GoogleAVOID - Throughout the tenancy they were very slow to resolve any issues with the property and they were not approachable via email. It was not until we cc’d in the relationship manager that we managed to make any progress. Now it has been 5 weeks since we’ve returned our keys and they have failed to return our deposit or provide us with information about getting our deposit back. Will have to proceed with opening a deposit dispute and filing an internal complaint.

We understand that delays in deposit returns can be frustrating. You were informed that the owner intended to claim against your deposit. We apologise for the delay in confirming the total while waiting for invoices.
Your property manager is actively working on this matter for both parties and will provide updates.
If an agreement cannot be reached within the specified time frames, both the owner and the tenant have the option to allow The TDS to arbitrate.

GoogleHad a great experience letting a house with Will at the Clifton office.
Sadly having to change to 1 star. Managing my house has been awful - had a terrible leak, and left me in a damp house for months. Tried to move damp, mouldy furniture into my last living space, wouldn't give me a time line for repairs.
Their method of management involves getting contractors to bid on work without themselves ever checking what needs to be done.
An incredibly stressful experience, particularly with two you ung children in the space. 2024 and still dealing with unscrupulous agents!

We are disappointed to receive your comments. Whilst this unfortunate event was clearly inconvenient, all parties involved made every effort to resolve matters as soon as possible. We refute your comment, we are an independent agent of forty years, letting tens of thousands of properties across Bristol, our teams prioritise customer care for both our landlord clients and their tenants at all times.
You reported a leak 19/01, via our out-of-hours contractors. An engineer attended, established the source of the leak and capped it on the same day. The leak was unfortunately due to a frozen pipe in the roof space, which burst.
- 22/01, Ocean was informed of the situation. The landlord was notified, an electrician was appointed to check electrical safety following the leak. A dehumidifier was organised to be delivered, and plumbers were appointed to assess the situation and provide a report for rectification.
- 23/01, appointed plumbers from ‘Gas Safe’ left a voicemail with you to book a visit. The electrician visited and provided a report, which was deemed safe.
- 24/01, you reported another leak from the kitchen sink. We appointed Gas Safe to investigate the additional leak during their visit. Ocean discussed matters with Gas Safe on that day, Ocean have no records of contact with you that day. Ocean urged you to call Gas Safe at your earliest convenience.
- 25/01, plumbers from Gas Safe visited the property and provided Ocean with a clear report including several videos and images. A quote for the job was provided to the landlord. ‘Focus’ was appointed to visit the property and quote to make good of the room following the plumbing works.
- 26/01, the landlord approved the quote for the plumbing works, and Gas Safe confirmed that the date for the works had been scheduled for 02/02.
- 02/02 to 05/02, the plumbing works took place.
- 05/02, the contractor from Focus had to revisit the property to see the final result of the plumbing works and provide a quote to make good of the room.
- 09/02, Ocean received a new quote from the contractor, which was approved by the landlord. We asked the contractor to schedule the works to start on Mon 12/02. This was not convenient for you. We agreed to schedule the work on Wednesday 14/02 at your convenience.
- 12/02, Ocean Lettings Head of Property Management and your Portfolio Manager visited the property. Removing the furniture from the affected bedroom and temporarily storing some in the lounge and the sofa in the garage, as it couldn't stay in the room for the duration of the works was discussed. This was agreed upon during the visit. All of the furniture was then moved into the garage as you insisted these couldn’t stay in the property.
This was accommodated, however; we accept there was a longer delay than we would have hoped. We apologise for the additional inconvenience regarding this point. We have taken this onboard and made additional procedure measures should we experience a similar issue in the future.
We understand that the loss of the room was both frustrating and inconvenient, for which the landlord and Ocean apologise unreservedly. This was however due to unforeseen circumstances. Given the quantity of water released during the leak, painting the walls and making good within two weeks was unrealistic, not least due to the required ‘drying out’.
You received a rent compensation of £1000 from the landlord, as a goodwill gesture, made in good faith in recognition of the unfortunate inconvenience caused.
Our maintenance policies and procedures as stated in your tenancy agreement and contract were followed. Every effort was made to expedite matters to a satisfactory conclusion.
Regards

GoogleI had two appointments for two different flats on saturday, the person was late for the appointments, i believe these appointments were the first ones she had, i have seen the first flat and then on the way to the second i asked about negotiation options, she got very annoyed, then she couldnt find the right keys so the door didnt open, during this key crisis she said if i wont raise the price and i want negotiation its useless for me to see the place, basically she kicked me out of her full daily programme.. thats what i felt because i think she had a lot of other places to show and it felt like she was already late. (some other people were waiting in front of the first flat when we were leaving) so i honestly think she was basically trying to catch the time in a very rude way. also with no keys. basically i couldnt see the second flat. ridiculous service. if i ll pay some money to someone for a flat soon i wont give you one penny guys..

GoogleMy sister and I had a great experience with Ocean estate agents particularly with Jack Evans. He was great at communicating clearly from the initial viewing all the way to the actual moving, and ensuring any questions we had were answered. Made a tedious process feel manageable and calm. Great asset to your team! Thank you

GoogleI've had a really positive experience using Ocean. It can be a bit overwhelming as a first time buyer but Ollie and Andrew were very helpful, knowledgeable and responsive throughout the process. When I was first looking, Ollie took note of what I wanted and was proactive to call me when something new was coming in. I would highly recommend using Ocean.

GoogleI used Ocean recently on the rental market and they were brilliant. The service was 10/10. Amelia and Lily were my agents, and from start to finish they over communicated, updated me at all times, were in the detail and were great to work with. GoogleBoth Amelia and Lily have been a pleasure to work with in viewing properties and processing my rental agreement. Amelia was very friendly and helpful during the viewing and was knowledgeable about the property. Similarly, Lily has been responsive, helpful, and quick to go the extra mile with support for a new tenant.
So far, Ocean is on track for a 5 star review but given that it's so early in the relationship I can't confidently comment on the whole experience yet which is why I've rated with 4 stars and not 5. In saying that, from everything I've seen so far Ocean appear to be an excellent company that works efficiently and effectively for their tenants.

She was always prompt with her responses, incredibly helpful with any questions we had, and went above and beyond to ensure that everything was taken care of. GoogleMyself and my partner recently let a property through Ocean. Amelia dealt with the arrangement of the viewing and what came next after we made an application of the property. She was so so helpful and approachable- we didn’t feel like we couldn’t ask questions and any issues we had she dealt with haste and very professionally. She even managed to organise some furniture for the new unfurnished property through the existing tennats who were getting rid of a few bits which was a great help with our move and made it so much easier.
Also a thank you to Will who showed us around the property in great detail!
I’d 100% recommend letting through Ocean!

GoogleI have just completed a sale through Ocean in Clifton and I have to say the service and professionalism across the board with everyone I dealt with, has been second to none.
Oliver was fantastic at communication and was exceptionally professional and attentive. Neil did the mortgage and chased this side through. Andrew oversaw and managed and advised the whole sale and stepped in when needed to iron out all problems encountered along the way. Cleo was fantastic with keeping me updated on the aftersales side and was very responsive and knowledgeable in her job at chasing through the sale and keeping communication going. All staff were always friendly and knew what was going when I made contact. Quite simply, I thought the service I received was worth every penny and use them again in a heart beat. Highly recommended.
