong information that Dan had to correct. Disgraceful, unproffesionalism at its finest, had I not had this interaction with Steve I wouldn't have left a poor review, it would have been decently positive. But every single interaction with Steve has been negative and really makes me realise that for a good eightfold experience it's really down to whoever answers the phone. It really does explain to me why there is about 50 percent negative reviews.

Poor communication and terrible customer service. Update: I can see Eightfold management replies to my review. I, fortunately, never had any contracts with Eightfold Property. I had three contacts with your advisor who couldn’t care less about my enquiries. That’s why I went with other agent. Hence a one star review. Your reply however shows how poorly you run your business. You got the wrong person.

This seems rather ironic, considering the number of phone calls, emails, and letters that went unanswered between you and your son, and your inability to pay rent on time, or in full. There is certainly a lot of poor communication here, but it was rather one sided.

Me and my group had the worst possible experience imaginable with Eightfold Property. If you are a student (or otherwise) looking for properties to rent in Brighton, avoid this company. In our experience, terms that were clearly expressed previously by them, both written and spoken by the lettings manager himself, were later made out to be mere “mistakes” and so deadlines for due payment were drastically changed. They scoff down the phone at you when you enquire about terms of contract, and on one occasion we were hung up on by them. They are poorly trained in customer service, exceedingly ill-mannered and a both a disservice and waste of time to anyone with a genuine interest in seeking out property in Brighton. Edited: I am revisiting my previous review to affirm that I have no regrets about my initial assessment of your service. Having rented with other agencies during my second year and now privately in my third year of university, I've found them all to be more graceful and professional than your agency could have ever been. The countless other one-star reviews seem to agree with me. Contrary to your claim of a 'saga,' we consistently kept you informed of the situation and updated on every change of circumstance. Having now experienced renting with other agencies and landlords in the Brighton and Hove area, I can confidently stand by my initial review. There are indeed more reliable and professional agencies available. I sincerely wish you the best of luck in enhancing your customer service and professionalism!

Hi Manvir, thank you for taking the time to write a review. We do however, find these comments a little rich. To clarify. You secured a student house with half of a group, and were given deadlines to meet to complete paperwork, which were clearly detailed in the emails and paperwork you were given. You failed to meet any of these deadlines, or even manage to complete your group for the property, meaning the property had to be relisted. Your group were consistently passing us different excuses and looking to change deadlines, which we accommodated on several occasions, before having to cancel the proposed deal, when it was clear you could not meet what was required of you. We apologise if you were unhappy about the levels of patience from our staff, but they are only human and this entire saga was more than a little testing! We wish you all the best in your onward property search, but would suggest you get everything you need together before searching in future.
