My property in Downham Market became vacant at the end of January 2021. This was during the second Covid lockdown and I was not able to travel to Norfolk to look at the property or to arrange for the repair and redecoration works to be done prior to the property being re-let. Ben Penfold at William H Brown was very proactive and on my behalf sourced a number of quotations from local contractors and he advised me of progress as the works were being undertaken. The Estate agent itself was nice, however they could have done their due diligence on a oldish house in the Ferry farm(Cambridgeshire/Norfolk)...the owner clearly kept it from us that house was underpinned. We the naive buyers paid out from our pocket to find out that the house was indeed underpinned. Wasting our money and time! Second time this is happening with us, where the owners clearly deceiving buyers!

I have rented several houses and bought two in my time so I have had many dealings with estate agents. I haven’t always been best pleased. When renting a property recently I couldn’t help but be bowled over but the sheer efficiency and friendliness of the staff at William H Brown in Downham Market. Especially Ben. He made EVERYTHING run so smoothly and took all of the stress and fear out of moving home. (it’s not easy renting with a dog) I was moved in within two weeks without a single hitch. We have recently had to move and needed to find somewhere quickly. Ali has been brilliant! Convinced us to view a property we weren’t sure on and we loved it once we’d viewed. She has been nothing but helpful throughout and always got back to us promptly after any queries we had. I have had to give 2 stars as Ali aside, we have found the fees seem incredibly high - we have paid just over £500 for referencing after having to provide a guarantor (although not needed from a credit point of view) because of an issue with the referencing agency wanting a self assessment - which after speaking to an accountant - is physically impossible to provide until 2019, however it was then decided by management at WHBrown that the only way around this was to provide a guarantor (costing us more money). There were also numerous miss communications when it came to the referencing (a credit check and a couple of emails) after being advised certain information wasn’t required, to at the last minute be told it would infact be required, which held things up in terms of getting an actual confirmation that we would be moving in to the house - with confirmation finally received less than 2 weeks before our move in date, leading to issues with needing to take time off work last minute. Overall we have found it to be more stressful than we felt needed on top of an already stressful last minute unexpected move, with miss communication between the agent and the referencing company playing a major role. We personally would probably try to avoid using WHBrown in the future, but if we had to, Ali would be our go to as the issues we came across were out of her control and she has definitely been the one positive in an otherwise unnecessarily stressful move.

We decided to appoint WH Brown Downham Market as they seemed to be friendly and welcoming and we agreed a reasonable asking price for our property. Several people viewed our property, however later we had to show people round and once was sent some people that were meant to view a different property, not ours. There seems to be a lot of miscommunication at Browns, felt we had to keep chasing up for feedback from visits etc. We would like to thank Carla though who worked had for us to gets things sorted through to completion.

Both Richard Carter and Ben Penfold from the lettings department are not only assets to the Downham Market branch of this company but the company as a whole. I am currently in charge of renting out properties for contractors working on a project at RAF Marham and over the past 5 months I have rented a total of 8 properties from them. They have worked tirelessly to accommodate my ever changing (and often short notice) requirements and company processes. Viewings have been more than informative and both agents have answered every question or query I have thrown at them promptly and honestly. In my job I have dealt with a number of Estate Agents in this area who are all excellent but William H Brown Downham Market has been my first port of call for all accommodation requirements on this project and will continue to be my first choice agency for any further requirements that arise.
