Hi Mr MOAS. Thanks for you review, albeit it is one star, which we feel is totally unjustified. The good thing about the way we work is that everything we do is transparent. We are an ARLA regulated agent and adhere to all letting protocols incumbent upon us. Any fees are transparent and are available to see on our website and displayed within our office. You say that you were never informed of a 'Reservation fee' prior to viewing. We enclose a copy of the email (below) that was sent to you prior to viewing. It is sent to all our viewing tenants and we have never ever had a complaint from anyone about our procedures. If anything, it is pretty clear in terms of how we work. We never charge any fees to Tenants, that's against the law, so clearly if there is any misunderstanding, then I am afraid its on your part. The law states a payment equivalent of one weeks can be applied in the event a tenant wishes to pursue a property. The amount actually came to £369.23, however my office wrote to you stating £350.00 would be acceptable. There is no way we would charge £350.00 to show a house. Come on, that's ridiculous and totally against the principles we stand for! If you are referring to the property reservation fee of £350.00 then please note that it will be fully refunded if the landlord refuses your offer or fail to respond to your submitted offer within 48 hours (minimum non- working days) of the offer submitted. If your offer is accepted then this £350 will be deducted from the total movie in balance (advance rent and security deposit) payable at the signing of the contract. If there are any further enquiries, please do not hesitate to contact us. Its very clear Mr MOAS that guidance was in fact given to you twice. If you disagree with paying a 'reservation fee' to initiate negotiations with a Landlord than that's your prerogative, however, this is a core way of working for all professional letting agents. The irony is, sadly, that in our quest to help you, my team showed you the property, followed up replies with emails with you, where they demonstrated 100% professionalism, yet you still chose to criticise our way of working! Readers/ Tenants: Can read these two emails and its easy to see that our communication in very clear to tenants. Landlords: If you are reading our reviews. You employ us to ensure clients follow a clear 'reservation fee' committal and referencing process, which we clearly do. I would ask you to remove this unjustified review as we do care about our service and our good name. Feel free to call me if you wish to discuss. However if you chose to leave it, then hopefully people will see straight through it, as every tenant adheres to this process. Tenants have in fact, over the years, left numerous 5 star reviews praising our honesty and simplicity towards helping them find their perfect homes. To complete a purchase in 7 days is unheard off, so it gives us great pride to be a part of it. Lesson: Buy from an estate agent who knows what they’re doing and use their supporting solicitors who will be equally geared to get things through.
