I bought my first house from ALE in December 2019, when I was only 22. At the time this felt like a very daunting task. ALE took the stress out of the equation and made me feel completely at ease. Due to how impressed I was with their Sales Department, when I came to rent this property out late last year, I felt there was no better company to manage this for me and to make being a landlord as hassle free as possible than ALE. I had a general idea of what rental income I could achieve from my property. However, ALE and Verity in particular, surpassed that figure considerably. A feature of their service I was most impressed with was; whenever a viewing had taken place with either Anthony or Christine, they would ring me shortly afterwards, telling me about the potential tenants, to make me feel as if I was there viewing the house with them. If my tenants have ever had any issues, Verity has been quick to notify me, so that we can work together to rectify any problems and is always on hand if I have any queries. If I had to summarise Ainsworth-Lord Estates; they're professional, efficient, go above and beyond for their clients and treat you as an individual. In simpler terms, words do not do them justice!!

Very unhelpful. They told me they had contacted me to retrieve payment for finding a tenant, that is something they did not do as I found my own. I do not trust Paul Ainsworth, I hear a lot of stories about β€˜allegedly’ lots of unreturned deposits etc... I understand they don’t like the truth being put on here so they threaten legal action. I would hate for anything bad to happen to such an honest, fair and trusted estate agent.

Hello Nick.. Sorry you feel the need to leave us a 1 Star review, after you used our services. As you know we did what we were asked to. You then decided not to pay us and ignored all requests for payment which left us no alternative but to issue court proceedings against you. Surely this is something you must have expected especially as we gave you several advance notices of our intentions. Only when you needed the CCJ marked as satisfied on your credit file did you decide to make contact and settle the debt. All of this could have been avoided had you been more honourable in your actions and dealings with us. As for your several lies and libellous comments above about us being liars etc., I suggest you retract this to avoid further litigation. We don’t take lightly to such remarks. If any of the above was true you could have applied to the courts with evidence to challenge the judgement. And for the avoidance of doubt, this is both mine and my wife’s business and is in both our names. Paul Ainsworth-Lord

I met one of the staff when she was visiting the resteraunt I work at, we got chatting and I told her I was looking for a house around the area she sells houses in. Verity was great a lovely girl and gave me so much good advice i haven't bought a house before and she was great giving me advice. She is referring me to their mortgage person and she asked me to do this review which I am happy to do as she was very helpful and I feel like I know a lot about houses now. Especially since she told me you get a discount on the council tax if you live on your own I'm a single parent. They left me a tip and I'm so glad I spoke to her about my situation hopefully she will find me a house for me and my baby πŸ™‚

Excellent Service, very helpful, nothing to much trouble.

I Dealt with Anthony at Ainsworth-Lord Estates, what a nice guy, He came and valued my house and i decided to instruct him straight away really, very confident guy and wow so he should be sold my house in a week!!!! Nothing to much trouble met me after hours worked around me made everything so smooth. Wondering if this guy wants a sales job with me to be fair i thought he was that good. Highly Recommend will use Anthony and Ainsworth-Lord Estates again. 5 STARS EXCELLENT!!

Excellent service, I would recommend Debbie, and her staff to anyone in Darwen or the surrounding areas. I rent a property in the Darwen area, and am very happy with the service they provide, always happy to help with any problems. Over the Xmas period I had problems with heating and hot water. The team had this sorted within a few hours. I hope to buy in the next year, and I wouldn't hesitate using Debbie and the team. 5 🌟 keep up the good work.

I can't praise Deborah and her team enough with what they have done for me over the past few years. I contacted Deborah in regard to renting my house within the month the photos had been taken and my house was on, then within 2 months I had 12 applicants and together the right applicant was found. I have successfully rented my house out for over 3 years without any issues and now it is on the market and I have my first viewing. I really can't praise the team enough xxx

If you're looking for a nice place to live long term, Ainsworth Lord Estates Ltd is not a good place to go to. When I first viewed a property on Dove Lane, the house was freshly painted, but there was a dark patch at the bottom of the wall in the master bedroom. Paul told me that there had been a leak that had caused the wet patch on the wall, but I was assured that it would dry and that the leak had been fixed. As you probably guessed, that wet patch never dried, but it did spread to another wall, then from there, it spread upwards. I rang Paul for an explanation and he explained how much of an expert he was on condensation. Yea, LOL! He told me that the damp was certainly just condensation. When it rained, the rain would soak through to the wall in the kitchen and you could put your hand against it and it would be soaked. The heating never worked and the house was always freezing. On one occasion, I went down to the shop to ask if Paul could remove his tools and ladders from my kitchen, as they had been left there for weeks. Since Paul wasn't there, I gave my message to a young lady behind the counter and I can only assume that the message she gave to Paul was very different, as when I went back to the shop to pay my rent, his heavily pregnant with twins wife flew at me like a mad woman, screaming in my face to never again bad-mouth her husband. The shop had customers, so as you can imagine, I was very embarrassed. When it came to doing jobs, Paul would get people out, but would never actually spend money where it needed to be spent. For example, to appear to be doing something about the damp, Paul sent out a roofer, who told me that he couldn't understand why he was being asked to look at the roof, as the roof was brand new. I told the roofer that Paul believed that the damp in the bedroom and the kitchen was down to the roof and the roofer said, "The damp in the bedroom, that was there a year ago" he even knew which walls I was talking about without going into the bedroom. I wonder how many times Paul had painted over that damp? The heating was never fixed, despite different people having a look at it. When I left the property, Paul refused to give me back my deposit, so I had no choice but to take him to court. In court, I presented my tenancy agreement as proof that I had paid a deposit and when the judge looked it over, he said that it made no legal sense. Paul presented an altered and very professional version of my tenancy agreement, one which stated that I had paid a bond and not a deposit. Paul was claiming that my tenancy agreement was fake, possible something that I had downloaded from his website, or a copy of a copy. Thankfully, the judge saw through his lies and accepted my tenancy agreement as genuine. The judge blasted Paul when I presented receipts for my rent payments, which were all written on any bit of paper that Paul and his staff had to hand. I should have had a rent book, but was never given one. Avoid Ainsworth Lord Estates, as jobs won't be done, you will be spoken to badly and your deposit more than likely will never be returned.

I would agree, we are not the agent to come to if you do not intend to pay your rent and tell us a pack of lies as to why you can’t pay. To be correct.... you never rented from Ainsworth Lord Estates Ltd., but from a Paul & Deborah Ainsworth Lord as private landlords. I am pleased the court awarded in our favour, and feel sorry for your grandma who had to pay the debt off for you. Telling us that she had died was clearly not true and certainly didn’t impress the judge. Turning off the water and disconnecting the water pipes and wastes on the sinks and baths was a nasty thing to do and resulted in serious damage to the property.

Worst Estate Agents Around. They need to learn how to communicate with their clients. You never informed me with anything, so stop your lies. Gillian Spence Marla your Senior Letting Manager needs Customer Service Skills as she doesnt know how to talk to a customer. I requested a contractor to be sent out to the property Asap which you failed to do aswell as there were no follow-ups and nither any confirmation through emails that someone is gona visit the site instead so i assumed you didnt find anyone instead you bill me for something that i didn't require again and nither justified.You wasn't thinking i was gona wait forever for you imaginary contractor to turn up were you. And Thanks for nothing.

We have investigated this and we are sorry but we totally disagree with your comments as we clearly arranged with you for contractors to visit the house and you refused them entry which is where the problem arose. Contractors will unfortunately always charge for a failed visit which we cannot change.

Me and my partner have just moved out of our flat rented by Ainsworth Lord Estates. We’ve had the most wonderful experience with them. From the moment we were shown around, to the very end where Verity helped us find somewhere new, even though she didn’t have to as we weren’t reusing this estate agents (only for the fact that we were moving into an area where they don’t rent out homes). Verity Holmes has gone absolutely above and beyond for us, we were meant to move out sooner but the house we were meant to move into fell through and Verity cancelled our notice period for us and allowed us back until we found somewhere new. Verity Holmes is extremely professional and helpful whenever. As it was our first time moving out as a young couple, we didn’t set up our electric properly and Verity guided us how to set it up and helped us get it back up and running, again she didn’t have to help us with this as it’s nothing to do with her, but she still helped us. Thank you so much for everything you’ve done for us, we couldn’t recommend you more.

Note this review is for the Blackburn as I am being ignored by the manager there. If you are renting with the Darwen office you might be fine but my experience has been awful with the other one. AVOID AVOID AVOID If you are planning to rent one of their properties, please don't make my mistake. Firstly, I will start by saying the regular staff members are actually nice. They will help you during the renting process and can be supportive. HOWEVER, once you have paid and moved to the property is when the problems start. You start having to deal with the "higher" people who will give you a few problems and as other reviews clearly state, they won't actually contact you. I will talk briefly about my experience, as it is an ongoing issue and I want to keep some details until the case finishes as it is only escalating currently. Paul, who is also mentioned in many other reviews will happily give your contact details and more without consent to third parties and previous tenants. These people are not supposed to have any contact with you (more info will be added in a later review). If you need any repairs, you simply log them onto the app, right? yes and it's a good app except for the fact that the issue will be ignored for weeks until you contact a ludicrous amount of times (maybe 20?). Then they will get someone who is not fit for the job, so clearly aggress the problem is still not fixed. After that, they will not update you yet again and refuse to reply to any contacts. Again, I will add more in the future if advised by my solicitor, but in my case, this was a basic amenity which I went without for more than a month and counting. There are more issues but just trust me and find a property with one of the other many agencies out there. Possibly more to follow.

DO NOT USE! Absolutely awful service! I arranged an appraisal yesterday with Verity due to take place at 11am this morning. I sat outside the property for 10 minutes and nobody turned up. When I called their offices, they said they had been delayed and would be around 15 - 20 minutes. Had I not called, I would have been none the wiser. I did not receive any kind of notification about the delay. They did not show any remorse or regret. All I can say is they are highly unprofessional and I would steer well clear of them. I can only imagine how they treat buyers and tenants if this is how they treat sellers and landlords!

AVOID AT ANY COST! Paul, the director of Aisworth Lord Estate, highly recommended a surveyor he used regularly & trusted, for a property we'd offered the full asking price on. When the surveyor's report came through claiming it was not a mortgageable proposition, he instantly changed his mind about him. Paul said we should overlook the opinion & the identified repair work over 75k. Paul advised that we should now fork out for another surveyor for a 2nd opinion. His advice is comical. It gets better!! He took a deposit of 5k from us, explaining at the time that it was just a goodwill gesture to show we were serious buyers. After the report came through, we told Paul on 29th Sept, that we can not proceed, we asked him to return the deposit. Paul was now not forthcoming with communication, so my wife gave him a 1star rating. The communication instantly improved, she received an email threatening her with legal action for rating him. The prison attire is definitely not for her. πŸ˜† Paul claimed on 5th Oct, that he's been in talks with the vendor to prevent us from losing our deposit. My wife has trust issues when it comes to him & insisted we visit the vendor. It pains me to say it, she was right! On 8th Oct, the vendor confirmed her suspicion. We decided to confront Paul in person today. When asked why he still has our money, he said he would be transferring to the vendor this week. πŸ€” Paul said he was hoping to negotiate, he could offer us deal so we wouldn't lose our deposit. We asked him what he proposed. He's response "why don't you buy half the premises it would cost less". I can't stomach this man. My wife entertained him & asked for the price. Paul said 75k. Now for simple maths Surveyor valuation = 100k full premises Half premises =50k Paul's DEAL for half premises =75k I wonder if Paul failed maths Now for simple maths: Surveyor = 100k for full premises Half premises = 50k Paul's DEAL for half premises = 75K I wonder if Paul failed maths
