GoogleWe have been so impressed by the professionalism and service we have received from Anthony Lettings in finding and completing on a property we are now happily living in as tenants. Marc, was so helpful and efficient in his handling of our recent move. From beginning to end communication was exemplary, not to mention how friendly and helpful we found everyone. GoogleMy husband and I have rented out 2 flats in Hertford with Marc and Linda and Anthony Lettings for 22 years now! The flats have always let quickly and the team are extremely responsive with any issues or maintenance concerns that need sorting out. We are only now parting company as the time has come to sell the flats but I would thoroughly recommend Anthony Lettings to anyone and everyone. GoogleI have been renting from this agency for the last 6 years. This is the best letting agency I have been a cross ( and believe me I was with few of them) Marco is very professional and calmest person I know so is his team. They always dealing with any problem at the flat right away. Strongly recommend!

GoogleWhat can you say about Anthony Letting, only that they are the best letting agents around! All my rental properties are with them and have been for at least sixteen years and without a single problem! They take care of everything making being a landlord totally pain free! So if you are looking for a letting agent with friendly staff that know exactly what they are doing then l can wholeheartedly recommend them.

Special thanks to Linda who is so responsive and efficient with all emails and any issues are always sorted promptly. GoogleBe carefull !!!!. They were professional as long as I continue the tenancy and showed their real face when I checked out. They tried their best to loot all my deposit amount showing many silly reasons, fortunately Mydeposit scheme saved me and they assessed completely and sttled most of my deposit amount. I don't recommend Anthony Lettings as I have never seen such a greedy Lettings.

Hi Vara, In response to your review and with regards to the adjudicator’s decision, we have questioned this with the deposit scheme, and they are currently looking into it. There is a possibility they may well override the adjudicator’s decision and reimburse us accordingly, of course the reimbursement will come from the deposit scheme and not yourself. Greedy and looting is not terminology that Anthony Lettings are associated with, so I am sorry you feel this way, however as Agents we have an obligation to our client that the property is left in the condition in which it was found subject to fair wear and tear. Unfortunately, in this instance this was not the case, and I am sure you would agree it would not have been fair for the new tenant to move into a property which was not clean and in disrepair. We would like to point out that the initial inventory and the end of tenancy check out report were conducted by an independent third party. Finally, I would like to politely remind you that we did, with the landlord’s consent, accommodate your request to terminate your tenancy early and in turn, saving you a substantial amount of rent. May I take this opportunity to wish you all the best for the future.

GoogleI have been a tenant with Anthony Lettings for 1.5 years until few months ago. They are professionals to a certain extent but I have had few issues with them especially maintenance issues and they never apologized for them. - bad insulation: the 2 doors were poorly insulated (cold coming!) and I had to insist twice so they finally accepted to fix it as they asked me to do it myself in the first place! - electric hob: the old one went out of order and I had to wait nearly 2 months to get it replaced - the toilet flush had to be fixed 3 times - floor creaking in certain places including the fact that one can hear the neighbours walking and creaking! - could hear the neighbours talking in the bedroom - they did not tell me they was no parking space available around so I had to apply for one, it took 2 years for the Council to get back to me and agree to give me one but I had already left and it is around £300 a year, so everyday I had to walk to my car for nearly 10min, thats unfair they should have told me - in the tenancy agreement it is written the house has to be cleaned professionally, cost around £250, of course they dont mention that to you explicitly when you move in....so I decided to clean it myself to a good standard....of course it was not enough and they took check-out images, very nitty-gritty because... - in the check-in inventory they took 720 PICTURES to make it absolutely impossible to clean without them picking something so you have to use professional cleaners, never seen that before, it is basically an hidden cost they don't tell the tenants (like the parking) - in the end they deducted around £350 out of my deposit ;( ...I left a freezer in the shed and there was 2 scratch marks on the wall in the bedroom and they charged me more than £100 just for moving a freezer and a quick tiny paint on the wall, if they agreed to leave me more time I would have done it but they did not...I had such a short window to move in and out as the new flat was being refurbished I have asked then a symbolic gesture from my deposit ( a couple of bucks) for all the maintenance issues and stuff but they did not care so here we go I am venting my disappointments here on a google review. This 1b house was absolutely not worth the £925 asked for the rent, thanksfully I am now in a nice refurbished flat near Hatfield, cheaper and higher standard. Too much greed in this industry.

Dear Ben, We value all feedback good or bad as we continually try to improve our service. However from looking into your review, I cannot seem to find any previous tenants under the name of Ben Gallet although based on the check out information you provided I believe you may be using a different name. We prefer all complaints to come to us directly so we can try and make amends where possible and avoid any tenants leaving with a bad experience. I would like to address some of your issues you raised in your review. To address points 1, 4 and 5 of your review, the property you resided in is a 200 year old cottage therefore inadequate insulation, creaky floorboards and other quirks such as this are to be expected in an older style property. Electric hob & leaky toilet - These maintenance issues were dealt with as you stated. The property is located in a permit only street down an alleyway. There are sign posts as you enter the street to state you require a permit. We also highlight on all of our online adverts the parking at each property and have evidence of this. Although we try to ensure all relevant information is provided to tenants, there is an element of responsibility tenants need to take on themselves. When signing a legally binding contract to move into a property you should always ensure you have completed your own research on the area and parking schemes available (although this information was provided). This also refers to your comment on the rent as well. This was the asking price at the time of which you were happy to pay so I believe your comments on the rental amount is simply down to frustration rather than factual. All of our tenancies are professionally cleaned at the onset and we request it is returned in a similar manner minus fair wear and tear. We do not stipulate you have to use the cleaners we recommend however from experience, self-cleaned properties are not often to the standard of a professional clean. This leads to delays and additional cleaning (at further costs) to return the property into the same condition. The freezer that was left in the shed needed to be moved back into the house as per the original inventory and therefore an additional charge was incurred as a contractor had to visit. I believe all the points above could have been explained to you directly as I feel this is a misunderstanding on your part of how the letting industry works. I would also add if you were unhappy at any point with the deposit release procedure you had the opportunity to dispute the costings put forward to you of which I note you did not at the time. This led us to believe that you were happy and agreeable to the proposal. I’m sure you will see from the amount of positive reviews we have and the fact you commented on our own professionalism will highlight that we are experts in our industry. Please also note that any negative reviews (and there are not many) can all be categorised as disgruntled tenants that have had a bad experience after vacating a property of which we have answered each one with a similar explanation. We appreciate we cannot please everyone and difference of opinion often plays a role when vacating a property and that is why we ensure we carry out professional inventories (often 90 plus pages long - and of which you had 7 days to make any comments and return) and a check out procedure to match. This helps to reduce any opinion as it is based solely on facts of how the property was when you moved in, to how it is left once you vacated. This is a tried and tested method to protect both landlords, tenants and the property. I hope this helps to add clarity to your review as to why certain actions were taken however please feel free to contact us directly should you wish to discuss further. GoogleMy partner and I had Michael Charles as our agent, who was extremely helpful right from the start. We'd been looking around a couple of areas with a couple of different agencies but they were abysmal in comparison to the service we got from Michael and Anthony Lettings. Michael even went out of his way to help us when we couldn't get down to view the property until after Anthony Lettings had closed for the day and he held on for an extra 30 mins for us with no issues at all which was much appreciated. Overall very happy with the service, very happy with our new place and there are a couple of kinks to work out but that's to be expected and couldn't be happier with the service these guys provided for us!
