I would like to thank the letting team…

I would like to thank the letting team at Farrell Heyworth for a professional service that resulted in my flat being let within 2 weeks of listing. Also a big thanks to Nick Reid for the initial contact which installed a confidence in the agency, with his attention to detail and very positive out look on even less desirable location, with the hope of changing the tenancy demographics of the location. Also Damien Steel has assisted me with all aspects of finding and securing the tenancy with equal enthusiasm.I will definitely be using Farrell Heyworth again.

Yet again

Yet again, despite repeated complaints and requests for staff at Farrell Heyworth, Lancaster branch, to address me by MY GIVEN NAME over the last 7 years(!), I received yet another impersonal email from them, as well as an anonymously written one, just as my last tenant left and I'm about to sell the flat, with no name given at the end of their email, which effectively covers up their accountability. You just don't know who you are contacting. This will not do!At my insistence last year or the year before, the notes screen on their computers specifically had written on it to ADDRESS ME BY MY NAME! It is common courtesy to do so when emailing people. I shouldn't even have needed to ask such a thing. It should be automatic. Not even that worked. Staff obviously didn't read the notes. I have paid them for a fully managed service and am very disappointed at their poor communication style and lack of respect. I am not sure whether this is due to sheer sloppiness and lack of professionalism on their part, or downright defiance. Certainly, it is evidence of poor management and training. A management that will not take on customers' comments or views and will not train its staff properly. The company comes across as amateurish and lacking in courtesy and professionalism. They have a high turnover of young staff, even amongst managers, which is a sign that something must be amiss within the company. I have been told that they are very busy and that is a reason why they don't address or sign emails. If they are too busy to be properly courteous, then they are too busy! In that case, take on more staff and stop making excuses! At least monthly rental payments came in on time and were accurate. There needs to be a radical change in FH's company culture and attitude to clients. This needs to come from the very top, be communicated to it's staff, with fuller training, and thereafter enforced. The reason I am NOT selling my flat through Farrell Heyworth, but have gone elsewhere is specifically because of this company's 7-year poor track record of ignoring my requests for correctly addressed emails and because of slack communication. Other owners and locals I've spoken to also speak of their dissatisfaction with Farrell Heyworth. I'm so exasperated with it, that I do not wish to have any further business with FH, unfortunately. I hope that one day, this company learns its lesson. The two other lettings companies I deal with, one of which I have done so for over 20 years, manage to address me by name almost all the time, and sign their emails by name too. Why not FH?At least, their final Check Out Report, was accurate and well presented.Buck up, Farrell Heyworth - you are only damaging your own reputation and losing business.

Stay away

They over valued the property by a considerable amount, bought in less than 1 viewing a month over the space of a year and then hit you with a £210 pounds fee, ostensibly for marketing and refuse to stop marketing it on rightmove until you've payed it. An exercise in short term thinking as I'd never go near them again. They could have earned a % on multiple house sales but instead screw you for £210 for some Mickey mouse pictures taken by an A level student

AVOID,AVOID,AVOID…

Farrell Heyworth have to be amongst the worst letting agents in the North-West. I have been forced to give them 1 star as it is impossible to leave them ‘zero’. They have habitually made mistakes in the management of my property, costing me hundreds of pounds over the 9 years they have ‘managed’ the property. I am finally rid of them, to discover they cannot locate the house keys. The employee who undertook the inventory failed to return the keys to the office and went on annual leave! They have failed to take final meter readings because they allege they cannot find the meters, despite mentioning the meters in the inventory report and taking them on many occasions in the past. There is absolutely nothing I can say that is positive about FH. Use anybody but them, if you need a letting agent!

Withholding deposit for substandard property

After moving out of the property at 24 Slyne Road, Morecambe on the 17th of November 2023, we are still waiting for the return of the deposit. The excuse for not returning seems to be directed towards the landlord not returning e-mails; even though the TDS and tenancy agreement states that deposit will be returned within 10 days. The property was plagued with issues including serious mould and fungus problems ; leaks and noisy upstairs tenants, all of which were reported to FH numerous times along with photos and videos. None of these issues were resolved even after causing substantial damage to property and clothing. The property was relisted with photos that were at least 2 years old, and do not reflect the realistic condition of the property.I have not received any reply to emails or had any further correspondence since the 30th of December. So I have raised a grievance with the TDS and will be looking for compensation on top of the full return of the deposit for the damaged items.

Thank you for sharing your concerns. We have thoroughly reviewed the details and want to assure you that we take them seriously. Regarding the deposit return, we are currently awaiting our client's instruction as is our legal duty, we can assure you that we make every effort to adhere to the timelines outlined in the tenancy agreement. Our records show that reported issues were attended to promptly, and there are currently no open issues in our maintenance reporting system. We understand the importance of addressing damp and mould issues All maintenance issues are promptly reported to our landlord clients.Concerning antisocial neighbours, it appears that we weren't informed about this during our last communication. We encourage tenants to promptly report such matters, and we take them seriously.Your feedback is important, and we are committed to addressing these matters promptly. If there are further details or concerns, you'd like to discuss, please feel free to reach out to our tenancy team directly.Best regards,Jeremy CollinsDirectorFarrell Heyworth

Thank you for taking the time to share your feedback. We’re sorry to hear that aspects of your experience left you disappointed. Having reviewed the sale, we can confirm that our team worked hard to achieve a successful result following the first sale falling through. The property was remarketed promptly, viewings were arranged, and a new buyer was secured at £205,000, allowing your move to go ahead. Regarding your other concerns, our team maintained regular communication throughout and liaised closely with solicitors, surveyors and both parties to help progress the sale. While we understand parts of the process were frustrating, particularly where external factors caused delays, we are confident that our team acted professionally and with commitment throughout. Your comments about the digital marketing fee are noted. This service includes professional photography, enhanced Rightmove marketing and targeted social media promotion, which were all provided as part of your package. We’re pleased your sale completed successfully and wish you the very best in your new home. Best regards Jeremy Collins Director Farrell Heyworth

Awful service and lying

I recently vacated a rental property in Morecambe.Having waited a few weeks for the return of my deposit of £495 I called the office in Lancaster and asked if they had a timescale on its return to me.I was assured that the landlord had been contacted and that it would be returned to me shortly.2 weeks later I re-contacted the office for an update, and was told that the landlord has still not responded. Later that day I was contacted by some contractors working in the property for the landlord enquiring about the whereabouts of the cellar key. I told that this had been returned to Farrell Hayworth with the others. I enquired to the landlord who said that he had not been contacted by Farrell Hayworth about my deposit, and he had now finished his contract with FH and was now with another agent.I again contacted FH myself who eventually said that the landlord hadn't been contacted and would do that now.I do not like being lied to and requested that as now the 10 day leaving period had been passed, with no correspondence from FH as to why the deposit has not been returned I have therefore sort legal advice, who have informed me that I am now legally entitled to a full refund.I am hoping that this done, so that I do not require to take further steps. We will see. I shall not be using them again.

We’re sorry to hear about your experience and appreciate your feedback. However, we would like to clarify some points mentioned in your review. We take deposit returns seriously, and our records indicate that we have followed the correct procedures. It's important to note that we did not inform you that you would receive your deposit, as this is subject to the landlord's approval and any deductions required. Our intention is, as with all clients, to facilitate the return process according to the landlord's instructions and according to the law. Customer satisfaction is important to us, and we regret that this situation has arisen. If you have any further concerns or need assistance with this matter, please feel free to reach out to our tenancy team directly, and we will work to resolve it promptly. Had endless problems with these as our letting agents, far too many to list in one review. When I finally was able to move out of the property I was lied to repeatedly by Paul, whose laziness resulted in me getting my deposit back late. Sam was, however, brilliant. She went above and beyond to try and help us during our nightmare experience. Avoid avoid avoid!

If I could put 0 stars I would.

If I could put 0 stars I would. My experience with Farrell Heyworth estate agents (Lancaster) has been extremely disappointing. We have dealt with both the lettings and the sales department over the past three + years. I've encountered numerous issues, primarily concerning poor communication and high turnover of staff. Despite the promise of efficient service, there were significant delays in responding to inquiries, especially with the rental property. Trying to sell through them led to a failed sale, after the offer was given we were advised to take the property off the market - leading to the property not being viewed for 8 weeks - when the sale fell through various promises were made but never followed up on. I totally understand that a sale falling through is not the agents fault however advice given was useless. I was then landed with a ‘digital marketing fee’ (when I sacked them) for almost two hundred pounds. The joke in all of this is that over a 2.5 year time period they showed 8 people round! One could argue that their digital marketing clearly does not work! The property was not an easy place to sell, a retirement/ assisted living apartment so I completely understand the challenges these kind of properties come with. They overpriced it, we constantly asked if we should reduce the price but were told no, I was also very clear that we would consider any offer. However our newly appointed agent looked me in the eye and assured me that if they didn’t think they could sell it they wouldn’t take it onto their books. The deal was also a ‘no sale no fee’ agreement. Suffice to say we went with the new agents- polar opposite of Farrell Heyworth the property was under offer within three days and the sale is complete. 8 weeks from start to finish. With regard to the property that we rented, Communication with ANY issue we had was extremely poor to non existent. As we have now vacated the property (leaving it in a better condition than when we moved in) we awaited our deposit back. As per our lease agreement this should have been addressed within 10 days of us vacating. Farrell Hayworth disputed that they were in breach of contract however, it would appear they don’t understand, nor honour, the wording of their tenancy agreements. It was well over a month of phone calls and emails, hardly getting to speak to anyone as they never return phone calls or respond to emails, we were fobbed off and nothing happened. The matter was escalated and reported to the Tenancy Deposit Scheme, who we asked to act on our behalf. Funnily enough we then started to get replies to emails etc. Our landlord wished to deduct money from our deposit - which was an absolute nonsense, they threatened and tried to intimidate us into accepting deductions which were bogus. They work on the assumption that one is so desperate for their deposit back that people will settle - we chose not to and we are now in receipt of our full deposit back. The lack of transparency and follow-through on their part has severely impacted my trust and satisfaction with their services.Overall, the experience has been marked by unmet promises, inadequate communication, and unresolved issues. I would caution others considering their services to be wary of these shortcomings.I notice the response to other reviews by Jeremy Collins, Director. I greatly look forward to responding to his thoughts on this review.

We appreciate your feedback and note the issues you've encountered during your interactions with Farrell Heyworth estate agents. We would like to clarify and address some of the concerns you've raised. Firstly, regarding your sales experience, we understand that it can be frustrating when a property doesn't sell as expected. Our agents aim to provide the best advice based on market conditions and client preferences. We recommend an initial sales price, which may be amended by our clients at any time. We always act according to our clients’ instructions, as we are duty-bound to do, and we always aim to keep clients informed and work towards their goals. The digital marketing fee is outlined in our contract and is chargeable upon sale or withdrawal. As for the property rental, our goal is to adhere to the terms of the lease agreement and provide a smooth transition for tenants. Any deductions are at the discretion of the landlord and in all cases, we act according to legislation as per our clients instructions. We appreciate your patience and understanding in working through these issues. It's important to us that our clients have a positive experience, and we are continuously working to improve our services. We would like to clarify that there has not been a high turnover of staff within our agency, and we continue to make efforts to enhance communication and efficiency in our processes. We value your feedback and will use it to further improve our services. Best regards, Jeremy CollinsDirectorFarrell Heyworth

Couldn’t recommend them enough

I used Farrell and Heyworth (Lancaster branch) to sell my flat. Leah was primarily dealing with it and was great the entire way through, chasing solicitors and keeping me updated. They also offered to check on the property as I wasn’t living there. Plain English Please

Saw a listing for a property with "offers over £120,000”. There had been an offer for £114,000 but had been rejected. If all went well, I was going to offer £118,000. Arranged a viewing on a Friday afternoon. Liked what I saw. At this point I decided to wait for a 2nd viewing before offering £118k as I wanted to check out the attic, it had solar panels fitted. So, I asked for 2nd viewing the following Friday. On the day of the viewing, I was told the price had been reduced by £10,000. The price now was £110,000 (not offers over) I offered the asking price and within 5 mins was told "the seller has accepted your offer. they want to complete within 2 to 3 weeks" this will come to haunt me very soon.Excited and dreaming of the changes I was going to make until 1 week later I received an email from FH. (I'm a 1st time buyer and have no idea how the process works. I don’t like lingo or shop talk, just give me plain English. Telling me “The seller has accepted your offer” which I took as literal is at worst an informal agraeement to sell to me and at best is “sold subject to contract”) So, the email went thus:I tried to call you earlier, unfortunately there has been another offer made on ******** Our client is asking for all parties to submit their best offer by 10am MondayMonday morning came and I received a call from FH about any offer I was intending to make. I asked why was an offer being considered when the client already accepted my offer. They explained because it’s a corporate client the property stays on the market until exchange of contracts. This was never mentioned before and had no idea that this was a thing. This is an important point that should have been communicated to me right at the start as this would have made me think twice about making an offer. So back to the phone call.I decided to offer the price I was going to offer 118k. 2 days later I received another call “The client wants to stick with me” A few more days went by and I’m beginning to think something's not write, I smell a rat, was this a bogus offer intended to push up the price. My gut is telling me YES.I've already spent several Hundred pounds at this point. I'm angry with FH they led me to believe the property was at the "Sold subject to contract" stage.A week went by with me getting angrier and angrier, Eventually I decided I couldn’t continue with my offer if the house was not going to be taken off the market. It’s a shame this was going to be my forever home, I had plans and FH screwed things up for me. I would still like to buy this property, but not under the condition the house stays on me market given I could be one week away from exchange of contracts only to be met with another offer forcing me to make another offer. I’m now going to see this house sold to someone else, depressing.Bottom line: If the seller says “I/we accept your offer” you’d better mean it period.Theres a difference between “I/We ACCEPT your offer” and “I/We will CONSIDER your offer” until someone come up with a better one”As for the seller wanting to complete asap they have already rejected an offer for 114k and now lost another offer. so that's at least 7 weeks... not to mention however many weeks it had already been on the market.UpdateWOW not even 24hr later and the house listing has been updated with my offer of 118k removed.Update 2I only updated my star rating to reflect the reply they gave and have tried to help my case.

FH manage a rental property for me

FH manage a rental property for me, well, they don't really manage because I do it myself. In April this year my tenant was struggling to pay his rent calendar monthly because of the dates his pension/benefits were paid. A lady at FH was very helpful and his payment dates were changed to 4 weekly. I asked her not to chase any arrears as he is elderly, vulnerable and worries so much to the extent that he loses sleep and gets very stressed. She was very good and said she would put a note on his account. He is now being chased for arrears and being threatened with eviction by a woman who obviously has no feelings or compassion and says there is no note on the account. I told them basically to shove it and now are trying to get 2 months rent from me . In the past they deducted monies from my account to pay for a fictitious appointment for a gas safety check. I knew it was fictitious because I checked with the contractor. What an awful company to deal with.
