Bairstow Eves - Letting Team - Purley Branch

We have just let our property using Bairstow eves Purley. Julie, Jamal & Lara were excellent during the whole process. Great proactive communication from all members of the team and made each step very easy. i would highly recommend the team in the Purley branch as they were very professional, polite, business savvy and worked quickly to get our property let.

I would very much like to thank the Chafford Hundred office and in particular Tina, for their sterling efforts in the recent sale of my property. Not only did they provide constructive advice, they kept in touch with feedback and regular updates on the progress of sale proceedings through to exchange.

Highly recommend Bairstow Eves !!!

Me and my brother recently purchased our new home. A huge Thanks to Bairstow Eves and it's team, especially to David and Maria. As a first time buyers we didn't had much ideas about all the process clearly. Many thing were unknown and complex to us.

Let down and misled

I instructed Bairstoweves to sell my home. I was impressed by the initial response and the regular contact and updates on viewing appointments. They took care of all viewings and on being told they had received two offers on the property, I held a lengthy talk with a member of the team who told me that one of the offers came from a regular client who had purchased a number of properties through them and the buyer always completed without problems. So we chose him rather than the other buyer, despite this person offering £5k more. The main reason was that he was a cash buyer and we would complete quicker. Then he was going to get a mortgage. Then he couldn't get a mortgage. Then he was going for a bridging loan and so the problems went on and on. Barstoweves never returned my calls, nor my solicitors calls or the estate agents of the property we were buying. It was impossible to get through on the phone and there is no mobile number to call or text on. It was only when I entered the complaints procedure that I felt I was being treated as a client. I would never recommend Bairstoweves or any subsidiary of Countrywide. My complaint was not upheld because the file made no reference to a cash buyer. They could not identify the person I spoke to and phone calls are not recorded. As far as Countrywide were concerned the conversation never took place. Do not trust Bairstoweves, they promise the earth but do not deliver

Absolutely excellent service!

Absolutely excellent service from John and Wayne at the Archway branch of Bairstow Eves. They did so much to keep our sale on track when it nearly fell through on a number of occasions. They were quick to respond to us, communicating frequently over WhatsApp, email and phone. They worked incredibly hard, are reliable and trustworthy. There were several occasions where they went out of their way to get keys or pick up a signed legal document. I would not hesitate to recommend them. Thank you!

Amazing customer service at the Kirkby branch!

My experience with Georgia (mortgage advisor) at the Kirkby-in-Ashfield branch was amazing! Georgia was extremely attentive, warm and friendly, and nothing was ever too much to ask for. I would recommend Bairstoweves and Georgia for a smooth house buying process through and through! Will definitely be returning. Thank you so much Georgia!

Hi if i could give 10 stars I would.

Hi if i could give 10 stars I would.I actually deal with the Purley branch and have found the staff to be very helpful and professional.Luke the Manager is there at the other end of the phone to help with any problems that arise. Then there is Sophie who goes beyond the limitations I would expect. She is always very positive and vibrant and really does keep our spirits up. She does most of our viewings and even helps with the dogs if we are not able to be there. She was involved as Luke was with a past sale and we have total confidence in her.The new lady Camilla is a pleasure to deal with. She is quietly confident with a can do attitude. All in all a great team to do business with.

Ramona and her team from Coventry Office were excellent in selling our parents home. Extremely helpful, very proactive, nothing was too much trouble. Highlighted the property and kept us updated every step of the way. Also very sensitive, caring and understanding as it was sadly being sold due to the loss of our parent. Highly recommend them and would give them 10 stars if possible....

AVOID BAIRSTOW EVES AT ALL COSTS!!!

AVOID BAIRSTOW EVES AT ALL COSTS!!!We have had the most terrible experience with Bairstow Eves, both buying & selling. They have needed chasing for even the most basic of tasks to be done. From the for sale board to the EPC, nothing has been straight forward. We were called weeks after our offer had been accepted,to find out how our property search was going. 🤷‍♂️ We were just stuck for words at their incompetence. Now, to cap it all the house we had an offer accepted on has been sold without them contacting us to raise our offer or check on our position. Amateurish is an understatement for these clowns. Treat them like the plague & stay away.

Amateurs pretending to be a business

Being brutally honest it felt pointless being a landlord with this bunch of amateurs, you will never meet your investment objectives working with them.Pain, stress, frustration every step of the way working with this business. Let me introduce you to the Beeston branch in Nottingham, my local branch, where there there lacked any semblance of customer service ethos or any knowledge of what a landlord might expect from property investment and a tenant might expect from a letting agent. You start out with frustrated and angry tenants from the get go of moving in after dealing with Bairstow Eves which is only the start of a loveless relationship as landlord, tenant and property management company. They employ very young staff who lack any interest in property but simply seem to need and job, how ever it transpires most don’t seem to need a job very much and make little effort or leave. Turnover is high, I dealt with numerous different staff which also resulting in repeated tasks and documents being lost, You end up hand holding every step on the way for the most basic tasks and in each case wondering what the hell it is you are paying for. The branch management, that has to be escalated to frequently, is equally as inexperienced, apathetic and incompetent, managers promoted because the last one left or was moved on. After endless mistakes never expect apologies, immediate corrections or refunds just snotty emails or for your communication to be ignored. BE (Countrywide) use ‘Preferred contractors’ all their maintenance and repairs. Most seem to be on the make, over charging, making up repairs, lies and failing to supply essential documentation while Bairstow fail to address any of these issues by letting them continue to repeat these actions (mainly arguably illegal). Their contract, contractor and tenant management process lacks any level of rigor and has to be repeatedly chased to ensure any level of compliance and ability to meet landlord and tenants requirements. As a customer of this business you accept you are always wrong until the point you leave. I emailed several execs at BE about my Hughes list of issues none responded to me. An unprofessional business too to bottom.

We have recently completed on a house…

We have recently completed on a house through Bairstow Eves, and have found them to be extremely helpful. We listed our property with Purple Bricks, and I must say, in the future we will always be using Bairstow. Claire and the team have been more than helpful, they have consistently helped us, advised us and supported us on our journey, even when we were hearing nothing from our own estate agents. Thank you to all!

Spring Developments

Spring Developments are currently using Bairstow Eves South Croydon to market a new development of 7 apartments. After 1 week 4 flats have been reserved at the full asking price. We are developers dealing with many agents across SE & SW London and have found Bairstow Eves service to be nothing short of excellent. In particular Laura the branch manager who has provided us with constant & detailed updates many of which have been out of hours and on her day off. Very happy without choice of agent and throughly recommend Bairstow Eves if you are looking to sell in the Croydon area as they deliver excellent results and go the extra mile.

5* service all the way

I can not thank the staff at Bairstow Eve's in Biggin Hill, in particular Caroline Price. Very professional and diligent, Caroline went the extra mile occasion after occasion. Always there to explain and keep me informed which was just what I needed when everything got a bit complicated and stressful. I have her to thank as she held my hand throughout the whole process and I would have faired far worse if it wasn't for her knowing her job and simply caring. She was instrumental in keeping the whole chain together as she ended up communicating with everyone throughout the whole chain (from top to bottom) from estate agents, conveyancing solicitors and individuals in the buying/selling chain, due to part of the chain being a private sale. If I ever look to move again, I know exactly who to turn to. Thank you, I can not recommend or sing your praises highly enough for all you have done.

The marking would have been zero if…

The marking would have been zero if that was possible. I rented my house via one of the agents they acquired when I moved to Australia in 2005, Initially, the service wasn't bad, which was mainly due to one of the staff in their Peterborough office. Unfortunately, it deteriorated when the rental business was moved to other offices. The problems started with the first tenant who did a moonlight flit. The inspection carried out by the agent was totally inadequate. The only defect they picked up was the back door that had been ruined by the tenant's boxer dog. A replacement was paid for out of the deposit, but they failed to pick up the oak kitchen base unit that had been gnawed by the dog and the new stone fireplace that had coffee stains on the mantle and dripping down the front. Items also went missing from the garage, which were not picked up, such as the lawnmower, a step ladder and an expensive aquarium. The second tenants were older and more responsible, and possibly because of this they hired a gardener to cut the lawns and maintain the borders, which were listed in the tenancy agreement as the tenant's responsibility. The only issue I had with this tenancy was that the tenants dropped something in the relatively new bathroom sink, which cracked. The agent contacted me and asked me to replace it under my insurance, which I declined, as it was not normal wear and tear, so it was therefore the tenant's responsibility to replace it, which they did.Despite signing up to go to Australia for only 2 years, we kept extending this, so eventually a third tenant moved in. He was at the property for just over 8 years, during which time I did not increase his rent, as he misled me into believing that he was looking after the property is if it was his own. I fixed every fault that he raised and carried out some decorating and replaced some carpeting. Unfortunately, when we returned to the UK in May 2018, we discovered that he hadn't looked after the property. The list of defects was almost endless. The house stank. There was grease on all of the units in the kitchen and a rotting chip on the top of one of them. Despite him leaving a receipt for £100 for professional carpet cleaning, we kept filling our Dyson with white dust for several weeks. Three very expensive carpets had holes in them, which we had professionally inspected, and was told that it was carpet moth damage due to the dirty state of the house. The person appointed by Bairstoweves to carry out the exit inspection had put in her report that it was down to normal wear and tear, but for that to have been the case you would have to be a contortionist, and a limbo dancer to get under the furniture where some of the holes were. Another carpet, which was in front of the French window had been worn threadbare, but the inspector put this down to normal wear and tear also, despite it being in front of the part of the window that didn't open. You did not have to be Poirot to see that judging by the indentations in the carpet a desk had been placed there and someone had been scuffing their shoes constantly.Other defects included spray paint on the worktop in the utility room, the underneath of the worktop in the utility peeling due to excessive heat from the tumble drier, which twice required the supplying socket to be replaced, holes and major scratches in 3 doors caused by a bike pedal, as noticed by a plumber we used, further stains on the stone fireplace, and large chips out of the mantle and hearth, a jungle instead of a carefully looked after garden in the front and rear of the house, where self set trees and bushes had been allowed to germinate, and become entwined in the fence and had also grown through the patio. The row of decorative conifers in the rear garden and the decorative hedge surrounding the front garden had been overcome and killed in many cases by brambles, ivy and self set trees. There were holes in the downstairs room walls that had not been filled adequately, and Virgin media cable tacked on to the new skirting board and architrave. The lawn was almost bare, as a large trampoline had been placed over part of it, and the rest of it was only cut when it reached about 2 feet high, according to the next door neighbour.Once I returned home and obtained a copy of the assessors report, I asked for a copy of the inventory that was provided for the tenant, so that I could assess the current state of the property against the state of the property when the tenant commenced his lease. I was never provided one despite pressing for it many times. Eventually, one of the managers that my case was passed to stated they never had an inventory, despite the tenant having one and the adjudicator's report from the eventual arbitration stating that his decision was partially based on the inventory as supplied by the agent.Returning to the assessor's report, which was so amateur that a partially blind person could have done better, I asked the agent how I could go about disputing this report and submitting my own so that I could receive all of the tenant's deposit back to help me may for rectification works. I was told that I could go to the independent arbitrator, and if i was to take this route, I would have to provide the agent a report and photos to support my case. At this stage, I once again asked for the inventory so that I could be objective, but once again received no reply or report. I therefore prepared my report, which ran to 6 pages and referenced each Tenancy Agreement clause that the tenant had not complied with. I also submitted almost 90 photos. After a few weeks, I had heard nothing so I contacted the agent, but was told that it could be a while. Not long after this, I was informed that I had been granted £165 out of the deposit of £820, and the tenant received £665. I was informed by the agent that the decision was final. I read the Arbitrator's Report thoroughly and it became fairly obvious that my report and photos could not have been submitted to the arbitrator, as there were only 3 submissions listed in the report, i.e. the Tenancy Agreement, the Check Out Report and the Inventory, which according to the arbitrator was "dated 30th January 2010, prepared by Agent, signed by Tenant with amendments". The above conclusion is further supported by the Arbirator's Report stating "where the Member/Landlord does not provide a specific breakdown of the individual deductions being made from the Deposit, the Adjudicator is only able to rely upon the submissions of the parties and any documentation provided in making a determination, on a balance of probabilities, of the claims being made". As I had itemised the costs I was claiming, which included an invoice from the professional pest extermination company for treating the moth infestation, which the assessor didn't mention in his report, and itemised costs for 3 replacement doors, it was obvious that only the assessor's report had been submitted, as the adjudicator stated in his report that it was not clear what doors I was claiming for, despite my report itemising on a room by room basis what I was claiming for, but his reported stated that it was not clear which doors I was looking to replace, despite my report itemising them on a room by room basis, with referenced photos.Despite all the damning lack of evidence supporting my case in the Arbitrator's Report, the Agent still maintained that they had submitted my report, but a few weeks later informed me that my photos had not been submitted because of the time lapse between the end of the tenancy and submission of my report, which was of course caused by the Agent not supplying me with an inventory, and denying that one even existed. The fact that my photos had not been submitted was news to me, as I had previously been told they had, so the arbitrator only had cut and pasted photos supplied in the Assessors Report to work on, which didn't include any for the garden, and totally inadequate ones for the house defects. I therefore asked the Agent to mail me the items that had been submitted, which suspiciously included my report, but did not include the pest exterminators invoice, so that was never taken into consideration by the arbitrator. At the same time, I sent a letter with an SAE to the arbitrator asking him to simply let me know what items had been submitted by the agent to support my case, but the old boys network was obviously working well and I received no response. To add insult to injury the Agent swapped energy suppliers 2 weeks before the end of the tenancy without consulting the tenant or me. The first I knew of it was when I contacted my chosen supplier to ask why I had not received an invoice, and they told me that my previous supplier had blocked the switch, as i owed them money, which was news to me. I asked who this supplier was, and they informed me it was Spark Energy, so i called Spark Energy and asked them what this was all about, as i had never instructed them to take over the account, and neither had the tenant. I asked who had requested the switch and they told me it was the Agent. I later discovered that the Agent does this with all tenancies that come to an end, but the guidelines state that it can be done when tenancies change, but not for returning owners. So the Agent did not follow the guidelines and moved suppliers 2 weeks before the tenancy ended. This resulted in me receiving invoices that included 2 weeks when my tenant was resident in the property, which I naturally refused to pay, and the dispute still drags on as the supplier should have been switched on 14/11/18, but Spark Energy did not play ball with my new supplier and have recently invoiced me for readings up to last month, despite the invoice stating a termination date of 14/11/18. I have received no apology or offer of compensation for this whole debacle

Beware of using this agency - they're sneaky and will con you.

Beware of using this agency. Completely untrustworthy. We had a multi-agency agreement with this agency and had agreed the same commission rate as with the other two agencies. In person, they agreed to the same commission rate and then surreptitiously increased it in the contract. It's only at the end of the entire venture - which is long and dragged out in itself, given I had to coordinate the agent and give daily instructions to follow up with the buyer, you're faced with a surprise sum in the final invoice. Do not recommend!

Very unprofessional Walsall Branch.

Bairstow Eves Walsall branch have handled my tenancy in the most unprofessional manner, using coercion and misrepresentation to obtain initial fees, not fixing the property, lying about repairs and making threats to us personally. It's been traumatic and shocking, and not what you would expect from a large organisation. We have kept all communication and are going to make a formal complaint through the Property Ombudsman, but even this is proving difficult to do due to their process... Attempting to complain to the branch proved fruitless as they started covering up for each other and refused to provide an address or contact for the District or Regional Manager. In particular, the manager Kiran was very inappropriate with threats and demands and we have copies of all this in writing. I would never recommend using this estate agent as a landlord, a tenant, or whether you are looking to buy or sell a property. When you go into the branch customers details are clearly visible on whiteboards around the office for their sales targets. They speak to you as though you a buying a secondhand car and don't have a clue. It's very sad to see companies like this still on our High Street in 2019, when their customer service is so shockingly poor.

If I could give 0 stars I would

If I could give 0 stars I would. Bairstoweves is an absolute and utter disappointment to say the very least. We are students, looking for housing and now we do not have a place to live and will likely not find anywhere due to us cancelling many other viewings thinking we had a house. They pressured us for money to secure the property which they are not returning to us immediately despite initially giving the property to us. They then proceeded to tell us an hour after signing an agreement that they had already given it away. Definitely do not recommend for students especially.

Oh, where do I even begin with this glorious letting agency? If you're looking for a masterclass in ignoring customers, avoiding responsibility, and achieving absolutely nothing, then look no further! These guys are true professionals, professionals at not responding to emails, never answering phone calls, and generally doing less than the bare minimum. In fact, I think they’ve elevated “doing nothing” to an art form.Need something fixed? Good luck with that! Expecting a response to your tenth email or phone call? How adorable of you to think that would happen. They’ll take your money with the kind of enthusiasm you wish they showed for literally anything else, then proceed to vanish like Houdini.Recommending this agency? Only if you enjoy watching a slow-motion disaster unfold in real-time. If “complete incompetence” is your vibe, then these guys are your perfect match. Stay away, unless you want the full experience of banging your head against a wall while screaming into the void. Absolute shambles. Even one star is far too much for the customer service, or rather lack of it, they 'provide'. This is a joke! Stay away from this agency if you can. Even the complaint team (nicely called customer care team... lol) don't get the grip of what they are for.
