Hern and Crabtree recently acted for me in the sale of my property in Llandaff.With so many options these days, choosing the right company to deal with can be quite stressful. But I can highly recommend Hern and Crabtree and assure you the staff at the Llandaff branch were very helpful. They all tried hard to take the stress out of the process and liaised extremely well with all parties involved.All in all the service has been very professional and dealings with the team has been an absolute pleasure.

kind, caring, honest and professional

We used Hern and Crabtree in Caerphilly Road. From the very first meeting they were not just friendly and professional but honest to a tee. Something you don’t always find with estate agents. Their advice and understanding about our needs and life were invaluable. We eventually found a house also listed with them as well as selling ours with them. This turned out to be invaluable. They helped the process enormously letting us visit the new house many times to measure up and Jan in the sales progress role was the most wonderful person to deal with through a stressful time. We had some issues with our vendor not being able to move out on time, so Antony even came and moved her belongings on the day - above and beyond the service of an estate agent!

We are very grateful to all the team at the Llandaff office for their help in achieving the sale of our house. Our main contacts, Owen and Mike, are very responsive and professional and kept us well informed, particularly during the early false starts (which weren’t their fault). Thank you.j It is worth commenting that we chose H&C having encountered them as prospective buyers. It may sound minor, but their physical marketing materials are of a much higher quality than most agents’ (without being of the unnecessarily bulky folder type). Owen’s and Mike’s sales technique appealed to us: relaxed and aimiable, but they were almost always able to answer our questions and, if not, contacted the office to find out there and then. This is in contrast to some agents we’ve encountered, who promise to find something out and then don’t get back to you. Our only, minor, criticism as buyers is that some properties listed online that are of interest are sometimes missing floor plans.

A mixed experience

The process of selling our house started well. The valuation was good without being unreasonable and the photos and brochure were of high quality. An offer was made and agreed quite quickly. Mike and Owen in the Llandaff office were helpful throughout this. However, getting from an agreed price to exchange and completion was something of a nightmare and in my view this phase could have been managed much better, especially given that another local branch of H&C was handling the sale of our purchaser's house. Agreed dates for exchange and completion were missed and in the end we completed nearly 3 weeks after the date that everyone had previously agreed to, having exchanged contracts at 4.45pm the previous day. As well as incurring additional costs for the storage of furniture that was moved on the originally agreed date (otherwise we would have incurred cancellation charges) and multiple postponements of arrangements with builders, energy providers, internet providers, and so on, this was a nerve-shredding experience.

Well the title says it all. From the initial valuation, to viewings, negotiations when we had offers and then support through the stressful sale process, they were amazing.
