I have been having a few maintenance issues which have been reported to Joleen who provided excellent service by ensuring these were escalated if needed and was always able to provide updates on the progress at each step.

Not your average estate agent! From start to finish we were kept informed in a polite professional manor! I want to personally thank Jarrod for all his hard work in getting us into our new home! It didn’t seem like we were bothering him or anyone at Martin and co when we had any questions regarding our move! I can’t recommend this estate agent enough! Thank you so much!

LANDLORD RECOMMENDATION: (but also kind and fair tenants too) Jo Cable (new Property Manager at Martin & Co) is the reason to now use M&C. Jo has been managing my property for 15 years at different agents and I always move when she does. I have had the outhouse re-built, kitchen and bathrooms refitted, roof re-done and government electric regulations met - all without having to do anything for one low management fee. Landlords need/want to make money and Jo understands all the sides of doing this well. She walks the balance (on my behalf) between tenant & owner making sure in recent tough times things remain fair and manageable. If she can ensure Martin & Co also understands the humanity of everyone then this is the place to move your investment next. Congrats Jo on M&Cs wisdom of taking you on. Kind regards A Happy Landlord through good and bad times.

Very pleased with my dealings with Martin & Co. Their valuation was in line with my expectations. The property was marketed quickly and was sold within a few weeks at the full asking price. The sale was completed earlier today. Very responsive - always returned calls. Many thanks to Alex and team.

I am glad that the first time we used letting agency it was Martin&Co in Colchester. Kelsy was very helpful and informative when we met first time and she is still available if we need any help with property. Tenancy agreement was explained step by step, so we are fully aware of terms and conditions and most importantly the deposit is kept safely.

Great experience buying an apartment through Martin & Co. Colchester recently. Very professional, good communication, regular updates and prompt responses to all calls and emails. Not the usual sloppy estate agent experience at all and I found them refreshingly good, particularly Alex Child who couldn't be more helpful. Would highly recommend them and will use them on my next property sale for sure.

From viewing the flat to finally moving in, the complications on my end were horrendous, but the patience and support from Martin & Co were incredible. … More

Update: we notice that Martin & Co have responded by claiming our review is fake. I can assure readers it isn't. It is also worth noting that nearly all of their positive reviews appear to be from landlords, not tenants. Original review continues below... We had a terrible experience with Martin and Co. You can expect the usual dubious practices, such as exorbitant up-front fees for ‘referencing’. They also sent us an invoice for £125 to renew the lease (i.e. for them to print, sign and send a new contract), and immediately threatened to evict us if we didn’t pay. When we pointed out that a new fixed-term contract was unnecessary because the tenancy would automatically become ‘rolling’ they backed down, which just goes to show they were trying it on. A more unusual practice, however, was that they required us to take out an insurance policy that covers the landlord’s fixtures and fittings. We found no conventional insurance company that offers a policy like this to tenants, and Martin and Co admitted that effectively the only option was to take out the policy with their commercial partner, Homelet. The policy is completely pointless because the landlord is required to have buildings insurance themselves anyway, which should cover fixtures and fittings. We discovered that this part of the contract is likely to be unenforceable under the guidance of the Office of Fair Trading. The house had clearly been decorated nicely at some point, but was lacking essential maintenance over what must have been a long period. The radiators barely got hot, meaning that it was impossible to get the house warm on cold days. They made an attempt to fix this, but it didn’t work. One snowy day we had a water pipe leak in the roof space, which the plumber confirmed was due to poor maintenance. We had water leaking through the ceiling over shelves containing, amongst other things, computer equipment. Martin and Co offered no apology or compensation. Also the cooker kept failing, and was discovered by the repair man to be a dangerous fire hazard. It could not be repaired so as to work reliably, and it took them over a year to eventually provide a new one. The final insult came when we moved out. The check-out inspector made us sign a piece of paper confirming meter readings, and then later attached it to the end of her report so it looked like we’d agreed to everything she wrote. They were trying to charge us the most ridiculous cleaning fees, even though we left the house in better condition than we took it. E.g. one of the complaints was a single crumb supposedly found on a shelf. Thankfully, we were able to use some photos to get partial relief from the fees after taking it to the dispute resolution service. Martin and Co were thoroughly petty and unpleasant to deal with throughout the process, and ignored the statutory timeframe to respond to our claim.
I would like to make it clear to readers of this review that it is a fake. Not only, after exhaustive enquiries of my staff and our records, do we not recognise any of what has been written as identifying any tenant client of ours, but the processes criticised are fiction. We do not require tenants to sign contracts which are unnecessary or to take out insurance policies duplicating what our landlord clients already have. In addition, we do not allow essential maintenance to be delayed and nor do we ask leavers to sign documents the nature of which is hidden from them by my staff. I know nothing of a complaint about a ‘single crumb’ which would be ridiculous and nor have I any knowledge of photos being presented to us. Finally, this case has not been taken to the dispute resolution service. It is a fiction. I would also like to make clear to the writer of this review that it is unacceptable to post a fake review damaging the reputation of my business and more importantly that of my staff who do not deserve this criticism and to post it anonymously. Should the writer decide to come forward and confirm their identity, I would be very happy to consider their comments as part of our complaints procedure, as we are members of The Property Ombudsman who are there to protect the interests of tenants and landlords who feel they have been disadvantaged and have the powers to award appropriate compensation if we have acted in their best interests. Joleen Parker has always been very helpful and friendly either via phone or by email. I always appreciate her guidance with all things related to the flat.

Joleen helped us get the full cleaning charge when our tenant left having cleaned almost none of the flat. Her communication was always quick and clear. Helped a lot.

Never agin will I use Martin & Co. in any capacity. Their main weakness is the reliability of their lines of communication. Only once in two years did someone actually get back to me when they said they would, that was to inform me of the return of the deposit and even this was pretty much on the latest date they could possibly have done so without us contacting the TDS. I have had to chase them on numberous occassions throughout the tenancy, repeatedly getting their "answering service" which does exactly what it's name suggests, they answer but that is it. They say they will get somebody to call back but not once in 2 years did this happen and I have lost count of the number of times I got through to this service (you very rarely get through to the actual office). We have had an inspector turn up unannounced and a typical example of the speed of their communication lines is that it took nearly 6 months to get a shower in the house fixed. Towards the end of the tenancy they kept informing us of visits that didn't happen and I have dealt with quite a few rude staff members. I rarely recieved any apologies and consistently was made to feel as though I was in the wrong when I raised a complaint. They are also not upfront about the scale of fees, some of the fees increased by 50% without any notification to us. Stay away unless you want to have to fight and put in hours of effort to get anything done. I am not saying they were terrible for one reason, the landlord did not increase the rent during the two years, although I am not sure what Martin & Co. had to do with this.
Hello Paul, and thank you for your comments about the refund of your deposit. Martin & Co act as an agent of your Landlord and unfortunatley we are not able to refund your deposit in full without the agreement of the Landlord. Our tenants deposits are fully protected by the Government backed Tenancy Deposit Scheme, and the schem act as arbitrators in the event that we are unable to get the Landlord to agree to release your deposit in full.

As a new renter I was hoping for a better first encounter. Had an online viewing arranged with Gary Everett and during the phone call the entire atmosphere was very uncomfortable; like I was wasting their time. I explained the situation and wanted to proceed with all options but Gary did not want to waste his time.NegativeProfessionalism

Very helpful from the beginning, Kelsy was very informative, more than happy to recommend different properties to suit what we were looking for and accommodated us going back to view places. Since moving into one of the properties they manage, the property management side has also been brilliant, whenever we've had an issue, it's always addressed and sorted quickly.

The team at Martin & Co are exceptional on so many levels. The entire process from first contact to arrange a viewing to the signing of the tenancy agreement was smooth and easy. Not only was it handled professionally and personably, but also with great empathy and understanding. Bryn answered my numerous questions with the patience of a saint, and with exemplary professional expertise. Above all else, I could feel that they cared about finding the best options and solutions for my needs.
