After loads of searching thinking and "pondering" various websites local estate agents etc decided to go with urbansales and lettings within Five minutes of signing up i had a call from them asking if i need any help what so ever they was there to help.
within 24 hrs They had the EPC arranged at a cost of £29.99 (november 2012) and was carried out the next day (sunday) and my house was live on the market within days !!
You recieve an email and a text as soon as someone clicks on your property wanting to view it you then can call the protentual buyer back immediate !!
Our property sold in January due to the coverage of all the websites they cover it on and how profesional they operate.
when they called normaly Bethan, they was always freindly and personal infact it was like you had known them for years !! its a real shame that some of the big companys like BT etc dont adopt there buisness sense !!
I am sure you will be thinking what i was and that if you pay up front you wont get a good service how wrong will you be Urbansalesandlettings are fantastic take my word for it you WONT find better trust me.
By the way i dont work for them not in no way connected with them but i would gladly recommend them to anyone selling there home,

TrustpilotAdvertising on sites I have not even HEARD of, this site really works!
I started using this site around three years ago when I retired and a landlord was happy with what I had been doing and asked me to do a "tenant find only" service for his properties. I act as a family friend and this has been a Godsend.
I advertised a property two days ago and within 24 hours I had so many responses that I removed it from the website, the first couple who viewed decided it was the perfect house for them and took it!
It is so easy to upload details and pictures and is very reasonably priced, they even provide a tenancy agreement if you require one. I would have no hesitation in recommending this site to private landlords.

We saved around £3,500 by writing our own description, taking photos and doing the viewings - in other words, very little effort.
We thought we were just getting an advertising service, but actually, there is a back office in that Urban S&L do some of the negotiations if you want.
I won't hesitate to use them next time I move.
Unless you have reservations/difficulties about showing someone around yourself or writing your own ad, then this is for you.

There are many sites that landlords can advertise for free on but you do find that the quality of leads goes down, hence you end up wasting lots of time speaking to time wasters and chasing people. With sites like Rightmove and Zoopla (that we use) we do find that the quality of the tenant is higher and given that we field all the enquiries as an agent you will receive less people who just want your contact details as a landlord. I think more and more people will sell their homes this way. You do however have to make the effort to get your description and advert right, then be prepared to act as an estate agent.
This does give you control and you are able to weed out time wasters, which High St agents do not, they seem quite willing to send anybody round, then charge, in our case 9 time more, if we had used them.

Had a phone call at 10am in the morning for a viewing at 6:20pm that evening for a rental property. I traveled 1 hour and arrived at the house at 6:15pm and waited 5 minutes until my allotted time slot. I then received a phone call from Urban agency at 6:21pm to say the house was no longer available and had been taken by the viewers at 5:30pm. So they had known this for at least 40 minutes and I had not been contacted. Absolutely appalled by the service that was given and I would be very reluctant to view any property with them again.

Details uploaded within 24 hours, emailed/text notifications for enquiries direct to your phone, viewings arranged and the house was let within 72 hours. At less than half the cost of a high street agent for the tenant finder service.
Also courtesy call's and emails to ensure all is ok and answer any queries, great service.
As a first time user of this service, the outcome couldn't have been better and I highly recommend it.

I used Urban to advertise my rental property - it was straightforward and easy for me to make amendments. The only negative is that some of the candidates that had expressed an interest in the property weren't actually serious tenants but I just focused on the applications whom seemed genuine. We found a good tenant and they've now moved into the property. I would definitely use the service again.

I paid urban £450 to post details of my flat on various sites, do an EPC ( compulsory before you can let out) arrange referencing right to let, contract, deposit etc . Urban need to improve their communication with both landlord and Tennant, as the response to email and phone calls was unsatisfactory. After some discussion they offered to refund me minus £99 for posting the advert. Fair enough.

Dear MichaelThank you for your feedback.I am sorry you feel there were issues with the service you received, I will answer the points you have raised. On average properties are let within 10 days, from time to time a property is slow to generate responses which is why we have ARLA qualified agents on hand 7 days a week to give advice. The advice we give for properties is specific to the property and customer and not standard. In your case we produced a Rightmove performance report specific to your property and created a 5 page PDF price guide which compared your property to others on the market. Analysing the market and providing the advise is something we take great time over, within the advice we do leave some standard advice with regards to photography and the advert if we feel it is necessary. We find that once a customer takes our tailored advice it increases responses. I note you did receive a number of responses to your advertising and we have referenced tenants for you. The pause function is valid for 7 days which is notified to you via email. It is generally for when you are undergoing referencing. When you pause the property the system requests updates as to the status and will automatically archive the property if no action is taken or response received. You are welcome to reactivate it if you contact us though.I have tried to call you and emailed you for a personal follow up but am yet to receive a response, we are committed to providing a fantastic service for all customers so I would welcome the opportunity to talk to you directly and compensate if necessary.Kind regardsAdam MaleCo-founder and Chief Operating Officer Urban.co.uk
