This company is fraud

This company is fraud , they forced me to pay 1% deposit to accept the offer before any paper work, property found got Japanese Knot weed, when I book the survey from Japanese knot week experts they denied access to the property , they behave like cowboys specially a guy named Tom , I asked to refund my 1% deposit £4225 , they denied and fraudulently digested my £4225.The National Reaidential estate agent company is the most sophisticated fraud company of 21st century , they run their online bidding and chase like anything 24x7 to emotionally blackmail and take your money fraudenlently and never returns if anything goes wrong with property .They gave me lots of stress and made me depressed then I suffer a lot with stress.The property they offered me and never get the purchase done was in Eastham (44 Skeffington road,London, E6 2NB).Their response when I booked survey was this one I received on 24/01/2019 and then never refund my deposit.“Hi Mr Abdul, please cancel your survey. You do not have any agreement or authorisation to access the property or its grounds for any survey. We are discussing this matter with the seller and our solicitors and we may contact you in due course. Many thanks, Rachael”Hence , I request all the buyers and sellers to avoid gettting trapped in National residentials properties , please never ever deal with this company . Thank you

Dear Quddus,We're sorry to read this, however it's important for us to share with our customers what happened here as unfortunately we were unable to achieve what you wanted due to the delays from your side.You first agreed to purchase this property 5 years ago on 29th June 2018 at £413,000.We are an estate agent representing the seller and we sell via a completely transparent modern auction method to get the best price possible for the vendor in 4-8 weeks. We require all buyers to be chain free and have funding available to pay deposits and complete in 56 timeframes. If buyers reduce their price or withdraw they risk losing the deposit. You were aware of this and agreed to this and happily paid the required 1% deposit (£4130) and signed our Purchasers Agreement and agreed to its terms.However, you subsequently reduced your offer twice, informing us that you could not get the required funding to purchase this property and the vendor very reluctantly agreed to accept your lower offer of £388,000 (a £25,000 reduction) on the back of your promise to compete quickly. Unfortunately when the time came, you failed for a second time to complete in the timescale you promised, informing us that your finance had not come through and subsequently withdrew from sale and asked for your deposit back. Whilst we endeavor to help all our buyers and sellers, this completely went against our auction terms and our industry's terms.As a result of lengthy delays, misinformation about your purchase finances, followed by your ultimate withdrawal, the vendor was put in a very distressed position, and we had no choice but to resell the property for a lower price of £365,000 to a buyer who could complete in the timeframes the vendor needed.Unfortunately this forfeited the deposit in line with our terms and conditions.

Very challenging from day 1. 1. Win Auction with final bid price - they force you to offer higher amount or you lose 2. Frequently call & contact you until pay them deposit of £2500 or 1% of property if higher than it 3. You will be forgotten for weeks if not months 4. Properties can be unfit for mortgage application 5. Countless accusation and misleading information by text, email for deposit loss 6. Irresponsible of their actions 8. Sometimes they recommend you people to cover their shady work Be careful when dealing your case.

Hi Fillippo, we sell properties for our vendors via a modern auction and buyers have to be the highest bidder and be chain free, and pay a deposit. This is the same with any auction. If you do not want t purchase through auction you don't have to. I would recommend you do not based on your feedback and should stick to local agents. Thanks, David

Very poorly run business. From not returning calls, to just being rude for no good reason they really are everything you don’t want in an estate agent. Thinking it could not get much worse and still keen on the property I agreed on a purchase price pending a survey. I arranged for the survey to take place within a week of the offer, they gave the surveyor access to the property and within 48 hours I had the results and was happy to proceed… but wait for it the property was already sold at auction prior to the survey taking place they just failed to tell me or cancel the survey, actually they only told me when I asked where to pay the deposit to. Be very careful when considering parting with cash as maybe next time they might sell the property twice. Very unethical and all with the Directors knowledge. If you don’t have a choice but to deal with them speak to Tom as he is at least polite and diligent even if he is hung out to dry by the bosses. Ps it’s worth noting that they owned the property that they were selling and it wasn’t the seller pulling the strings but the Directors themselves

Hi David - our job is to sell a vendors property through our auction. You did not offer the reserve price on this property by the end of our auction and instead you were going back and forth with Tom (sales manager) to try your luck to negotiate a better deal with the vendor. This went on for weeks after out auction had finished and by then the vendor decided 'enough was enough' and put the property in Pugh Auctions and you were made fully aware he had done this and you were advised of the date of the Pugh Auction in case you decided to make an offer acceptable to the seller and pay your deposit. You did not and the property then sold at Pugh Auction. Only after the property sold through Pugh did you come back with a higher offer and by then it was too late. You have since purchased a property belonging to myself located in Mold that I decided to sell through Pattinsons Auction and I notified you I was selling. SCAMMERS - BE WARE - Really bad experience!!! We have paid a deposit of £2500 for a property which ideally and as per the contract agreement, the purchase was supposed to be finalized by now. Our mortgage application (before the crisis ~Sept. 2022) has been rejected due to the property being unfit for lending. To improve the condition they agreed to do the refurbishment long ago. It took them months to update the status of the refurbishment and every time we checked the progress they assured us saying that was started. Yesterday, they sent a fake refurbishment quote on a letter with a huge sum of ££££K price, NO Clear maintenance cost and NO tax price, NOT only that but they wanted us to cover the cost!!! Now the mortgage % has sky rocketed, which is a big loss to us. Even a week ago they asked us confidentially to change our mortgage adviser and suggested they know someone better. A BIG NO from us!!! Today the 4th of Nov, 2022 they sent a threatening email that says property has been back on the property market for sale and We Have Lost Our Deposit Money, which won't happen, this is a total SCAM, we'll do everything necessary to stop it from Happening!!!!!!

Hi Pina, we act in the interest of our vendors foremost as they have approached us to sell their property via a modern auction, so they get a guaranteed sale. Buyers get the opportunity to buy purchase cheaper than they would through local agents which takes into account the condition of the property and buyers are clearly advised when they pay deposits, they are non-refundable unless there are serious structural issues (such as subsidence) that simply cannot be resolved. This was not the case with your purchase and even when you had a survey the vendor was willing to pay for repairs. If you are purchasing at auction you cannot expect to buy cheap due to the conditional and then require the vendor to reduce even further for repairs. In this case the vendor was willing to pay for repairs but you withdrew anyway and this means you lose your deposit. We have auction terms after all, which you agreed to. Thanks David

I sold my 3 bedroom house with the tenant in situ through National Residential. I accepted a fixed price offer of £300k and they achieved a sale price of £310k. The sale was made in September 2022 and completion was in late January 2023. I had to provide details of the previous conveyancers for the previous sale and purchase of the property in order for the legal issues to be addressed. I had to collate and resend numerous documents relating to the property to the estate agent before completion. However, finally the sale was successfully achieved.

National Residential helped me to sell a tenanted flat which I needed to dispose of for financial reasons. The team got me a fair price and achieved completion in a good space of time, relative to the circumstances. It took slightly longer to complete than I had first envisaged but I am happy with the outcome given the added complications that exist when selling an ex-local authority flat that is tenanted. I would recommend National Residential to landlords who need to sell property while tenanted. Mark, London.

Hi Mark, thanks for your kind review. To get vendors a higher price than other conditional auctions we accept offers from mortgage buyers and not just cash buyers. We a higher price than auctions and we get a quicker completion than traditional estate agents as we only accept offers form buyers who are chain free and pay non-refundable deposits. The challenge that comes with this model (best price as well as quick sale) is that we have to resolve all enquiries from lenders and buyer solicitors, but we have a highly experienced and proactive sales progression team who drive these. Buying my first home which was listed with National Residential was a great experience. Throughout the process I felt listened to and was kept well informed of the progress! Every question I asked was answered and explained in detail so that I was fully informed at all times. They gave me time frames which were kept and often gave me updates, even when I hadn’t asked. The lady who looked after me, Rachel, was superb throughout and I cannot thank her enough for her help.

They lure you in with an inflated sale price

NR offered us a sale price higher than the agents we were with had offered and it sounded like a "can't lose" situation. Obviously, we went with them to find three weeks later that, having had no offers, they decided to do some homework and find out how much the property is actually worth (which we had thought, as "professionals" that they would have had done already!). Having wasted a few weeks since leaving our previous agents, we now find ourselves in the embarrassing position of having to go back to the original agents (who National Residential had the gall to say they would never recommend!) and have an on-line footprint of the property having been on the market for more than we shall have to put it on for now. They sound like a great idea but BEWARE.

Dear Jessica,We're sorry to hear you weren't happy with your experience. The 1 bedroom flat on Mulberry Close that your approached us to sell was valued on the 11th May 2023. We are an online agent and in our initial sales call with you, you advised us that you believed your property to be worth £450K. We carried out an initial desktop sales valuation and our agent considered £400K would be achievable. However, just like every other agent and auction, we are not right 100% of the time. Especially in the current market of rapidly increasing rates and also service charges increasing in London. Based on a property nearby going for £452k recently sold on Rightmove, the value we suggested for your property would have made it the second highest on that street. The lowest property on that street was £150k, so a very unpredictable market. However yours was in a prestigious location, gated development, communal gardens and walk on balcony.After some time, and no buyers registering we spoke to local agent Roundtree who said they'd “sold one in the block and have lots on the market 1/4 away mile. They said they knew the blocks very well, however S/c have increased significantly recently due to communal heating and mortgage lenders are not keen on them. In addition, they are planning major works to introduce higher, new penthouses as roof extensions in that area, so future s20 works pending for 12,000/20,000 per flat. They said that due to all of that they'd suggest £280/285K. They would have originally suggested 325/350k, but now prices are nowhere near that."We therefore gave it our absolute best, however yourself and us could not have precited these local changes to valuations. We gave it our all, and and of course it cost you nothing for us to try. We wish you the best of luck with your future sale.

I filled out the form to ask for a free valuation to sell my home via this company. I then received an email asking what time they could call me, I told them I was not allowed incoming calls during my working hours as it would get me fired. They phoned me during my working hours and right in the middle of my explaining my dire situation the man who phoned me rudely hung up on me and failed to call back so he hung up deliberately which was very rude and to a stressed out person like me that added insult to injury. Not very nice and I am far from impressed, it is poor business practice and disrespectful.
