Liam Tappin did a great job but was let down by the supporting cast. The main points are:1. In the early stages I was sent an incorrect email address for Waterfords for me to respond to! Regrettably I didn’t keep a record but a secretary at either Fleet or Yateley will remember.2. A lady arrived one day for a viewing but was not met by Waterfords.3. An inordinate delay to completion and large expense incurred for both buyer and seller because of the appointment of a company of solicitors in Yorkshire for the buyer. They refused to accept that an error in the head lease was insignificant as the Flat Owners at Hawley Lodge had bought out the freehold of Hawley Lodge in 2001. The buyer’s mortgage company refused a mortgage on a legal point, and the problem was only solved by the buyer instructing a solicitor local to Camberley after which exchange of contracts was achieved in two weeks.

We have spoken to the Yateley team about the situation to gain more clarity about what happened to see if there was anything we could have done differently.I understand it’s frustrating that an error was made with giving you the wrong email address but this was quickly rectified by our team and we can only apologise again for any inconvenience this may have caused. The person who arrived on site for a viewing was not sent by anyone at Waterfords. This person enquired about the property but because an offer had been accepted, we said we wouldn’t be able to do a viewing as the property was sold subject to contract. Despite this, the person turned up on site without our knowledge. This was not an official viewing endorsed by Waterfords so sadly it was out of our control.We always advise buyers to use a recommended solicitor that upholds the same customer service levels we are proud of at Waterfords to ensure the sale proceeds as quickly and smoothly as possible. However, the final decision on which solicitor to use up to the customer. Unfortunately on this occasion, the purchaser’s solicitor did not work on the case in a satisfactory manner, but we did keep you up to date throughout this as much as possible. In the end the buyer did change solicitors to one of our recommended companies and after this point the sale progressed much more smoothly for both parties involved. We completely understand that you found this frustrating but sadly we had no control over this, apart from to keep you updated about the situation as much as possible.Once again, we are sorry to hear that you feel let down but a lot of elements of what went wrong were entirely out of our Yateley team’s control. We tried our best to communicate this to you throughout the process.
