We found our first home via Laura who was absolutely amazing in helping us understand where best to reside in Colchester as a family & then helping us to get our mortgage offer accepted. I recently exchanged contracts on a house which was marketed by Harris and Wood. I had more positive contact with them than any other person involved in the process. They contacted me on a regular basis with informative updates, returned phone calls promptly and chased up all relevant parties. I was impressed by the professional manner I was dealt with as I was not their client. I would recommend their services and when I require an Estate Agent in the future I will certainly consider using them. I had dealt with Harris and Wood previously when buying and I was impressed with how professional they were; it was clear they cared about both buyer and seller. It was an easy decision to know who to go with when it was time to sell. I had intended to sell last year but lockdown unfortunately happened and put a hold on plans. Marcus was very understanding and we kept in contact. When I was ready to sell, he talked me through the whole process and I felt extremely confident going onto the market. I was really impressed with the service provided by the whole team, everyone is so welcoming and happy to help. The house was sold within two weeks of entering the market! Marcus went above and beyond to negotiate the exact figure I needed to help me secure my new home. He was fantastic and I couldn’t be more happy! I’m moving to Ipswich so I will need Harris and Wood to open up a branch there soon. This review is based so far on the beginning process Harris and wood have given me having just put my house in the market. And sometimes people forget the start up people. putting the house on the market is daunting, people seeing your safe place,your home. Comes down to the photos. James is incredible. I chose Harris and wood for the way they market your house. Modern advertising and James fits in perfectly. He works with you to get the best shots, like he is taking pics of his own home. Gives you a quirky edge not like normal photos you see on right move. When he comes over, let him do what he does because you won’t lose. Such a nice guy. That’s the reason I picked Harris and wood. Not taking the service away from the rest of the team, phoning up dealing with Elliott coming over it’s amazing and feels easy. James your the reason I picked Harris. Let’s see what happens over the next few weeks. If they put that much effort in now. I’m very confident I will get my sale. Thanks guys

To say we’re disappointed with the level of communication from the Horncastle Branch with Michael and Susan Noonan is an understatement and the level of service is a far cry from Michael's commitment to customer experience.Researching this branch shows multi-occasions that this activity has happened here.If you’re viewing a property with the intent to buy, don’t expect them to tell you if any other parties are interested. They’ll just pull it from under your feet along with any visions or excitement of a future you had in said house.Viewed a property two weeks ago, following the viewing we had a really positive conversation with Susan in the office expressing great interest, no more than a week later sold to another buyer with no communication. It would have been professional and courteous to reach out to the buyer but more so to the seller, as I’m certain they would like to have known of other interest. Susan and Michael took away any opportunity or chance to put in any offers, resulting in many wasted hours.I wouldn’t usually leave a review; but the tone in which Susan delivered the news was blunt, lacked any sort of empathy and very closed, to date I am still waiting for a reply to my email which I can only assume has been ignored.We will steer clear of this company for future sales and purchases, knowing that their priority doesn’t appear to be with either buyer or seller.Happy to receive a call or email to discuss our experience with you.

We moved into a property managed by Harris and Wood estate agents in August last year. By December, we discovered a severe infestation of thousands of flies in the attic. The situation became unbearable as we woke up to hundreds of dead flies on our bed every morning. Harris and Wood's response was shockingly inadequate. They showed no sympathy for failing to disclose this ongoing issue. Despite our complaints, it took four days for pest control to arrive, and even then, the infestation persisted. We were informed that pest control would need to fumigate the property every 4 to 6 months. Both my brother and I suffer from asthma, and the health risks posed by the infestation prompted us to seek immediate relocation. However, Tracey, and Rachel were dismissive and unhelpful, causing us immense stress and trauma. We moved out in January to protect our health, yet Harris and Wood are now pursuing legal action against us for unpaid rent. This company's lack of concern for tenants' well-being is appalling. I strongly advise against renting from them. They are heartless and prioritize profits over people. Save yourself the trouble and find a more reputable agency that genuinely cares about its tenants.

Awful. Incredibly disorganised. Would establish inspections and never turn up, would constantly email about overdue rent that wasn't overdue. Would pass the blame constantly. Attempted to raise my rent by a "reasonable" £200 a month six months into my tenancy which can only happen every 12 months and cannot be more than the CPI price index; they failed on both counts. Renting is honestly awful, and these clowns pray upon the anxiety of insecurity to get what they want.I have bought a house now, I wish all renters the luck to buy their own homes one day so we never have to deal with letting agents like these ever again.

Being stuck in a protracted chain where nothing seemed to go right the team at Harris and Wood were the one bright spot. Avoid This Agency, Completely Fraudulent and Untrustworthy If I could give zero stars, I would. I rented my property through this agency as a family home, but they have illegally turned it into an unlicensed HMO without my consent. Despite repeated promises from their agent Preeti that an HMO licence would be obtained, it never was. My rent has not been paid for over amThree months, and my calls and messages are now being ignored. The tenants contact me directly because the agents refuse to take responsibility. I was told I would be reimbursed for repair costs, I provided all invoices, but not a single penny has been repaid. The condition of my property now is appalling compared to how it was handed over. I have photos showing the before and after, it’s heartbreaking. After losing my father suddenly last year, this house held many memories, all of which have been completely destroyed by their negligence and deceit. Do not trust this company with your property. They are dishonest, unprofessional, and exploit landlords. I strongly urge others to stay away, they will promise everything and deliver nothing.

I would completely recommend avoiding this agency, they are slow to respond, have no information ready at hand and this has possibly been the most annoying process of purchasing a property with them. There was a lot of missing information that I was not provided and they basically only know how to respond when they need something. You will call them and they say they'll get back to you and just disappear. Avoid if possible.

I recently worked with Jack from Harris And Wood, and I must say that he was an excellent agent. He was highly responsive to all our queries and made sure to address our concerns promptly. Jack's dedication to getting the job done was commendable. However, I decided to give 4 stars instead of 5 due to the background check service Harris And Wood uses called "lettingshub." I found the process to be somewhat "invasive," and I'm not entirely sure about lettingshub's information security policies. This lack of clarity was a bit frustrating and raised some concerns. I understand that this issue with lettingshub was not directly in Jack's control, but it's something Harris And Wood should look into. It would be great if they could provide more transparency regarding the background check process and ensure that the service they use aligns with stringent information security standards. Overall, my experience with Jack was positive, and he did an excellent job as an agent. If Harris And Wood can address the concerns surrounding lettingshub, I believe they would be providing an even better service to their clients.

I have just recently located from Ghana(West Africa) and was looking to rent a property. I chanced upon Harris and Wood on zoopla and rung the letting agency. As a first timer renting in England, I was skeptical of what to expect. I booked for a review of one of their properties and a pleasant and well mannered lady by name Megan spoke with me after which she met with me at the property.She listened attentively to me, I expressed my fears and worries as a first timer to her. She allayed all my fears and apprehension, took her time and walked me through the lettings industry and what to expect. Her professionalism, in depth knowledge of the industry and superior customer experience were top notch. The whole process was so seamless with Megan at the helm of affairs.
