TrustpilotProceed with caution
CPS homes, you advertise how community friendly you are by sponsoring a bake off, yet when asked repeatedly to do something about the student tenants thoughtlessly placed in the middle floor flat of a professional owner occupied converted house, even when asked to issue a section 8 notice by the landlord....(I have it in writing)You didn't care. In fact the worsening situation was ignored leaving the owner occupiers of the house to deal with aggrevation, abuse and sleep deprivation from loud techno music day and night....shouting and thumping around, 'play fighting' which shook the house at any time of the day even in the middle of the night, 4am 5am on a weekday was not at all irregular. We also had to deal with police, environmental health and the student police liason on this and you only responded to tell us you were fulfilling your 'duty of care' to the landlord, not prepared to offer support or any reassurance that you wouldn't sign up new students next.My neighbour and myself were left with no alternative but to get your attention on Facebook and Trustpilot, the public domain. And it's taken all of this just to get you to show some of that due care to the people impacted by your actions and respond by ensuring the mistakes were not repeated. So while we thank you for finally listening, and we are definitely much more satisfied with the final outcome, it was a year of pain and disruption we never want to be repeated. An apology would be appreciated, though not actually expected, but a public promise to show proactive care in the community and not to let this happen again, to us or anyone else would be even better!

TrustpilotThe 2 stars were for how good they were…
The 2 stars were for how good they were at getting me to sign up to the tennancy agreement. Once I moved in the flat above over filled their bath and flooded my flat. Granted- not CPS fault. However the wet walls, water around the light switches from a continued leak carried on for the two years of my tenancy. CPS put absolutely no pressure on the landlord to uphold legal responsibilities of keeping the property safe. They just looked after the landlord perhaps because thats where their money was coming from. This was on top of the other safety issues including a washing machine blocking the only fire exit for the property and rats. All of which the landlord faced little to no pressure from CPS to rectify. Then I tried to get my deposit back. Without going into the full circumstance (not for lack of transparency but for my fingers typing on my phone), CPS said that they couldnt inspect the garden as there was no access, but then produced photos (taken 6 months after my moving out) showing the garden over grown. They then wouldnt give my deposit back. This went to DPS who agreed CPS was at fault.

GoogleVery informative staff, was able to view the property we liked very quickly and was able to see all the rooms in said house. Staff where able to tell us how much the bond and fees would be on the day and gave us time to think before we took the property.

From a parents point of view very disappointing, the property had not been cared for at all, cracks in walls and very dirty walls, very poor service when the fridge freezer was found to not be working, very poor communication between cps and the landlord, who the tenants never saw only his associates. Waited for a hoover to be bought for over 7 months. When leaving CPS seem to be more thorough than when the students Moved in. Would not recommend CPS and glad that the students have chosen a different letting agency for the next move.

GoogleVery poor organisation of viewings. CPS are required to give 24 hours notice of a viewing, but what the actually do is give notice for the next day, most days of the week, and then just turn up when they feel like it. This defeats the purpose of notice, but somehow they get away with it. CPS could instead take viewing bookings in advance and then send proper notice like many other letting agencies do. Luckily my house is managed by the landlord (not CPS), so the viewings are our only contact with CPS.

GoogleRead the reviews from people after they have signed and cps have taken their money, guarantee they will all be 1 star. You don’t matter to them anymore and they will take any opportunity they can to squeeze any more money they can out of you. They are all friendly and happy to your face in the office but I actually struggle to work out what they all do in there all day. Because every single thing I have ever asked them to do since July this year has been ignored. Would not touch their business with a barge pole moving forward and I suggest you don’t either. Disgraceful business. Would have given zero stars if I could.

GoogleDO NOT SIGN WITH THIS AGENCY. Not long ago they had an average 2.5 stars, but they are definitely cheating the system and paying for higher reviews. Everyone I know had a horrible experience with them. I know they’re probably the largest in the city as far as renters to students go, but AVOID THEM AT ALL COSTS. My personal experience: moved in to find a spider infestation and mold on most of the furnature. They wouldn’t send an exterminator as they said “spiders are seasonal” (I’ve never had over 500 spiders be seasonal before) and they fought me on the mold and tried to blame me (though I’d only moved in that week). Finally agreed to replace the furnature as it was covered in mold and came home to almost all the furnature gone and nothing was replaced for 3 weeks! Pretty sure they lie about energy ratings as your bill will always be higher than what has been promised/agreed upon. Had an absolutely horrible experience that ruined my life for a year and after that they tried to take half of my deposit - though in the inspection they said they found nothing and that no money would be taken!! It’s a disgusting company, and even though some of the employees were helpful occasionally, do not rent from CPS.

GoogleFar and away the worst letting agents I’ve ever used. The landlord was not registered (which is against the law in Wales) the house was so damp it gave me asthma, the kitchen ceiling collapsed due to a leak which we repeatedly reported, and they were extremely difficult about giving the deposit back; it took 6 months from the end of tenancy.
They lied about the property not being cleaned and tried to charge us for a ‘stolen’ chair we’d never been supplied. Also, the state the house was in when we started the tenancy was appalling - clearly the extortionate portion of the deposit they take from every property is not going toward cleaning bills. Use literally any other agent and you’ll be better off.

TrustpilotSelling My House
From the onset of meeting Sian, who was a delight, the whole process of selling my home was absolutely stress-free. I was kept up to date from the viewings all the way through until completion took place and I handed over my keys! I would highly recommend the sales team at CPS Homes.

TrustpilotIf you are a student, look elsewhere
It's hard to write a review that conveys how awful my experience with CPS has been, but it is safe to say I would never rent with CPS again and I will never trust a landlord or letting agency as a result of my time with this organisation.I will stick to the 'highlights' which represent the most egregious shortcomings of the CPS experience I've had:1. During the viewing, I pointed out damp spots on several interior walls and they assured us that they would be treated. The damp spots were painted over but left untreated, meaning that one of the tenants could not stay in his room for three weeks while they did what they promised to do before we moved in. We also could not use our living room for the same period of time for the same cause, and the house was occupied by workmen and left filthy once the work was completed. I even had to remind them that they still needed to paint the walls.2. Similarly, I pointed out a damp spot on the ceiling below the shower during the viewing and suggested that they investigate a leak. When we moved in, the damp stain had been painted but we found both showers were leaking through the ceiling into the living room and once again we had to accommodate numerous visits of workmen investigating and fixing the problem.3. We were told during the viewing that the house would be cleaned prior to the start of the tenancy. When we moved in, a thick layer of congealed grease covered every single surface in the kitchen, living room and as far as the banister on the stairs. The person sent to clean was not a cleaner but a handyman, and he brought no cleaning products and made an absolutely negligible difference. To this day the grease pervades every aspect of the house. CPS claimed that the house had been cleaned since the previous tenants left, but the employee sent round to clean at our request told us that the house had not been cleaned prior to our moving in because the landlord had fallen out with her cleaners and had none in her employ.4. The door boot seal of the washing machine was perished and mould ridden, meaning the rest of the machine's internal parts were likely no cleaner. CPS expected us to clean it ourselves because their 'cleaner' had already had a go at it, even though his cleaning was only attempted with one of our scouring pads and some fairy liquid. I showed them it was not clean and even invited the landlord and CPS to come around and view it for themselves. They pontificated for a month while we could not use the machine for fear of damaging our clothes, and it was not until I decided to pay a professional to replace the door boot seal and clean the machine and take the cost out of our rent that they decided to act. They eventually replaced the whole machine after delaying for as long as they could.5. CPS do not contact you when they are visiting for a viewing. We had to refuse them entry several times because they had not given us any notice, and during one of these refusals their employee Gareth became quite irate, stormed off and left a group of people who wanted to see the house standing on the doorstep. Even after this incident, they attempted to gain entry to the house without notice on several occasions.I do not exaggerate when I say that this is not even close to a comprehensive list of issues with our house or CPS, and that the defining characteristics of my time with CPS is that they are happy to deceive and trying to get them to fix the smallest of issues is like pulling teeth, and the bigger the problem the more arduous dealing with them becomes. They are not afraid of lying and treated us incredibly contemptuously, but I suppose we're only students and should just be happy to live in squalor.
