This is an honest review of my experience dealing with Horizon Properties on behalf of a member of my union. This agent is completely unhelpful and unprofessional. They're making a young student pay full utility bills for a 12 room HMO that she occupies with just one other person, because the agent failed to fill the other rooms. Four months into her tenancy, they have yet to provide her with a signed contract. And when we attempted to resolve these issues, they lied about all of it. Avoid at all costs!

Really wouldn't recommend this letting agency. They're very very very slow at solving any issues. It takes weeks (months sometimes!) for them to sort anything. The landlord/ owner (Victoria) is also very unprofessional when spoken to about any issues with the house. Also when they say the house will be professionally cleaned after each tenancy they literally don't check the houses so don't trust that clause in the tenancy agreement. The maintenance crew are really nice when they're round at least and they really do wish they could help the house more I think.NegativeResponsiveness, Quality, Professionalism, Value

One of the worst lettings agencies in Cardiff. Poor communication with tenants leading to problems. A struggle to get maintenance team to do anything in a timely manner. Scamming us out of extra money for cleaning of the house even though a cleaner we paid had already cleaned. Awful staff with no respect or care for students. DO NOT GO WITH THIS AGENCY.

I would give Horizon 0 stars if I could. The staff are very rude and couldn't care less about their tenants, I would advise everyone to avoid them at all costs, they are well known in Cardiff for being awful! I currently write this as I have no heating, which apparently isn't urgent in the winter? They previously made me wait 3 weeks to fix my radiator, and now it has broken again after a week! They also went into my room without any warning what so ever and without my permision which is disgraceful that they can just let themselves into my room when it is locked! Hot water constantly turning off, refusal to clear up bin bags from last years tenants. There are so many other problems with the house, I wouldn't have enough room to list them all. My advice would be to just AVOID.

Do NOT rent from this ‘company’ (for the lack of a better word). They will not respond to your emails or take any maintenance issues seriously. Had trouble with the boiler and ended up with us having to fix it ourselves. They have years and years of students regretting they signed with them. They’ll try and take all your deposit (like they did for us) and create a way to do it (by lying). Some of the rooms were not cleaned before us moving in and were dirty and mouldy. Don’t be fooled by all these 5* reviews, probably created the accounts themselves with all the free time they have not answering students emails. May not be the staff but direction from the owner. Disgraceful.

From the moment I moved to Cardiff I have received great support from horizon. Also, the 2bedroom house that I rented through them has a lot of new items and furnitures (Boiler, Hot water, Oven, Washing machine, Sofa, Leather armchair and recently added a new Mattress). It is located near the city center and has a lot of storage space as well. During the 8 months that I have been living here, any requests of mine have been heard and dealt with immediately. Personally, I think people in Horizon work really hard to make the tenants feel comfortable.

Didn't even deserve the 1 star, this company is an utter disgrace and prays on young students and professionals - whatever you do, have nothing to do with these people, once they have your money they don't care about the living conditions of their tenants, which are often unsafe and disgusting. FOR THE SAKE OF YUOR CHILDREN AND YOURSELVES NEVER USE HORIZON PROPERTIES there are much better options.

Students beware At the end of the tenancy agreement and without inspecting the house Horizon insisted that a fee of £75 needed to be paid for a professional deep clean by one of their ‘approved’ cleaners. When the legality of this was questioned they threatened court action this felt very intimidating and has been very stressful.

Please, please, please do not go with this company. We have been fighting with horizon for months since moving out to at least get a portion of our bond back... we moved out in May!! Granted, the house did have its problems, however, the state of the house did not warrant the money they are asking for. As they seem to have provided insufficient evidence, the likelyhood is we may get some of our bond back. The problems we incurred from the very RUDE and unhelpful staff throughout the year are remenicient of a well known TV programme, SLUM LANDLORDS!! Having spoken to previous tennants, we’re yet to find someone to oppose our opinion on horizon. I can’t stress enough, please, do NOT go with this company!!!! As they have stated on the rely, and I can’t reply to them for some reason... the Landlord DID NOT pay for the professional clean. We, the tenants paid for the clean out of our own money for a service they provided. Very suspectly professional I may add.

I have been with Horizon properties for over 2 years now and I had great experience with them. They helped me to find 2 of my flats really easily, everything was sorted within few hours. If I had any issues with hot water or electricity in my flat, everything would be sorted within a day as well. I found Horizon properties the easiest to work with so far and experience was really smooth so far. Would recommend my friends here as well.

I’ve been living in a horizon property for a year now, and I must say that I have never had such a positive experience with an agency before. They are always very polite and helpful, quick to respond to any questions or problems and very thorough when addressing any issues. The property I rent is more like a home to me, I have another year on my lease and plan to extend that considerably as I have no desire to leave. It is incredibly easy to get paperwork and things of that nature done with horizon and everything is handled quickly and professionally. Hayden who handles my property is great and very pleasant, but every member of staff I have had dealings with have been fantastic as well. I could not recommend them highly enough.

Worst letting agency ever. As students ever since we signed the contract with horizon it has been having negatives impacts on our uni experience. The property is really big and could so easily be made into a really nice house but they refuse to repair and replace anything. The blonde women who is the owner is a vile human being. She seems to take new apprentices every year that are hand picked from the depths of hell to inflict as much misery as possible. The second your letting fee's are payed she becomes very abusive and patronising.

Horizon were a pleasant surprise given my previous distrust for estate agents. They have been friendly and helpful the whole way through the tenancy, from viewing properties, contract signing and support during the time in the house. From speaking to fellow students who are with many different estate agents, most if not all houses will have things go wrong... cooker breaking, shower leak and so on. What matters is how your estate agent/landlord will react to these things. Horizon have had such a quick turn around on fixing the problems our house has had, no grumbling... just organised a solution very quickly. Would definitely recommend!

If I could give a 0 then I would! The worst agency ever. They're so welcoming and nice up until you sign the contract and after they receive the money from you, they couldn't care less! I've complained multiple times before moving in about rodents in the house. They only put rat poisoning and that's all they did. The situation is getting worse as it's been nearly half a year and they still haven't done anything about it. We've made several complains but they don't do anything about it. I went to complain today and all they say is "I'll mention that in the meeting that we have on Monday". Apparently rats in the kitchen or the house isn't an urgent matter lol. They won't do anything to help the tenants. All they care about is getting the money and that's it. They even painted my house on the outside to look nice but hasn't done anything to the house in the inside. If you're wondering this house is 23 Woodville Road and stay away from this house as it's not worth paying £330pm! They will lie to you and say they will deep clean the house but they won't as that's what they did to us. The radiator in my room is always constantly leaking and my room is very damp because of that. In addition to that we have no back door lock provided to us. Therefore the back door which is by the kitchen is always open. So, the house is not safe at all. DO NOT MAKE THE MISTAKE OF GETTING A HOUSE WITH THEM. THEY ARE LIARS AND TAKE ADVANTAGE OF STUDENTS!!

Me and my friends decided to choose Horizon this year for our first year house as we looked around and felt that their property was the best viewed. They had great customer awareness as they took into consideration our needs and what we wanted from a house. Throughout the past year they have dealt with any maintenance problems we had and also took into consideration requests when we asked for new flooring and table and chairs and they delivered. The staff has been nothing but nice to us the whole year and are constantly willing to help and offer a solution which is best for both parties. Will definitely use them again!

Horizon Properties deliver smart and well kitted out student accommodation. It is great value for money when you compare what else you can get for the same amount in Cardiff. When you compare little things like the quality of mattresses and the kitchen appliances that they provide compared to other estate agents, they are up there with the top. The staff are happy to help if you approach them with respect and with kindness. We had a few little problems with our house (12 people in total) and these were always sorted out within, at the very most, 3 days. I would say it's important that with every house you assign a lead tenant and this person takes on the role throughout the year. This will help speed up the process and avoid miscommunications. They have a handy man that does all the work and he is also very helpful and friendly! They are happy to accept "wear and tear" at the end of the year which is also great. The deposits are also protected and were given back in full. I would recommend Horizon properties to all students. Thanks to everyone at Horizon.

AVOID THIS COMPANY AT ALL COSTS. They are rude, lie, do nothing helpful without constant badgering which they will then turn on you and accuse you of abusive behaviour etc. I have dealt with them for two years and they are a nightmare. Do yourself and your children a favour and go somewhere else and save yourself alot of work, stress and unbelievably disgusting property to move into. I would have done no stars on the rating but it won't allow that!

If only 0 stars were possible. The most unprofessional, unhelpful and manipulative agency I have ever had the misfortune of dealing with. We were forced to pay an agency fee before seeing a contract, then the contract they gave us violated everything they had previously said (not to mention was the worst written contract I have ever seen, spelling errors everywhere!). Once we saw this horrendous contract we asked for our agency fees back but we were refused them. After legal action they were returned but it took months of hard work. My advice is keep the Horizon at a distance .

Worst letting agency I have ever come across. My student friends have moved a great deal and even they have never seen a house as bad as mine. Bed bugs everywhere, all white goods broken, broken pipes and leaks, broken back door kept shut with a brick. Woman who owns Horizon refuses to speak to us, but did throw tea the window onto our heads as we left horizon. She would not allow us to speak to her staff and insists we get put through to her everytime we call but puts the phone down on us.
