A great setup for us landlords.

Brilliant service once more.Our properties very rarely become available as we treat or tenants as we would like to be treated ourselves. Champagne at Christmas and repairs addressed immediately.For this reason we only use Urban approximately every other year and have come to expect the great service they provide.Immediate listing on Rightmove and the rest, rental enquiries sent by both text and email along with follow up phone calls to see " if we can do any more to help."We would never use anyone else to advertise any of our rental properties.Never ever had a void period by using Urban and keeping lovely homes to rent.Thank you and we'll done again Urban.Jayne B

I let 3 properties with urban

I let 3 properties with urban, and would definitely recommend this company for anyone who simply wants the tenants, but is willing to carry out the viewing's and paperwork etc...I would like to suggest though, an option for urban to give to landlords to fill in a tenancy online. For example a base document such as an up to date ast, and then allowing the correct info to be filled in online, and then it can simply be printed and signed, or perhaps even better, signed electronically when the tenant gets an email to the document.I for one would happily pay for this service, as it saves me time writing and printing scanning and asking the tenants to send the documents back etc...In any case though, urban is a great letting service.

The only disappointment with URBAN is…

The only disappointment with URBAN is that I was not given all the information supplied by the tenant and so had to waste time contacting each applicant. I only discovered this when I asked for information and was told it had already been given to URBAN. Other that than the team were very professional and I would ensure that I was given all the information next time. The advert was not quite as written by me but I was able to "edit" and get it right. I would use them again.

Excellent Service

This is the 2nd time I’ve used Urban. Everyone I speak with is really helpful and goes the extra mile to sort out any problems. They gave me advice whenever I needed it and were always professional and knowledgeable.This time round my new tenants were very keen to move quickly . Olivia and the other staff put extra effort in to move things along as fast as possible. In 25 years I have never received this level of service from any other letting company. Highly recommended

Second time user of Urban

I first used Urban back in 2013, when I sold my previous home. Online agents weren’t as prevalent then, but I liked what Urban offered, so I went with them, and sold quickly. Throughout the process I was supported by the people at Urban, which made the process easy. This time, I knew I would sell through an online agent again, and I researched what was available. Yet again I returned to Urban. Their costs were low, they offered everything I needed including floor plan, professional photos, EPC, and full support. I wrote the details for the house, and it was published on all the usual house hunting websites such as Rightmove. I received around 17 viewings in the first couple of weeks, resulting in 3 offers. Urban has been there the whole time with advice as required. I can wholeheartedly recommend Urban. I wouldn’t use anyone else now.

Urban provided an amazing service advertising our rental apartment. Nothing was too much trouble for the staff and they are extremely professional. Letting my Apartment

I was utterly amazed at the efficiency and close communication of the staff at Urban with myself. I have never had dealings with an on-line letting/sales agent before. As far as I am concerned they exceeded any expectations that I had. Up to the minute texts of people interested in my property and a performance indicator off all those who viewed on the major websites. I was completely taken aback by their incredible dedication to ensure the best service possible. I would highly recommend them to anyone without reservation! I will certainly use them again. I saved so much money. It's Urban all the way for me. I will never ever use a High Street Estate agent again as I have done in the past.I am very grateful for the outstanding service which Urban provide.

Very responsive!

I rented my flat out through Urban.co.uk . While there are many online estate agents in the market, I chose Urban as they are highly rated by both the industry and customers. I initially listed my flat before Christmas and it was a bit of a slow starter. During that period Urban supported me by doing a rental comparison/analysis to ensure I was asking market rent and reviewed my ad to give advice on how to make it more marketable. Once I had selected a suitable tenant, they were on hand to help with referencing the proposed tenants and making sure I complied with the new 'right to rent' obligations. I liked their 'chat' feature on their website as sometimes I just had a quick question and it wasn't convenient to call. Overall, my experience with Urban was very positive and I like how responsive they were and were always on hand to help with my (many!!) queries. Thanks Urban (especially to Olivia, Ollie and Daniel), I will be using you again. I have already recommended Urban to a friend who has also instructed them on his rental.

Excellent customer service

This is the second house we have advertised with Urban - the first one sold very quickly following a long and protracted non sale with a high street estate agent. Unfortunately the opposite was true for the second property - it was advertised for four plus months with Urban - 15 viewings! - no offers so we changed to a high street estate agent and sold within the week! I think this was because it was a bungalow and possibly Internet selling for that particular market is not appropriate. Throughout all our dealings with Urban I cannot fault their service - they return calls promptly and deal with all requests in a timely manner - Thank you Urban, in this day and age customer service is often not great but yours is amazing 👍🏻

Urban Online Estate Agents

I absolutely believe in the business model for online estate agents, that is, a flat rate fee for their services which you can pick and choose as required. I went for the full package which cost me around £550. I paid for an additional three months renewal of £99 due to slow market conditions and sold to a cash buyer. I saved myself nearly £9,500. That's a lot of money. Yes, it's more work upfront as I needed to write the online details about the house but that's really no big deal. The professional photographer was great and took 24 photographs to go onto Rightmove. I paid the money upfront and it was a fantastic feeling to know that I had nothing else to pay on completion. I did my own viewings for prospective purchasers but I'd often done that in the past for estate agents who were too busy or who didn't want to come out in the evenings. It's easy and it's a great way to get to know people you may be doing business with later. I would thoroughly recommend selling property through online estate agents. The people at Urban were all professional, friendly and got the job done without fuss. The conveyancing went through on my sale without a hitch. Why pay thousands of pounds for a service you can get for hundreds? It simply makes sense to avoid the commission rates of ordinary estate agents. And it works. It worked for me and I feel so good knowing I saved so much money.Urban were great for me. What more can I say?

Theres a winter chill blowing thru High Street Estate Agents...

I have sold two properties now thru Urban - and over £8K saved in quoted fee's from established high street estate agents - Urban made it easy, I was in control, a few phone calls when I needed advice, and they stayed in touch handholding me throughout the process. I couldn't believe how easy it was, Uber and AirB&B disrupted their industries, now its Estate Agents turn - high street estate agents with your 1.5% to 2% fee's - you are on a quick burn out as people spread the word.

Highly efficient

We couldn't praise Ollie and colleagues enough for their professional support. Whenever I emailed or rang I received a responce on the same day and usually within an hour. They followed up on everything I needed efficiently and negotiated with potential buyers effectively. The Web site is clear and easy to use. I didn't need the additional services such as a photographer and so can't comment on that but from my experience I would highly recommend Urban to others thinking of using an online estate agent.

Great with a little extra effort

Requires you to keep on top of the letting process & do the viewings yourself but you really do save so much money. Also marketed on more platforms that your typical high street agent which meant that I found a tenant after a couple of days (1st viewing) after having given up on the letting agent I had previously used which had unsuccessfully marketed the property for a whole month. Second time I've used Urban & would definitely used again (as well as for any subsequent sale).

Excellent service with helpful staff and I saved £3500 in agents fees!!!!

Their website is easy to use and allows you to personalise it as YOU want, not just the usual estate Agent's jargon. You can easily adjust and re-adjust, and add or deduct what potential buyers see, at any time. Their surveyor comes and does a full measurement and floorplan, which he uploads to your own private web page. For convenience I chose to have him take the photos and do the EPC all in the same visit. You can thenput them in any order, remove any or add your own photos if you want. If you don't know what to write, just look in a few other adverts from anywhere else and use the bits that you think will get peoples attention. Personally, I enjoyed showing people on viewings and they liked getting all the answers they required. Frankly, having seen quite a few agents in action while showing me around, while I looked for houses, I knew I could do a better job than most of them. Unless you work extreme hours you sholud have no difficulty fitting in viewings; I found most people wanted to accomodate my suggested times rather than theirs. Urban will negotiate on your behalf (if you want), confirm offers and prices and contact the respective solicitors once you accept an offer. The staff were always helpful and friendly whenever I spoke to them. From my experience I would definitely recommend them for price and service.

Highly recommended

This was the first time I'd used an online agent and I was entirely satisfied with the experience and would definitely do it again. I liked the fact that I could contact interested buyers immediately they requested a viewing - even if it was at the weekend or in the evening. I felt that speaking to and then meeting the buyers face to face enabled me to answer questions and describe the property in the best possible way and also form a view on the seriousness of the buyers. The telephone support from Urban was also very good and available whenever I needed it. They can handle the negotiations for you or you can do it directly with the buyers. In summary again: a great service which I'd recommend to anyone selling their property.

Just so straightforward and simple....

I used Urban for tenant finding only. Although it took a bit of time making sure the advert was right, I felt confident that Urban would let me know if I had missed something critical. Time scales for loading onto Right Move took a little more than the 24 hrs that I had been lead to expect but that was probably due to outside factors that Urban could not control. The process was simple and straightforward and notifications of interested parties arrived promptly. I would have no hesitation in using Urban again.

Would never use a conventional estate agent again.

We had an appointment with a high street estate agent to sell our house, but the day before we went to view a property that was up for sale through Urban. The vendor told us he found them to be great and that they only charged a few hundred pound. We went home and looked into it, and then cancelled our appointment with the estate agent. They tried to put us off, saying houses didn't sell with online estate agents but we thought it was worth the risk. We were really glad we did. We've been disappointed in some way with every high street estate agent we've dealt with to arrange viewings for properties. Either they are underhand, or don't know key information about the properties they are showing (and aren't bothered enough to find out), or take ages to get back to you. Urban represents you fairly because they aren't commission based, and because you liaise with prospective buyers regarding viewings, the whole process is more open and honest. We literally commented about 10 times over the last few months how situations we came across were so much better because we weren't using a high street estate agent. I would recommend Urban to anybody. We completed yesterday, were able to liaise with the purchaser ourselves re completion dates and offering to leave items etc (Urban would have done this though if we'd wanted them to for no fee), and have now saved ourselves almost £3000 in fees. No brainer....
