GoogleARQ has to be one of the best estate agents out there, from professionalism to trust. Abs has helped me a lot from the moment I walked into ARQ Homes. I was asking for help on how to grow as a business. I could see his passion and he inspired me more. Right now my businesses are doing quite well. What I especially appreciate about him is that when I met him he said he wasn’t his normal self as his dad passed away, yet he still made time for me by giving me business ideas, knowledge, how to build trust with clients & overall how to get more money. I’m glad, I came across ARQ Homes and feel we will be friends for life. You’ll see what he’s like, if you meet him, he’s that kinda guy.

GoogleBrilliant company with an amazing owner. I'm a 21 year old aspiring property entrepreneur and my mum saw a post on the Next Door app and suggested I reach out to them. I sent them a message on Instagram and they came back very quickly. Before you know it I was in contact with Abdul (the owner), and we organised a date to meet up. He brought me down to the shop and showed me around. We then went out for lunch where he told me about his story, self-made business, and gave me valuable life advice which will help guide me as I grow. Even though I haven't dealt with anything property wise with Arq Homes, I'm confident that the ethos and moral compass of this company reflects in the way they treat their clientele. Great bunch of people.

GoogleHi all. My names John and I don’t live in London. I’m an executor and one of the beneficiaries of a property in a probate sale. Originally I went to the local agent in Beckton near Asda’s if you live locally you’ll know where I mean. I believe he was dishonest in how he dealt with me. For eg I was told the property wasn’t essentially mortgageable a personal buyer would have a retainer from the mortgage company as it needed a complete refurbishment (property only 43 yrs old) and ideally needed to be a cash buyer. They then very quickly before advertising at a recommended 300k had a cash offer of 300k who needed to move quickly. Things didn’t sit right with myself and my wife at all. Thankfully I spoke to my solicitor about it who said you should use ARQ Homes. The moment I approached Abdul it was different. The advice he gave me challenged the previous agents narrative and he exposed a report that hadn’t been done which I had paid for. It was all shocking really. He gave me a commitment that very day to say I will show you how an estate agent is supposed to do their job and he certainly did! With daily updates either verbally , WhatsApp and email. He drafted a fantastic and honest advert for the property and within 1 week and just 2 block viewings we received 5 offers one 77k more than what the previous agent was offering us. As you can imagine we were delighted and more than ever had made the right decision in cancelling the previous agent. We were invited to Arq homes to go through the offers and ultimately chose our buyer. He was a first time buyer and a lovely fella but definitely needed guidance . Let’s just say Abdul held his hand tightly every step of the way throughout the process. Sellers are led to believe by agents, oh it’s all straight forward etc. well common sense tells you buyers will be nervy spending thousands and they will often choose their own solicitors who will represent the buyers view, which would mean sellers could be compromised. However, not with Abdul he took on the buyers solicitors and often put him in his place. He even questioned his work ethic. The buyer expressed annoyance with his own solicitor too in parts of the sale. I believe this is down to Abdul’s experience. He’ll do whatever it takes to ensure solicitors oblige in doing their jobs properly. I know my buyer often asked Abdul’s advice rather than his solicitors, such was his lack of confidence. Abdul would often answer my questions and offer advice without the need to bother our solicitor. As I’m not local to Beckton , I was able without having to make regular journeys trust Abdul and leave it all in his capable hands . My wife actually asked him today how do you deal with the undue stress the job entails? She told him not to change from his principles and it’s this that defines him. So if you’re looking for a principled agent to sell or buy a property . Something the industry is not known for then you must use ARQ Homes. Also definitely go with his recommendations for the right solicitors as that is a key component in the selling/ buying element. Thanks again Abdul and all your staff at Arq homes . GoogleI requested a property viewing and completed all the necessary forms, only to receive an email at 5:28 PM for a 5:30 PM appointment, just 2 minutes’ notice! What a joke. Obviously, it’s impossible to make it on time with such short notice. I went in the next day to follow up and spoke to Mr. Rafiq, who told me he was too busy and couldn’t accommodate me that day either. Since then, I’ve been waiting for 4 days with no response whatsoever. This kind of service is completely unacceptable. Mr. Rafiq showed no professionalism, and the overall customer service has been extremely poor. I wouldn’t recommend dealing with them

GoogleDon’t recommend any of the tenants to go with this agency . Absolute cheaters. They hold my deposit before . When i went for signing the contract Landlord came with some extra terms and conditions . Which we cant agree to and she left. We didnt even sign the contract. Lack of communication between landlord and agent. We asked some reasonable questions landlord is not accepting. Even staff members convincing her which she is not accepting. We already homeless on that day. They just playing around. When we left to search for hotels to stay already its late. They called us after 2 hours to say that landlord accepted and going ahead with contract we gona lose the deposit money.which is not correct. Because they made in to last minutes we gave with high rent to different rooms to stay . Really bad service . Even from the time of viewing the house . They told us to come at 3pm . We cancelled our shifts to view . Then 1 hours before the viewing they called because landlord got some programs. And after a week again they arranged a viewing. Suppose to be at 2 pm and they came at 2:40pm . I suggest everyone please be careful

Its a comprehensive reply to these allegations against our good name Dear Mohammed Rojin Thayattuchira, Fathimath Nahla, Shafeeq Moonelil Pareed, Misna Jalal & Muhammed Shahal Kizhisseri, Firstly, thank you for your reviews as this portal is a platform which helps evaluate and measure performance through genuine and accurate reviews. However, this is a case of disgruntled clients leaving extremely inaccurate, unfair, and sinister reviews, you and your associates are attempting to defame and malign ARQ Homes by leaving these 1-star reviews and posting false claims. We are an organisation who are regulated by ARLA, a member of The Property Ombudsmen and adhere to government guidelines & legislation. The mere thought of jeopardising our credentials and reputation over such a case goes against the grain of our ethos. We operate a very professional outfit with transparency being at the forefront of our organisation, clearly demonstrated by a 4.9-star rating, which is not achieved overnight! There are two sides to every story. Our detailed response is an accurate account of how we handled your proposed tenancy process. We have written emails (so not just verbal conversations) to confirm how we work to verify our professionalism to both Tenant and Landlady. The Facts: The £570 which you are referring to and forfeited was a property reservation payment/ holding deposit (equivalent of 1 week rent, £2,550 as per governmental guidelines). The terms of the property reservation payment were made very clear to you at every stage of the process. You were informed that the amount of £570 will be fully refunded without any deductions if the landlord declines your offer but in the event your offer is accepted subject to referencing and thereafter you decide not to proceed with the let of the property then you will forfeit (lose) this amount. Initially, you were informed of the property reservation fee and its terms in an appointment confirmation email sent on 15th August 2023, for the booked viewing appointment. The second time we informed you of the property reservation fee and its terms was at your first viewing, which took place on Saturday 19th August 2023 (weekend), not on the weekday as you stated. After you viewed the property and showed interest to proceed, we requested you to complete the property reservation form with your details and your tenancy proposal, including full disclosure of any interest and any set conditions for the landlady, before she enters into agreement. Again, we informed you over the phone regarding the property reservation fee and its terms (including the potential of forfeiting £570 if you later withdraw your interest) This was also informed in person to Muhammed Shahal Kizhisseri, who visited our office on Monday 21st August 2023 after which you made the payment of £570.00 to ARQ Homes via bank transfer. We subsequently communicated your offer. The landlady expressed her wish to meet all prospective tenants in person before formally accepting your offer (subject to referencing), as the let was going to be managed by the landlady herself and ARQ Homes were only introducing the tenants which was also informed to all prospective viewers during the viewing appointment. The landlady and all the prospective tenants who were moving into the property, met her on Saturday 26th August 2023. On Tuesday 29th August 2023 (since Monday was a bank holiday), the landlady formally accepted your offer; we communicated this to you; and commenced the referencing with your given approval. Again, the terms of the property reservation along with the referencing documents; and the move-in balance was all clearly stated (reply continued on Mr Kizhisseri' s review)

Abdul was a true gem provided an excellent one-to-one service when dealing with us. As a result, it was really easy to resolve any issues that we had faced and he was always willing to help, if there were any questions that we had. Furthermore, he was very prompt in getting back to us with enquiries and as a result the process was very easy and smooth. I would definitely recommend their service and would consider them if we were selling. Ali also provided an excellent service, advising and guiding us on letting out the property.
