lettings fees are very high

For lettings their fees are very expensive. First 3 months of my 450 rent studio flat they took and I did not get anything. When tenant leaves another month will be gone as inventory check is 180 and cleaning in 250 and this is for a studio flat. If i want to cancel the contract i have to pay 900. Stay away.

My wife and I were definitely those nightmare clients for Harris & Wood. We listed our house, got offers and then decided we didn’t want to move. Then a year later we were scanning through Rightmove and found our next home. Within a few hours our house was relisted, and within a week sold. The after sale care was genuinely amazing, Marcus is the GOAT of estate agents. He kept us informed throughout the process, chased the chain constantly and we wouldn’t have exchanged quickly without his help. We put our house on the market in April, our move is July. An absolutely fabulous service from start to finish. Of all the estate agents we got out to quote, they were realistic, helpful, and took their time to sit down with me and answer any/all questions I had. The photos taken were what drew me to them as an agent to begin with - well taken, really showcase your home, and are very well done. We had a very difficult chain below us, and I have to thank Marcus for being an absolute star. He has had a tough time chasing and following up, but again - cannot fault the communication between him and us, keeping us updated every step of the way, even just to inform us there was no update as he was waiting on other people. Was looking for a rental apartment and found one through Harris & Wood. My main contact was Harrison, he was lovely to speak with and was swift and knowledgeable at answering my questions, both before and after the keys were passed over. For my correspondence with him it's a 5/5. The reason for my 4/5 on here is more likely to do with my landlord, however H&W did sign off on it. There were some minor things, like the inventory report indicating it was professionally cleaned - when it was clear it wasn't (cobwebs, dust and debris on the floor, greasy cooker hood, etc), as well as some other bits and bobs (i.e. no light bulbs in the cooker hood and oven, broken toilet seat, broken shower hose). Otherwise the property is in tip-top shape, so can't further complain there. Overall I'm happy with the experience.

I had dealt with Harris and Wood previously when buying and I was impressed with how professional they were; it was clear they cared about both buyer and seller. It was an easy decision to know who to go with when it was time to sell. I had intended to sell last year but lockdown unfortunately happened and put a hold on plans. Marcus was very understanding and we kept in contact. When I was ready to sell, he talked me through the whole process and I felt extremely confident going onto the market. I was really impressed with the service provided by the whole team, everyone is so welcoming and happy to help. The house was sold within two weeks of entering the market! To say we’re disappointed with the level of communication from the Horncastle Branch with Michael and Susan Noonan is an understatement and the level of service is a far cry from Michael's commitment to customer experience.Researching this branch shows multi-occasions that this activity has happened here.If you’re viewing a property with the intent to buy, don’t expect them to tell you if any other parties are interested. They’ll just pull it from under your feet along with any visions or excitement of a future you had in said house.Viewed a property two weeks ago, following the viewing we had a really positive conversation with Susan in the office expressing great interest, no more than a week later sold to another buyer with no communication. It would have been professional and courteous to reach out to the buyer but more so to the seller, as I’m certain they would like to have known of other interest. Susan and Michael took away any opportunity or chance to put in any offers, resulting in many wasted hours.I wouldn’t usually leave a review; but the tone in which Susan delivered the news was blunt, lacked any sort of empathy and very closed, to date I am still waiting for a reply to my email which I can only assume has been ignored.We will steer clear of this company for future sales and purchases, knowing that their priority doesn’t appear to be with either buyer or seller.Happy to receive a call or email to discuss our experience with you.

We moved into a property managed by Harris and Wood estate agents in August last year. By December, we discovered a severe infestation of thousands of flies in the attic. The situation became unbearable as we woke up to hundreds of dead flies on our bed every morning. Harris and Wood's response was shockingly inadequate. They showed no sympathy for failing to disclose this ongoing issue. Despite our complaints, it took four days for pest control to arrive, and even then, the infestation persisted. We were informed that pest control would need to fumigate the property every 4 to 6 months. Both my brother and I suffer from asthma, and the health risks posed by the infestation prompted us to seek immediate relocation. However, Tracey, and Rachel were dismissive and unhelpful, causing us immense stress and trauma. We moved out in January to protect our health, yet Harris and Wood are now pursuing legal action against us for unpaid rent. This company's lack of concern for tenants' well-being is appalling. I strongly advise against renting from them. They are heartless and prioritize profits over people. Save yourself the trouble and find a more reputable agency that genuinely cares about its tenants.

Awful. Incredibly disorganised. Would establish inspections and never turn up, would constantly email about overdue rent that wasn't overdue. Would pass the blame constantly. Attempted to raise my rent by a "reasonable" £200 a month six months into my tenancy which can only happen every 12 months and cannot be more than the CPI price index; they failed on both counts. Renting is honestly awful, and these clowns pray upon the anxiety of insecurity to get what they want.I have bought a house now, I wish all renters the luck to buy their own homes one day so we never have to deal with letting agents like these ever again.
