Having used TOLA a few times I can thoroughly recommend this type of business model for the rental of your property for efficiency, professionalism, price and peace of mind.Yes, you do have to make arrangements to meet and show-round your potential tenants but you do get to see what they are like and they get to meet you. The result: much more trust and respect from each party to the other. I liken it to hiring a member of staff - would you hire someone to work for you without meeting them first?

I have used TOLA for 3 years now and their standard of care has been top notch throughout this period (which has seen 2 different tenants and also navigating change of tenancy due to a marriage breakup!). If I've ever had a query about legislation etc they've been very helpful to direct me to information I need. I would never consider going back to a highstreet letting agent who charged over 6% and each year and offered me half the amount of service I had experienced with TOLA!!

GoogleI have now used TOLA for several tenant searches and each time the service has been excellent. The process of advertising is straightforward and easy, the ad is usually live within a couple of hours, and the team is extremely responsive. Each time I have used TOLA I have found ideal tenants within a few days.

The agents were very helpful and did not mind the back and forth we have had with them, however, I found the experience to be somewhat stressful as we had to deal with a third party referencing company who did not work at the same hours as the Online Letting Agents which caused some friction and delays to our application process. It also meant that information was delayed in getting to us (or so it seemed) and with a fast turnaround wanted by both our new Landlord and ourselves, it made me feel quite pressured for time and I had to chase information from the agents (not their fault). I found the agents easy to talk to and very helpful when I had questions. I appreciate what this company is trying to do, as I like that we are in contact with our Landlord directly, and will be able to have a good relationship with him as we move into our new home. All in all, it was an OK experience dealing with the Online Letting Agents and I would likely recommend their services. I just wish there was an easier referencing process- but then I assume it's not much better elsewhere!

Been with TOLA team for almost 5 years for two of my rentals and have always received top quality service and advice at low cost compared to high street agents. The whole team is so dedicated, they make the process of finding and onboarding new tenants so hassle free. I've never had to chase them, they are one step ahead of me, leaving me to focus on my daily job.

GoogleThis is the second time I used The Online Letting Agents Ltd. It was easy and straight forward. They have handled everything very professionally and their fees are very reasonable. They took the hassle out of the process and all I had to do is show my property around and select a tenant, they've dealt with all the paperwork and the advertising. I would recommend them.

The process of uploading info onto the TOLA site was easy and just as importantly the customer support was super quick and efficient right through to the signing of contacts and registering deposits. And all for a very reasonable cost. Don't usually give 5 starts but well deserved here.

Once again TOLA (the Online Letting Agents) were excellent. From listing the property, through to supplying quality prospective tenants and the administration throughout. So effective and efficient. From agreeing an offer with the tenants it took just seven working days to complete the referencing, completion of the tenancy agreement and collecting the deposit and lodging it with the tenancy deposit scheme. They make life so much easier, a pleasure doing business with them

Brilliant company. So professional. Was inundated with potential tenants from the off so should have put the rent a bit higher!!!!! 40 leads in a week, let in a week.Easy to upload details and you get the tenant details by text and phone straight away unlike Mirus Properties (avoid at all costs) where it's days later and lead is dead. Their referencing is superb. I have 30 houses and I will be advertising them all with The Online Letting Agents going forward. I really couldn't recommend this company highly enough.

This is the second time I have used tola, and again they have been very helpful when ringing for advice. I was able to get a tenant in the same day as he applied, using e signing for the AST, much quicker and easier now. They were also able to electronically send the EPC and Right to Rent booklets with the AST saving me printing them out.I will use them again when I need a new tenant.

I decided to move to TOLA after several years of very stressful renting through a local high street agent.The old agent made life extremely taxing during the transition, but the team at TOLA have really shown "how things could be". They have been clear, responsive, and helpful from start to finish, and have made sure that all my queries have been answered.A great "human" service, where you feel you are treated as an individual. I'd definitely recommend them.

I have always used a local estate agent to market my rental properties…but won’t do so in the future. TOLA was brilliant from start to finish of the letting process. It was so easy to market my property and within a week (after a huge response) secured a tenant.

Someone recommended this company to us as we are first time landlords and am so glad they did. It has been hassle free and they respond very quickly - they also took us through the whole process step by step. Every step was quickly dealt with and we loved the fact that we conducted the viewings and met prospective tenants. So good we have also advertised our second property with them too. The fees are a fraction of using a high street agent . Use them - you will not regret it.

Once I had agreed to a tenant moving in the team quickly created our contract and took over the handling of the deposit. A superb, all encompassing service.

I used TOLA for the first time and I was a bit apprehensive before I decided to go try and rent my property using them. However, from the first contact to the end of the process the staff was very easy to work with, responsive, professional and helpful. I was able to speak to Gemma whenever I had any questions or doubts. Suffice to say my flat was rented within a week and for the asking price. I was slightly apprehensive wondering if this was too good to be true. Agents cost a lot and on the face of it TOLA seems just too cheap. This was our first rental and we thought long and hard about agent or non-agent letting. We decided that we had nothing to lose, other than the fee and if it didn't work we'd just swallow that and go with an agent. Having editorial control over the advert is great, allowing you to describe the property exactly as you want - without the "agency speak". The responses are all handled by TOLA, which is great as it weeds out any time wasters. I like being able to talk to prospective tenants, it's a lot more personal than getting second hand feedback. TOLA sorted all the references and kept me in the loop at every stage of the process. TOLA handle the tennancy agreements and I've sorted the deposit via an online TDP scheme. Done. Simple. Best value. I recommend them highly and we will use them again in the future.

I originally used an established local high street estate agent to market my property. It was a bijou new build apartment and should have been snapped up. After two weeks I withdrew it as I could not stand the lack of information and excuses. After spending some considerable time preparing a very detailed advert description on Word and preparing the photos in a folder I was able to upload the advert in one shot by pasting in the text and systematically uploading the photos. I say this because there is no facility to save the advert until later and continue, so you need to be prepared. TOLA were able to upload additional photos that I had emailed them. I purchased the gold service. Once placed and slightly edited by them I was bombarded by viewing requests. TOLA take the initial calls and are able to filter the requests to MY criteria. You receive an email with the candidates details and an SMS with their contact details and then you contact them to arrange viewings. Usually on the telephone you can make sure that both parties are suited to the viewing and rental prior to texting out the viewing address. I would say that you need to be quite organised in your calls and diary. Every person I called I entered into my phone address book with suffix TOLA and thus was able to send SMS with address, viewing date and time. Once let it will be easy to search the TOLA entries and delete the unsuccessful entries. The calling and viewing thing is quite tedious but then you are able to meet the candidates. TOLA do the rest with credit checks, contracts and handling. I have now been successful in the rentals and saved a substantial chunk in agents fees. Yes you need to devote some time into it but greatly rewarding and fantastic telephone support when I needed it and will most defiantly use again.
