Grabbed £1050 from me and no intention return to…
Grabbed £1050 from me and no intention return to me, ask me £400 for the cancelation fee that they don't deserve at all!1. They held me 2 months rent til July, not because they couldn't get rent from tenant , tenant paid 1 year rent in advance, the problem is their account department! They just said account department did transfer the payment but don't know why failed. We have no way to ask what happened from the account department ! They said account department doesn't reply anyone, one staff told me that he don't know account department phone number, so ridiculous! If you don't keep asking them or complain them, they will never give you the rent!2. They claimed that the tenant installed a hose without my permission in the bathroom made water leak in February, requested me to pay the rental fee of dehumidifier totally £701, they ensure me the tenant understood she need to pay the responsibility of that issue and they willI recharge the tenant, they said that was urgent and need me to pay the bill first, but I found that they demanded I pay after the matter was fixed, so that was not so urgent to pay, they can demand the tenant to pay it directly! But they still didn't recharge the tenant until now as they promised. In June they even said they will only recharge the rental fee of dehumidifier £347 from tenant instead of £701( they said the apartment was not completely dry yet in February, so that they rent dehumidifier again, thus I paid two bills totally £701) because the bill was share with another apartment. I clarified with them recently, they said a staff wrongly gave me double invoice, so that I overpaid! It is nonsense! I only discovered this accidentally ! And today is July, they said a automatic system paid you the refund from your rental income (the tenant prepaid one year rent and they keep it, release to me monthly). Oh it is insane! Asked me £701 firstly and then £354 (from my rental income) , totally £1050! They just keep saying the account department didn't reply. If I cancel the contract with them, I need to pay £400 for cancelation fee, but they don't deserve at all!3. They have no incentive to protect landlord 's right when the tenant did something wrong and damage my property ! The tenant installed the hose, she uninstalled once, but found out she installed the hose again, my property is keeping risk of water leak! What tenant she is! They promised me they will arrange the inspection this week, I luckly contact them sucessfuly yesterday, they just said they emailed to the inspection team for an inspection arrangement scheduled in yesterday, but they checked the computer system there was not any inspection scheduled in yesterday, they said they wll not going to do the inspection with the inspection team , they just sitting in office for answering enquiries or sending emails. what is a nonsense answer is ! what a responsible company is! The property managers never reply emails, phone calls, if you officially complain the company , they might reply once with the useless email. Then they keep not following your issues, every time I luckly phone to them successfully, they seems to be not remembered anything, I needed to mention the issues again and again, if you don't rise out the issues they will let the issues keep going, they will not take initiative to manage the issues! It is their habit! If you lucky phone to them successfully they just check the computer and answer your questions, then they might send emails for other departments, after the phone calls, they NEVER FOLLOW UP the issues !I have sent a dozen of emails, phone calls and even complaint letter to their manager ! And I still haven't got any useful reply!! Or no reply !Anyone who had the similar bad experience, you can report to The Property Ombudsman and even the social media, as they won't face the problem actively!Horrible !

Phenomenal services from Adeeb
Incredible service i have recieved recently from a particular individual at urbanbubble who is Adeeb. He is always very quick in his responses and fortunately he recoved a debt from my tenants who were in 3 months rental debt. If i would say he is life saver then it wouldn't be wrong. Confidently, i would say my property is in safe hands. Thanks very much for your phenomenal services. You're quite a star. Keep up a brilliant work.

Misleading Money Grabbers
Rented a property in Spring Wharf Bath. Went back and forth many times to confirm their was electric car charging, confirmed in writing "electric charging is switched on" and that we would get a charging space.Went ahead and signed the lease as this met our requirements only to find out after we moved in that this was a lie and the chargers were not switched on and continued not to be for the remainder of the 6 months we were there (and they have now removed this from their website). We had to use the overpriced public chargers and on top of that pay for the public parking while we were there. Had we not been lied to we wouldn't have signed the lease as we would have gone for a cheaper property without this facility. Since we moved in they also increased the parking by an additional £25 a month, even though it is already £100 a month at the minimum. On top of this we paid 6 months upfront and confirmed multiple times with two different staff members that the parking and pet rent would be paid as a monthly direct debit, once moved in I set up the direct debit as requested. I didn't feel the need to check my bank account as I did exactly as was expected and knew they would be taking the money each money. However now we have moved out it has been disclosed that they never took the direct debit and instead were taking these monthly payments out of our upfront rent (which was not what we agreed to or the intended use of OUR money) leaving our account short and now want to take this as a lump sum out of our deposit. Thy have confirmed they gave us inaccurate information, but their response is "they didn't know" If you are going to rent one of these overpriced apartments, then be very careful that they are giving you accurate information and you aren't being misled into signing on false information.

would not recommend for a 1st time…
would not recommend for a 1st time tenant, a very unorganised company i got told the day of my move that there was multiple faults and to move in the following week, upon moving in there was leaks, missing keys for back doors along with other problems that should of all been picked up on before moving in. overall the staff were unhelpful and unorganised. we found ourselves passed around teams with no one fixing issues.

DEPOSIT NOT RETURNED
I have been waiting for my deposit to be returned after moving out 9 months ago in August 2022. A document was signed by all parties stating I was owed my full deposit back and since have ignored all of my emails and phone calls. I ring multiple times every day and have sent more emails than I can remember and still no response. AVOID renting with them at all costs the experience has caused so much stress.

UNTRUSTWORTHY PEOPLE WHO WILL KEEP YOUR MONEY.I paid a £420 deposit for a stay in April 2020 which was obviously cancelled because of COVID. A few months later I received an auto response to an email I'd sent saying the company had ceased trading. I did however receive a response assuring me that a refund would be processed. This has not happened and now my emails are being ignored. No answer on the phone.I also filed through small claims court which was also ignored. What else can you do?Disgraceful and untrustworthy people. Whilst I sympathize with the landlords, keeping people's hard earned money when they need it more than ever is simply not fair. I wish you the unsuccessful future you deserve for treating people like this.Ironic that according to the website the company was founded because of frustrations with their own property manager and now it sounds like you're just as bad. Nice one.

Extremely terrible service
Extremely terrible service. Left my apartment at Burlington Square back in December 2022 and till today I have not received my deposit back. I keep chasing management with calls and emails and all I get is “I will get back to you at the end of the day” and guess what? No one gets back with an update. If I could give this Company 0 stars as a rating I will more than happily do so, what a shame!

Cherry picking method of customer selection
After making an initial enquiry on behalf of a large group of leaseholders in South Manchester and providing some quite confidential information about the circumstances around our request and at their request. Only to be met with a rather disdainful 'This is not something we will be pursuing'. Further pressing revealed Urban bubble are not interested in buildings that fall outside their city limits or as they phrase it 'in a location we don’t already have a presence would not benefit urbanbubble at this stage.' Reading the other reviews on here today, I think we were quite lucky to be rejected!

Evil company with no customer service skills or compassion
Terrible customer service. Emails are consistently ignored and any responses only distract you until the office is closed for the weekend to buy themselves some time. Have been trying to get my deposit back for over 2 months. We were great tenants with absolutely no issues, they tried to take money off our deposit for no reason and have stalled returning it to us for months. They ignore us on a daily basis and the fact it’s taken so long to return our deposit has significantly impacted us mentally and the company has shown absolutely no compassion or care. Do not recommend at all.

The worst letting agency I have ever…
The worst letting agency I have ever encountered as a landlord. My flat in Manchester city centre suffered from long vacancy period because the agency didn´t start looking for tenants until the existing tenants moved out. My emails and calls were mostly ignored. According to the last check out and check in report, it showed the apartment had no damages (as a result the previous tenants´ deposit was refunded). The moment the new tenants moved in, I received requests for various repairs amounting to GBP 700 on items that were shown as fine in the checkout and check in report. The apartment and furniture were only 2 years old. The agency never picks up calls and doesn´t answer emails. When I inquired about the missing rent payment, that was ignored as well. I spent numerous hours chasing this agency and it created tremendous emotional distress on me as I live overseas.

Unprofessional staff who do not do…
Unprofessional staff who do not do checks or investigations before replying. Joe from Property Letting Management requires further training to ensure that all payments receipts are checked before responding to emails. Please take the negatives reviews on here seriously before deciding to rent with Urban Bubble. I do not write reviews but my experience with this company has negatively impacted my life.

Urban Bubble, what a dreadful company.
What a dreadful company to use. I have just had a tenant leave one of my properties without doing a handover check. Instead, they where told to drop the keys off at the management office when they vacated the property. Madness! They are very poor in communication, and when you want someone managing your property, regular communication is paramount. Please avoid at all costs, they are money grabbers.

They don’t pay back your deposit!!!
They are very quick to to send you deduction calculations and legal forms to sign, but then don’t return your deposit once the final amount has been agreed and legally signed by all parties. We moved out at the end of October and haven’t received our deposit back yet. We can only ask the onsite team, who can only confirm they’ve sent it to their finance team.From someone who works in finance, this seems like incompetence and total disregard for tenants.We are considering taking them through a formal dispute or small claims court to recover what they owe us.Ridiculous service.

DO NOT RENT WITH URBANBUBBLE
My son rented an apartment via Urbanbubble in Salford. He left the apartment in August and is still waiting for the return of his deposit. We cleaned the apartment thoroughly and left it cleaner than when he first arrived. We eventually agreed to let them take £120 for cleaning (absolutely absurd) but are still waiting for the deposit. We intend to start a Small Claim this week against Urbanbubble for the return of the deposit as they shouldn't be allowed to retain money that does not belong to them.I would urge anyone to avoid renting through Urbanbubble.

NO DEPOSIT PAID BACK FROM JULY 2022!
I moved out of my UrbanBubble managed apartment in July 2022 and after months of disputes through TDS, they still have not repaid our deposit back to us. One advisor is blaming the landlord for the delay, and another is claiming Urbanbubble sent the money to us at the end of October (we've received NOTHING) - No valid updates have been given to me or TDS of when we will receive our money back. The relevant ombudsman has been contacted and legal action will be pursued if we do not receive it back ASAP. It should not take nearly 5 months for the deposit to be repaid to us. Avoid at all costs - Impossible to contact and complete disregard for all emails I've sent chasing up with them.

Incompetent, unproffesional.
As a landlord with over 25 years experience I can honestly say Urban Bubble (Sales & Lettings) have been the worst company to deal with to find new tenants. Incompetence just doesn’t sum it up. They lost the first interested tenant. They put the wrong address on the agreement (which I’m still trying to get changed), They lost a set of keys, they hang on to rent and deposit, say they’ll call back and never do. Becci didn’t return any of the many messages I left on her mobile, or respond to my list of complaints. They refuse to pass on referencing information, believing they must get the tenants permission. Even with her permission they still haven't passed it on! Unbelievable! So unprofessional.On 30th October they will be STRUCK OFF (check at Companies House, number 09952059). My fear is that they’ll continue to trade under the umbrella of their sister company Urban Bubble Ltd, same director Michael Peter Howard.AVOID THIS COMPANY. There plenty of alternative lettings agents in Manchester.I'm now forced to make a claim on their Client Money Protection policy for the tenant's deposit they won't hand over so I can register it.

2 MONTHS AND NO DEPOSIT BACK
Had no choice in the change over in management company and never wish to deal with them again. Over 2 months and just ignoring absolutely everything and no deposit back whatsoever. Apartment professionally cleaned and new tenants already in - nothing back despite constant chasing so avoid at all costs.Anybody having the same issues simply use DPS's 'alternative dispute resolution' (ADR) service scheme who will be taking Urban Bubble to court for failure to return the deposit and actively ignoring all communication.Also reported the relevant ombudsmen and legal action is underway. Very frustrating to go through this but compensation will be sought out as well.

Avoid at all cost, I beg you.
I cannot begin to emphasise how incompetent, useless, and terrible the team is here. I had to clean cat poop out of the carpet when I first moved into an already filthy flat, along with mold, dirt and animal hair. You wait literal months, 6months+, for things to get fixed. They have no follow up on anything - you have to chase them.Also, I moved out over a month ago and they still haven't made any moves to give my deposit back and refuse to answer the phone or emails or voicemails.
