TrustpilotProfessional, intuitive and experienced.
I'm very happy with CPS. Their professionalism managed to get the sale of my house across the line under very trying conditions imposed by the Welsh Parliament's over reaction to the issues of 2020. After the first buyers pulled out (which was expected), the intuition of the sales staff, quickly matched the property with a second opportunity which turned out to be iron clad. Very grateful and appreciative of their efforts! A celebratory bottle is on it's way!

TrustpilotAwful
Awful, the worst customer service. I tried calling the other day after countless emails being sent to my account. I spoke with a colleague and they just hung up the call because they couldn’t hear me and said to email them.Do not go with this letting service!!

TrustpilotLack of communication doesn't help
Initial contact in terms of whether the offer made to the vendor was acceptable, was fine.Under the terms of contract established by the vendor I had to demonstrate commitment to ensure that any specific electrical / gas / or chartered surveyors report was commissioned within 14 days of the acceptance agreement to buy / sell the property, however, on the agreed date that had been booked for the chartered surveyor to visit the property, I had been notified by the chartered surveyor that someone at the property refused his access! Still in the dark about this. No explanation from yourselves as to why this wasn't able to go around

TrustpilotCOMPLETE FRAUDSTERS
This company are complete fraudsters, stay well clear. We have finally today received the remains of our deposit following falsified cleaning claims by CPS homes. Thankfully we videod and photographed our property prior to moving out which proved that the property had been thoroughly cleaned, this supported by our check out inspection in which the house was noted to be spotlessly clean. Regardless CPS decided to forge a fake cleaning invoice and attempted to charge £180 at the end of our tenancy. We have had to approach solicitors and finally received our money back through the dispute service of the deposit protection service. If you are currently a tenant with CPS I suggest taking as many photos, videos etc as possible upon your exit from the property as CPS will lie through their teeth and attempt to swing any extra charges possible.

TrustpilotAmazing Team!!
The girls at CPS Homes in Roath went above and beyond to sort me out with a flat, and they had everything sorted within one day. I couldn't speak higher of them!

TrustpilotHonestly this could have been 5 stars…
Honestly this could have been 5 stars but unfortunately the contract signing was a big let down! The woman was very rude, snappy and moody with us even when trying to make general chit chat. Me and my partner were abit taken back by her attitude and demeanour. I know they’re used to working with big groups but I defiantly think they’re not hitting the mark with young professionals. That being said Karolina and angharad were lovely as the other two ladies I dealt with just a shame about this horrible experience at the contract signing. It’s meant to be a happy exciting time and defiantly felt like an inconvenience and annoyance!

TrustpilotGreat Quality of Service
Rhys Owen has rented multiple houses for me for the past 10 years, they’re always rented out quickly and am yet to not have one full. Rhys has always been helpful with advice on how to keep my houses at a very high standard. Would fully recommend their services.Robert Jarman at CAMROWTAL Properties.

TrustpilotAvoid if you can
I have used CPS homes as a tenant and attempted to use them as a home buyer but have had to give up on that. As property managers they are awful, they fail to give adequate notice, have entered our property without telling us on at least 4 occasions and even replaced our front door without warning us and the only reason we got keys was that one of us in the house happened to be off sick from work. They are even lying in the advert for our property for next year. We have been in the house for two and a half years and they won't even replace the rotten and damaged kitchen side but claim in the advert that recent major work has been carried out (none has been since we lived here and judging by the state of the house nothing was close to when we moved in either). They have even gone so far as to up the contrast on the bathroom picture so the tiles look gleaming white, rather than dull, poorly fitted and moulding at the edges of the skirting boards. As a prospective home buyer I have had 3 viewings with them, two of which they were late for and the third no one arrived at all, it turns out they had not logged any record of our viewing despite sending a confirmation email and had already sold the property and failed to cancel our viewing.

TrustpilotVery highly recommended by one who knows ...
I have been an absentee landlord for a house in Cardiff since 2014. CPS manages the the property for me. Their service has been excellent. They keep me advised of maintenance, statutory obligation, council regulation and rent issues (including arrears) . Their fees are reasonable and their approach is ethical. I would recommend CPS to anyone who wants an efficient and trouble free management service. And I know what I am talking about. I was a public service housing professional for 30 years and have seen the best and the worst of service provision!

TrustpilotProbably the worst experience of my life
Probably the worst experience of my student life was renting with CPS. Took 6 months to get my deposit back. The house was riddled in woodlouse and slugs, they blamed it on the tenants for ‘leaving the kitchen door open’, absolutely disgraceful.Service was poor, check-in inventory was basic but check out was forensic. Thank god there was protest there the other night...If you want to throw your money into the bin then rent with CPS, i’d probably have better luck and better customer experience if I was renting from Satan himself.

TrustpilotSTUDENTS, AVOID AT ALL COSTS
My experience with CPS was absolutely appauling. I rented from them as a student and would never recommend this company to anyone, they were nothing but hassle. Please take note when reading the reviews on here and you will see a major difference in those from renters and those from home buyers/sellers.They never dealt with or took responsibility for any issues within the property. They tried to pass damp off as our fault despite taking all possible precautions to avoid it, in the end we just had to live with it for the year. They would turn up for viewings with 1 hours notice, this happened every day for about 2 weeks and is highly illegal as by law you need to give 24 hours notice. When I asked them to provide us with such notice they were very sarcastic and did not comply. It took us over 4 months to receive our deposit back from them. We had to go through an alternative dispute process with the deposit protection service as CPS tried to claim £90 for a clean to the property. It was spotless when we moved out and we had pictures and videos to prove this. When we asked for proof of the clean CPS provided us with a very dubious invoice. I tried to search for the cleaning company from the website provided on the invoice, it didn't exist. I googled the cleaning company out of curiosity and what a coincidende that the address on google maps just takes you straight to one of CPS' office? They led us to believe that we would never win a dispute against them but please if anyone reading this is experiencing a similar issue fight your case all the way.

TrustpilotCorner House- Crwys rd- Disappointing
Heating comes on "automatically" after a certain temperature... somehow the kitchen radiator hasnt been on in months. Also one time the heating went on in the middle of the night and i woke up sweating. This means that you either have the heating on 5 when you are cold and hope that the central heating goes on, or turn it down which means that when it comes on, CPS saves money.Deposits... when you are late for like 5 days they charge you a late fee. The fact that you are a university student means that some times payments will be late either due to banks overseas or due to work issues if you have a part time work ...Rooms are small but modern and have alot of storage space. BUT, the walls are virtually non-existent. I can hear all my flatmates at any time.NOT all rooms of a given flat are the same even though we pay the same amount of money. This is quite funny... When you open the bathroom sink fully, the water jumps out of the sink on the floor because the sink is small. Two last points . One, the rooms were not clean to a satisfactory level when I moved in, the fridge had rotten food left by the previous owners over summer holidays, the oven and microwave were disguisting. CPS Homes really doesnt clean common areas and if they clean rooms they do so on a very superficial level.BE PREPARED TO HAVE VIEWINGS WITH NO NOTICE OR NOTICE THE NIGHT BEFORE(which is less than 24h the law demands) WHICH EVEN IF YOU COMPLAIN wont change ! Lastly, something which might not be CPS fault per se, is that you can hear everything happening on the road... drunk people cars passing, police sirens from the station 3 doors down... everything...so if you decide to stay here, get a room overlooking the back of the accommodation.

Trustpilot119 Days to Return a Deposit
If it could go lower Id put lower.Seriously this is easily the worst company I have ever had to deal with. Waiting all year for a new toilet seat (apparent they were waiting for parts), further breaking things that were already broken and showing up with no notice to trample people through the house. To top this all off they took 119 days to return a deposit. When you read the reviews just ask yourself. Is this review written by a tennet? Or better yet a student? I dont see many positive reviews from that demographic.EDIT:Just a small update I would like to mention CPS have attempted to remove 93 of 202 reviews this year. They removed 44 due to the reviewer not responding to trustpilots edits and only 1 was found to breach trustpilot guidlines.Further Edit:They have currently failed to provide any evidence that any of the items I was charged for from my deposit were accually purchased. It has been 207 days since I left the property and CPS are still making life difficult.

TrustpilotDisgraceful!!
I am absolutely disgusted with this company!! Everything seemed to run smoothly to get you moved in and to take your money. However when it comes to leaving....... well just be prepared!! I gave a months notice but in their eyes I should of let them known the day before and will now be liable for a whole extra months rent!! Luckily another poor tenant signed up to it so didn't have to pay the full month! When it comes to a problemSSS well..... I was left with a whole in my ceiling which came home to at 11pm at night on a Friday, worrying it will collapse over the weekend, with more water patches on the ceiling creating mould!! Over a month and still not fixed even though I had about 3 people come to take pictures!! Which didn't get fixed still when I left. I had a cupboard/wardrobe that no joke smelt of sewage did not get fixed till the week before I left!! Towards the end the sofa got replaced.... but was left with 2 sofas I'm a small 1 bed, wasnt great!! When they did take it away I wasn't aware of the people coming. So much for 24 hours notice!! Now trying to get my deposit back.... well they took £70 for cleaning....... a tiny 1 bed apartment that was already clean!!!!!! And a few days of extra rent, which is fine. Recieved email stating what they would be taking from the deposit and will receive an email from dps, after many angry phone calls I was then told I would have to deal with DPS as they have processed their end!! Which when I type details they have no record!! So nearly a month later and 20 weeks pregnant with no support, again I will be making a phone call to get my money back I'm so in need off!! So please take caution with this company and please take before and after pictures!! Thanks CPS for the AMAZING service..... NOT

TrustpilotBe careful dealing with this firm.
I would not recommend using CPS as a lettings agency. Despite multiple reassurances that work would be done on our garden and a leaking roof, we lived in the house for 2 years with no work done. When it comes to receiving our deposits, we are yet to receive the full amount - the landlord claiming expenses unfairly. Our contract states that CPS takes photographic evidence at the start of our tenancy, which was not done. We then had to rely on our own photographic evidence and schedule of condition. The house had certainly not been cleaned when we moved in, yet we were charged for cleaning at the end of our tenancy. Blue-tack stains and “heavily stained mattresses” were quoted as charges despite that being their condition when we arrived. We are currently awaiting receipts from the landlord with regards to cleaners fees, and have been waiting for a month.Be very careful if you choose CPS as an agency. Take photographs of every single thing which you believe you could be charged for and record them in your schedule of condition. CPS seem to have a penchant for extorting money from inexperienced students.

TrustpilotWorst agency!
CPS are one of the most corrupt agencies when it comes to giving deposits back. You cannot physically speak to someone about it only by email which takes long to get a response back. They have taken so much money out of our deposit with things that has already been there before we moved in and has been noted down before. They have very bad customer service when it comes to asking about it. I do not recommend anyone to go with them especially if you care about getting your deposit back it will not happen!

TrustpilotCPS have taken down most of the bad…
CPS have taken down most of the bad reviews on here including my previous one, so I don’t think this will last on here. If you do read this however, please do not go with these people. I was promised a house that would be renovated completed and I even had them sign a document saying specific renovations would be made. When I arrived however the house was in a dire state. The fridge was smashed with remnants of sharp plastic all over the kitchen. The floors were filthy, there was mould all up stairs there was a cracked fire alarm upstarts that wasn’t working, wallpaper was peeling, we were promised brand new mattresses but instead received old lice infested ones. When I complained to CPS as soon as I arrived they said it was all my responsibility, even though I had moved in 3 minutes ago. My housemates told me that Gareth who showed us the property in the first place (who promised all of the renovations) was very nice in the beginning, but as we complained he became aggressive, and saying that it’s our problem. Like I said this review will get taken down at some point, but hopefully some people will read it before then.

TrustpilotPlease read and take note of the…
Please read and take note of the reviews left about the appalling service given by CPS Homes. To get get your deposit back from them after renting through them is impossible. Despite the property bring left in a better state than when the tenancy started they use every excuse and stalling tactics to to hang onto the deposit despite photos and video evidence bring produced. They will not speak to you over the phone you have to email them and they reply within so many working days. If you do phone they are very aggressive even though you are very polite to them. It’s a money making scam between themselves and the landlords and you are left powerless.

TrustpilotHighly recommend this agency! Great staff and selection of homes
I rented with CPS a few years ago and had a wonderful experience. I'm moving back to the city and had a viewing this morning with Cath CPS Homes and could not be happier with the staff. Although I haven't found my 'dream home' yet, I have decided to wait it out for a home to become available through the CPS Agency. Every query I had while viewing the flat was answered by Cath with confidence and the assurance that CPS would liaise with the landowner on my behalf if there was anything I was not happy with (i.e. Grout, paint, filling holes... ect) which was my experience last time I rented. I look forward to renting a home through CPS again and highly recommend them as an agency!
