GoogleThey have sweets in the office for while you wait! The agent that showed us round the houses was really friendly, honest and did not try to make us sign that day which some agencies do. The houses are really nice and so much better than what we are renting at the moment.

Hi Charliiy, renting a house is a big step, so it doesn't need any more pressure than it already comes with, which is why we encourage groups to take their time with their decision. Hope you're looking forward to moving in. Feel free to pop in for some more sweets when you're next passing!

TrustpilotAppalling service
CPS has provided appalling service to the student tenants of a house in Cathays. Our son is one of 6 tenants. We have had to intervene twice in two months to try and get CPS to make the landlord carry out fundamental repairs: 1st, to the broken boiler and 2nd, to repair a badly fitted and leaking shower. On both occasions, CPS was content to string the students along for *weeks* while the problem continued or -- in the second case -- deteriorated, leading to the collapse of the ceiling, with risk of electrical fire. Promised actions were not taken. On this evidence, CPS and this landlord are not fit to have responsibility to young people who lack experience to challenge unscrupulous behaviour. CPS effectively colludes with the landlord to the detriment of its own clientele. We have raised this problem with Cardiff Council and hope for action. Beware!!

TrustpilotDreadful. AVOID at all costs
Hope the bad feedback on here is picked up by some so that you can save yourself time and money. Why did we pick CPS? What a shower. Checked out in June, no problems. Two months later, no deposit back, landlord is waiting for invoices for some work spotted by the landlord after check out, which apparently he is allowed to do. So why do CPS bother doing a check out. How can I now verify the work, and where's my money?(Edit)Two months down the line and CPS only responded to us once a Statutory Deceleration had been made to the Deposit Protection Scheme. Out of the blue, a bill for £1400 for works. New tenants in the property now, so the works can't be verified (convenient). £65 of the costs were identified by CPS in their check out report, others appeared from nowhere. CPS were advised that £65 was appropriate and what we would pay. The CPS rep replied 'I'm a little confused,I would recommend that if you are disputing any of the claims listed, you provide us with supporting evidence'. No - you provide evidence of your made up works. And if your confused by this, maybe this isn't the right job for you. Now, the landlord is to blame for these stupid, made up (and often duplicated) costs, but CPS are complicit in fully supporting the landlord by being obdurate, obstructive and un-supportive of the tenant's interests. And you can see they've got the balance of tenant's v landlord's interests wrong just by comments on Trustpilot. All of these claims can be verifed. AVOID CPS at all costs.(2nd edit 26/11/19) Received Deposit Protection Scheme arbitration outcome today. The landlord claimed £1588 from the deposit, DPS awarded them £55. If you make the mistake of using CPS, there is a process available to help you get your deposit back.

TrustpilotThe viewings were really great- we had…
The viewings were really great- we had a good experience and felt we were shown homes that were what we were looking for. However I think that it is terrible that one occupant cannot pay full rent for the whole summer without affecting other people's rent. This policy is not standard across Cardiff letting agencies and as much as I understand money has to made- you have lost rent this summer as I will not be staying as I refuse to make my housemates pay for my life. Also the standard of communication has been poor. Good houses but I'm disappointed.

TrustpilotDon't use if you value your sanity
I rented a student property via CPS homes and I wouldn't wish their service on anyone. We had no hot water for three weeks, a leaking toilet for several weeks, and a kitchen window that didn't close for the full 12 months even though we reported it several times. The property was disgusting when we moved in and I had to do a top to bottom clean before moving my things in, yet we got charged a cleaning fee because there was one piece of fluff inside one bedroom drawer which I offered to remove when we spotted it at check-out. As others have said they NEVER give the required 24 hours notice before bringing viewings around, and take weeks to respond to emails with maintenance queries. Just go elsewhere if you value your time and energy.

TrustpilotDO NOT TRUST FAKE REVIEWS. AVOID THIS COMPANY AT ALL COSTS
This review is based on student letting. Dear all future students DO NOT GO WITH CPS HOMES For the following reasons:1. Our house was not safe to move in to until the 16th of September as the landlord was still carrying out works on the property. Surely this should have been done while we were paying half rent for 2 months prior!! We were not reimbursed any money for the rent we were paying while we couldn’t move in.All this time we were paying bills for when we were unable to occupy the property. We asked CPS to contact the landlord about covering these costs. Never heard back.2. When the house was “safe” to move into it certainly was NOT clean. They said it had been cleaned professionally before we could move in however this clearly was not the case; insides of cupboards, under sofa cushions and even the counters had crumbs/ dirt left in them. Their version of professionally cleaned must literally be a hoover and mop. We requested a reclean however this never happened.3. Customer service is appalling. They will reply to your first email but good luck getting any more replies after that unless you chase them.4. You would call the Roath office who would tell you to contact the Cathays office who would tell you to contact Roath office - it goes on 5. We were not given ANY warning of viewings. A text 30 mins before if we were lucky. They would knock once then immediately let themselves into our house. The list could go on but I recommend looking at the cardiff uni overheard page for a whole range of honest student reviews- some a LOT worse than minealso CPS seem to be removing a lot of the negative reviews - 91/193 to date. It’s not all as it seems!

TrustpilotThe law is not an obstacle to CPS
I rented for then and they are in constant breach of the 1985 landlords and tenants act; they never leave 24 hours notice before a viewing and do so by text messege, not letter or email like they're meant too. They also are very uncooperative and took a very large slice of our deposit for trash collection even though we had hired a private collector to do it the next day, they wouldn't accept that and charged us anyway even when we gave proofWhen you go into your property the house isn't cleaned like they stated, ours had mould food bins and a leak from the upstairs bathroom. Their staff are poor and unhelpful and really justify eveyones negative misconceptions of estate agents. In short they take advantage of tenants noy knowing the law or not having the effort to contest CPS to rip them off

TrustpilotWhen will you learn that your actions have consequences.
They didn't fulfil housework the promised they would when we started out tenancy, then on top of that are with-holding our deposit claiming it for repairs of issues that were highlighted in our moving in inventory. Do yourself and your bank account a favour, find someone else. Also them handing out free on drinks on the corner of north road and column road is pathetic. No, I don't want a cuppa I want my deposit. Also maybe seek out a solicitor because they didn't respond to us until we got one.

TrustpilotDifficulty dealing with various people…
Difficulty dealing with various people in different departments. I was hoping that they were personal and small enough to deal with a sole agent regarding all matters. Sometimes I feel that CPS Homea do not have my best interests in mind. I am currently on the other side of the world, so I placed all my trust in CPS Homes, unfortunately things got off to a bumpy start. Again, due to the many agents at the company it is hard to get hold of someone when you really need them.

TrustpilotRude useless staff
Rude useless staff. After paying our deposit and agency fees they told us we could no longer have the house - leaving us looking for other accommodation. Due to timescales, availability of funds and the limited properties available were stuck with them. No compensation offered and tried to keep our deposits when landlord had OKed release of them to us in FULL. Avoid at all costs. The houses might look flashy but they won't fix a single issue and soon you'll be in a damp mould infested pit.

I would share my real opinion but when I did CPS made Trustpilot take it down. So let try rephrasing it. Rather than making any accusations and suggestions for what they might attempt and instead go for the facts from previous cases. Multiple houses that were not clean when people moved in. They refused to give back deposits until threatened with being taken to DPS and even then were slow, failed to give the required notice for visits etc. etc. etc. Avoid at all cost!

TrustpilotHorrendous - students steer clear!
Absolutely horrendous letting agent STUDENTS DO NOT USE AT ALL COSTS.We are still waiting for our deposit to be returned, months and months after moving out - CPS leave 2 weeks before replying to EVERY email, and even then do not address the points you've raised. (No doubt in the hope that you'll get fed up and accept the reduced deposit they're offering). The house was disgusting upon arrival, with even the agent agreeing it wasn't really acceptable condition or look like it had been professionally cleaned. (CPS Stop reporting EVERY bad review on you disputing lack of evidence - we have a VIDEO of this.) During initial inspection we were promised all sorts of things ie new mattresses we finally received months into the tenancy after having to absolutely battle for something we could comfortably sleep on, and told we would not be charged for various problems with the property but now face issues. The sofas were so stained and disgusting that we did not want to use them, and CPS are trying to charge us for cleaning of these, despite them being cleaner than when we arrived! Students you are only legally required to leave the property in the condition it was upon moving in, so for them to try charge for this is plain cheeky. We are STILL waiting for our deposit despite it being protected, and they are trying to charge us for removal of mirrors that were in the property when we arrived, painting of walls we have photo evidence were in poor condition upon arrival, photo evidence of the unclean state of bathrooms upon arrival etc etc. It's quite frankly embarrassing and the sooner they get their licence taken off them, the better. Steer. Clear.

TrustpilotDon’t use this letting agency.
My student daughter and her friends rented a house (if you could call it that - more like a hovel) via CPS in their 2nd year at uni. They were sold the dream by CPS when they went to view (don’t worry all problems will be sorted, the house will be deep cleaned before you move in etc) and then as soon as they had their money their attitude changed. The house wasn’t clean when they moved in - it was absolutely filthy, honestly you would think a bunch of squatters had been in over the summer. when they complained CPS fobbed them off and treated them with contempt. Parents had to get involved to force CPS to send cleaners round and to sort out repairs. The house was infested with insects, damp on the walls, Mold in the bathroom and the landlord was not interested in sorting it, but CPS did nothing to help the tenants. When the students complained to CPS about the landlords behaviour towards them, it appeared they took no effective action because nothing changed. It is my opinion that CPS were only working on behalf of the landlord and were not interested in dealing with the tenant's concerns. This is demonstrated but the amount of times the tenants had to contact CPS over the same issues only to get nowhere. This is a matter of fact and records were kept. The situation caused my daughter so much stress that she didn’t need while trying to study. Take my advice and don’t use them.

TrustpilotNegligent and devious
I moved out 1st July, it is now the 5th September as I write this. It took till 22nd August for them to start discussing returning our deposit. Despite mentioning no issues during the actual checkout inspection, they decided to try and take half of our deposit as a house which is about £800. £75 for "handyman" and £180 for "cleaning", bear in mind we spent a whole week cleaning it before inspection, these cleaners must be the best in the country if they are getting these rates for a house that was considered clean to begin with. The other £600 is being claimed for various items that were broken when we moved in, unfortunately the inventory we handed in was "misplaced". So their logical solution to that, was to make us pay for their own negligence/dishonesty.Once we told them we would dispute the charges, they have decided to not put forward any claims on DPS preventing it from going to arbitration. It is clear that they have no intention of treating tenants with any kind of good faith. I have yet to find any previous tenants speak of CPS in a positive way.I would encourage people to avoid letting with them. Before moving in the house was damaged and we were ensured repairs would be made. Not only were the repairs never made, they now wish to repair the house using our deposit. Many others have also reported similar experiences. This would suggest that it will likely occur for any future tenants as well.As it has been 6 weeks since we notified them of our intent to dispute, they continue to drag their feet during the whole process. Refusing to discuss it by any medium other than email to which they will respond every few weeks. Like every other student in this situation, I cannot afford such a slow turn around. We have never been treated so badly by a letting agency and this is a prime example of a need for stricter regulation in the letting agency practices.

TrustpilotUtterly incompetent
CPS Homes are the worst agency I have ever experienced. They are very slow to respond to issues- I'm currently still waiting for a response regarding the deposit on a house I vacated in June! They have tried to claim ~£1,200 from our £2,020 deposit for a number of things including mostly cleaning and covering blue tack marks (they say that the entire wall needs to be painted, when they clearly don't do that (the walls were patchy from previous 'repairs' when we moved in.)) The inventory I completed when we moved in was thorough and showed a number of defects (including marks on every wall), but they never even read it, and they're now trying to charge us for those things! I've now been waiting 3 weeks for a response to my email and whenever I ring the office I'm told that deposits can only be sorted via email. Communication is poor, as are their efforts of fault resolution. I pointed out a wobbly chair at the time of the inventory signing prompting the response "I can't see how that's loose" only for it to fall apart within a week. And when they did send their maintenance man to fix a broken drawer in the kitchen he left halfway through the job and never came back so I had to finish it off myself (not a problem, just the principle). All in all, terrible service and I will NEVER use CPS again!

TrustpilotRichmond Road: serious damp/mould problems
Rented ground floor flat on Richmond Road. When viewing I asked if there had been damp in the flat, CPS said no there has never been damp or mould in the flat. After 1 week received letter under door from previous tenants explaining how bad the mould was and that they had to move out. After a few weeks there was water trickling down the inside of the living room wall with mould growing on everything and I became ill. CPS clearly knew that there was a damp problem with previous tenant, covered it up with new paint and a couple of boards and got new tenants in! CPS don't care about their tenants. I had to phone CPS over months trying to end my contract early, they were very unhelpful just saying things like have you tried opening the window and wouldn't visit or put me in touch with the landlord. Eventually after a few months the landlord came round and I ended the contract early.

TrustpilotDISGUSTING company DO NOT TRUST
Genuinely disgusted by the shocking level of customer service from CPS. They have no communication skills at all and by that I mean they just ignore you. When we moved in half of the basic things you need for a house to function were broken and it took an obscene amount of effort to get them fixed, some of them never were and that's a health and safety issue. Now they're withholding our deposits and there is radio silence about when we will be getting them back. Its nearing the 3 month mark and after many many emails and phone calls from all of the tenants they just do not reply or answer. Any sort of update if there is being work done would be lovely but they can't even do that. I have filed to take them to court in the hope of finally getting back our money. DO NOT USE THIS COMPANY. Look at all the negative reviews... oh wait you can't as they report all of them.

TrustpilotYou'll NEVER get your deposit back intact!
Used them in 2nd year, had no running water until 2nd week of September due to ongoing maintenance and the kitchen didn't have fridge/oven until the week after - one of my housemates had been living there for full price rent for 3 weeks before kitchen renovations were completed. Again, let through them in 4th year. Only available checkout appointment was 2 weeks before the end of tenancy, so despite paying full rent was forced to move out halfway through June. At checkout appointment agreed to minor deductions from deposit for a cleaner, but 2 months later they have charged for missing freezer drawers (£150 and not on inventory), handyman (£60 to fix what, we don't know) and another £60 for cleaner. 3 months after checkout they finally agreed to remove the freezer charge although deposit still missing (now October). From my experiences with them they provide a sub par service. The fact that a large percentage of their customer base are students must not have anything to do with how quickly they feel they can resolve issues.

TrustpilotYou’ll never get your deposit back
Read reviews before deciding to go with cps but assumed some were exaggerating. However having just finished a years tenancy with cps, I can assure everyone these are not exaggerations. Through out the year cps were ok, they would take a while to get things done but no major complaints. But since moving out of a property (which was left in the same condition we received it) they have been a nightmare. They took almost two months to respond to emails inquiring about the return of our deposit and when they finally did (after numerous emails) the charges were ridiculous. We are still disputing many of them. Do not make the mistake of choosing them. (Ps they report all negative reviews)
