A fantastic value added service that you cannot ignore.

Using Urban Online Estate Agents allowed us to sell or property in a way that suited us. The setting up, the sales process and finalising of the sale was excellent with staff helping out were required along the way. Using associated partners such as Rightmove got the property 'out there' and as long as you are prepared to manage the sale process in relation to arranging home viewings and dealing directly with potential buyers, including the negotiations then the package is nothing short of brilliant. It will not suit all people and there will always be a market to use the traditional estat eagents, but if you a confident to use such aspects as 'on line banking' then why not opt for 'on line estate agents' you will certainly reap the rewards in reduced costs. Will I use agian, yes, 100%.

Fantastic service!

Before registering with Urban I called my local branch based letting agent to ask whether, bearing in mind my property always lets within a few days, there could be any negotiation on their rates. In the time it took them to call me back (a week!) I had registered my property with Urban, had 4 interested parties, 2 viewings, 2 applicants and the referencing for one of those applicants fully completed. Better service for substantially less money. I'm so glad my old letting agent didn't call me back!

Extremely efficient and excellent value for money.

This was the first time I have used an internet based estate agency. I found Urban extremely efficient with text and email updates. The people at the call centre were always very helpful and answered any questions I had in a timely and thorough manner. I am a new landlord and found Urban excellent value for money. They were able to guide me through every step of successfully letting out my property in a hassle free, convenient and cost effective way.

Hassle free and top value

Urban did everything a High Street Estate Agent could, but for a fraction of the cost. Urban charge a very reasonable up front flat fee, instead of a percentage, which really makes a difference for more expensive houses. Their agent arrived promptly to draw floor plans and take photos. We had lots of interest as soon as the house went on the market. We were really pleased that Urban handled all the offers and negotiations. Also, they were quick to answer queries and stayed with us right up to completion day. We really couldn't ask for more.

Efficient, value for money, easy to use and did what it said on the tin!

Marketing your house is a big headache. I was nervous about 'market conditions' and then about the price I could expect to get. I am happy with our local estate agent, they are a decent bunch - but the fees!!! I wasn't sure whether online agents were the way to go, but figured that most people look on Rightmove these days and that is basically the thing you're paying for, which online agents do anyway. Then there is the EPC, some photos and the For Sale sign. None of it rocket science. It took me less than an hour to get the ball rolling and things moved quickly and easily from there. I didn't find it any less personal than using a local agent - receiving several calls along the way to check progress. Most importantly, I got the viewings - and the sale. I think if you want a negotiator then you might want to think harder about the process, but for me I was happy to talk the price through with my purchasers and achieved 10K over what the local agent had told me to expect. No-one knows whether this is because market conditions had moved or not, but I felt it was more realistic than the figure the agents had suggested. What I do know is that I was happy with the one off agency fee I paid and feel confident that I got what I paid for, rather than paying for the agents high street rent. I would use online again and I found this site particularly easy to use.

Quite simply covers all eventualities.

This is a really flexible way to advertise a property. There are many 'packages' available to suit varied needs. I only wanted the basic package, and was a little daunted at the start, about the description, posting photos et cetera, but it turned out to be fairly simple. I did call them a couple of times to clarify some questions and the replies were clear and helpful. Hey in the end of the day it worked! what better result could there be?

Fantastic

Fantastic company. I sold my house this year and it has just completed. I was dubious about going online but am so glad I did. I chose urban sales and lettings as they were featured in the Sunday Times and had good reviews. They lived up to it. The customer service is excellent and they exceeded my expectations. The house 2 doors down was also on with a local agent and the photos urban took were far better, the appointment was booked quickly and the board went up within a week. I had to do the viewings myself which was tiring sometimes but again the house 2 doors down did about 50% of their viewings themselves as well, so there wasn’t much difference. When it came to offers they negotiated and the buyer commented they even helped with a few points on their mortgage. The sales has just completed and its all went very smoothly. I would use them again.

Save thousands, accelerate your sale

It's simple. Using Urban saves you thousands of pounds and puts you in control of your sale. You qualify potential buyers before they come through the door, allowing you to really understand their potential. Ultimately you have the confidence that who you are selling to is genuine, saving the heartache, wasted legal fees and time of entering into a sale which subsequently falls through. If you are wondering if people are surprised that you as the owner are contacting them and showing them around, the answer is 99% no. People actually seemed to appreciate the fact that they were dealing the owner, answering questions and giving detail that an agent wouldn't/couldn't be bothered to. I held an open day one saturday morning, which attracted a lot of interest both prior to and on the day. I had multiple full asking price offers before people had left the property and I am exchanging shortly with a buyer that fits my timelines perfectly. Oh yes, I also saved thousands of pounds in estate agents fees which has paid for half my new kitchen.

Brilliant company, why use anyone else?

We sold our flat in east london with USL in 2013 and they were great. It was advertised very quickly and we had enquiries within 24 hours. The photos were also excellent. USL did all the negotiating for us and got us a price that we were very happy with very quickly. We also sold a house with a high street agent last year and the only 2 differences were that they did a couple of the viewings for us and charged us over £3000. For the sake of doing all the viewings ourselves and saving thousands of pounds, USL is definitely the way to go!

Fast and easy

I have used USL twice now to advertise my rental properties after having a bad experience with another online advertiser. Uploading photos and the property description is easy and effortless. The property was advertised very quickly and communication from USL is very good. Enquiries from potential tenants are prompt and are even received over the weekend as well as week days (unlike another company I used when I had to wait until Monday to receive the weekend enquiries). I had to edit on one occasion and this was dealt with quickly and I like the "pause in marketing" which allows you to reference check the new potential tenant. In conclusion I will not be looking for another advertiser I will be straight back to USL.

Great value & exception service 10/10

I was recommended to use Urbansalesandlettings by a friend who used them to sell their house. I was a little unsure at first as their service offering and rates almost seemed too good to be true. However, after I did some research I quickly realised this was genuine. Thinking about how people search for properties in today's digital world, it's clear the majority don't spend time trawling estate agents windows looking at paper copies of house details but use online services like Rightmove or Zoopla to find their property. UrbanSalesandLettings have maximised this opportunity to offer an un-rivalled online service that not only matches what an estate agent can do but in my opinion betters it. Is this the death knell for the high street estate agent and their over-priced service? I think it could be! The website is easy to use and navigate and takes you through the selling process step by step. You can use their professional photography service and other add-ons to customise what you need. The great thing is you get to write your own description. no one knows my house and the location better than I do so I feel the most qualified to present my property in the best possible light. Once you have everything set up you activate the property and hey presto the world can see it. I did have a few queries and found their customer service department knowledgeable and helpful and sorted out any issues or questions professionally and with the minimum of fuss I can't recommend them highly enough. I sold my house in record time, got a great service and saved £1375 over a high street estate agent, what is there to fault? Well done Urbansalesandlettings

Value for money, quick, efficient and resulted in my private letting being sorted within 48hours.

This is a great facility to use, it gets you access to all the major sites which is the way most people look for lettings but it does not come at a ridiculous price or with any ongoing costs if like me you just wanted an intro service. I used them when they initially set up a number of years ago and they've now added more services (similar to the traditional agencies) if you want them but that basic service is a real winner. Also they've not raised their basic service fee by much from the early days and long may that continue! Don't get greedy US&L just keep making this easy for small landlords like me.

Quick, Easy and best of all effective I will use again....and again

I was looking for an effective way of advertising my rental property and was shocked by the potential fees charged by traditional Estate agents who had branched out to accomodate the rentals market, I couldn't see what they would be doing to justify the level of fee. All I wanted was access to the widest audience at lowest outlay. Urbans alesand lettings was perfect I found a tenant within 72 hours. Their communications were efficient, I spoke to an actual person who knew what they were doing and did what they said they would do, my property was delisted within 24 hrs of my request for example. I will be a returning customer I'm convinced that this is the future, no nonsense service, no add ons or hidden charges....you get what you pay for ...simple.

Efficient letting with an excellent service

Just what I needed for my property - no hassle advertising service at a very reasonable price. Everything online and sorted leaving you with full control on content. Text and email updates for interested parties to allow you to book you appointments at your mutual convenience. We ordered a sign board and this was fitted on the day the specified. Unless you really need the services of a letting agent to manage the appointments and the viewings there is really no reason not to use this service.

Blinkin' Brilliant !

I let two properties in London in no time at all. I have 7 properties and had 2 tenants handed in their notice at the same time, previously I have always used local agents, (foxtons!). This cost me 11% plus vat of my rent! I thought all I need is Rightmove and Zoopla coverage and I found Urban. The great thing about urban is there is genuine support as well  which is amazing for the price. One of my properties flew , loads of enquires let straight away, the other took some time… I called and moaned expecting no help, but not so.. they made some suggestions to change the advertising , sent me a 12 page competition report and loads of stats.. a few well-placed changes later and the enquires started coming in. One of the changes they suggested was so simple , change the rent by just £10 and you fall into the lower bracket on Rightmove, hence opening your property up to more people searching … it’s that kind of advice a landlord needs. Thanks Urban, I’ll be back

It's the best thing I could have done, it was a little nerve-racking at first thinking that there would be no middle man to buffer the people coming to the house to view; have a family member or friend with you. You need to be organised writing some mobile/landline numbers down if you do not receive emails as I didn't and keep to specific days and times for viewings, this stops the whole house selling thing becoming too stressful. Have a lowest price you want to accept in mind and "stick to it"!! The urbansale team are on hand at all time either by phone or email to cover any queries or concerns you may have. Have a solicitor on board and away you go. Give it a go it feels great when you've exchange knowing that you have paid a fraction of the price rather than the 1 or 2% charged by the high street estate agent.

A very efficient company

I found the service first class. Although you are booking via the website, e-mails are answered promptly and they are easy to get hold of by phone. The requests for viewings came by e-mail and text message, so you were alerted straight away and also had details you could print from your computer. All the details are also on your account on their website so its easy to keep track of everything and also make changes as and when you want. I asked for the for sale board to be put up a little later and this also happening exactly as I'd asked. I didn't deal with them much after this as I got an offer directly from the first viewers and dealt with directly from that point onwards. I will certainly be using them again.

Value for money. I sold my house to the first person who saw it the day it went up for sale.

I chose US&L as I wanted my property to be on Rightmove without having to pay through the nose for a traditional estate agent. I was confident with drawing up an accurate and attractive description of my house and priced it to sell quick. All I needed was the best web presence. US&L provided that but what really surprised me was the value for money EPC and floor plan and the excellent photos that were included in the package I chose. On top of that the website was very easy to use as was the text messaging and emails that arrived in huge numbers regarding viewings. The staff were always very helpful on the few occasions I needed their assistance too. Since selling my house I recommended them to a friend who needed to let his flat and he was overwhelmed with enquiries and found a tenant first time round. Highly recommended but if your greedy its not a magic wand. If your realistic then you will save thousands of pounds. Its as simple as that.

Very useful, reliable and helpful.

This site is to be recommended. Not only did I save a shitload of money on commission paid to estate agents but the site was easy to manoevre and I could see who had been viewing, who had made an offer, who had expressed an offer and the outcome of any viewings. Any problems were dealt with speedily by the staff. This isn't a massive website but I think it is the way to go in future to sell/buy a property.

Well run company, great value for money!

Ive used urban for over 4 years now for letting various properties in my every expanding property portfolio. I have used them to sell in the past too as some properties i have moved on if they no longer fit in my portfolio. I have seen these guys grow and they are now one of the larger online agents. This concept appears to be becoming more popular and as a result I have seen new entrants to the market. I do not believe these can compete with Urban who i believe are the most professional, cost effective and longest running. Keep up the good work!

Really impressed

I have been really impressed with the sales service from Urban. I will admit I was pretty sceptical about it all at first so I did have the property on with a local agent as well. Apart from taking my viewings I really don’t see what more my local agent did! So I was very glad when we sold through Urban after about two months saving us hefty commission of about £5000. The staff at Urban were really helpful during the sale process and were very prompt to respond to any issue even over weekends which I thought was a real bonus and pretty unexpected to be honest given the small fee I paid. All round good service which works well and saves money, I wouldn’t bother with a local agent again.

Great service and value....

I recently used Urban to sell my property. The service provided exactly what I needed and was comparable to what I would expect from a high street agent. The fees are very low compared to a commission which you would usually expect, I paid just £300 which included photos, quotes I had from other agents would have been around £4000. They were very responsive and helpful and always easy to get hold of, I would use them again without doubt.

Fantastic Professional Service - Highly Recommend!!

We listed our house for sale back in October with UrbanSales&Letting and from start to finish I have been so impressed. My husband and I have sold two properties in the past through more traditional high street agents and I can honestly say the only difference I saw in the service level was that I decided I wanted to do my own viewings, that was my decision and for my husband it worked well. We did the maths and it worked out it saved us almost £11,000!!! It’s hard to understand why local agents charge so much more when companies like UrbanSales&Lettings do a very similar thing for such a small fee. I’m not sure how long the company has been going but the whole process is pretty streamlined. Within 24 hours of making my payment I got a call from a surveyor to sort out a date and time for my floorplan, we also had an EPC and photos done as well. The appointments were booked at my convenience which was really helpful. A few days after the appointments I was sent an email asking me to check everything over, there was one little change I wanted making to the floor plan which took them a few hours and then the next day the property was up and running. Literally in under a week from buying the package we had had a viewing! We wanted a quick sale so we listed the property at a realistic price which may have helped but still we were really impressed by the enquiries we got. We had an offer from the third viewing which we initially refused, they came back with a slightly higher offer which we accepted and the sales staff were really great in going backwards and forwards. The memo of sale was sent out quickly which helped get the ball rolling between our solicitor and our buyers and we completed just before Christmas. All in all it was the most stress free sale we have ever been through and I can’t recommend the service highly enough!
