They didn’t notified us with time that constructors needed to come, while we are working from home due to Covid and when they ask us the next day a preferred hour For 2 constructors to come, they sent the first 2 hours before and the second constructor never around

Re-letting apartment

We have used CPS Homes for the last 6 years for letting our apartment. Our tenants have just moved out and CPS Homes have been extremely good in finding us a new tenant. It was very easy to just tell them what we needed and from when and they did the rest. We have been kept informed throughout the process and it has been so easy to make contact when necessary. We have found that by dealing with one person it has meant that at all times the information we needed was available. The virtual work through is a great idea in these uncertain times and I can only say a big thank you to them for all the help

I have been using CPS for the past 10…

I have been using CPS for the past 10 years to manage a property in Cardiff Bay. The team there are extremely transparent and regularly update and manage any maintenance issues as well as the signing of new tenancy's as and when required. Most recently I've had correspondence with Nikki Hamer and Jordan Parry, current tenants are vacating shortly and they managed to find new tenants within a week, even during these tough times. Friendly, fast, efficient, and word thoroughly recommend. Cheers guys.

Previously rented with CPS. Terrible experience. Agents couldn't care less. Moved into a filthy house despite assurances it would be professionally cleaned - when I pointed this out to them, they didn't believe it was dirty, refused to come see it, then admitted that they had too many properties to ensure that all were up to standard. The reason the house was filthy was due to builders in over the summer fixing a damp issue. Because the landlord was a cheapskate, the issue was not fixed properly. Damp returned and after weeks of asking for something to be done, CPS had contractors come in and do maintenance while we were in the property which is a severe health hazard and according to a surveyor I consulted, also illegal. CPS also neglected to mention that the damp issue had hospitalised and nearly killed a previous tenant. Moreover, CPS would regularly have unannounced or very short notice viewings. No 24 hour notice. Not ever.

Rude useless staff. After paying our deposit and agency fees they told us we could no longer have the house - leaving us looking for other accommodation. Due to timescales, availability of funds and the limited properties available were stuck with them. No compensation offered and tried to keep our deposits when landlord had OKed release of them to us in FULL. Avoid at all costs. The houses might look flashy but they won't fix a single issue and soon you'll be in a damp mould infested pit.

Hands down the worst estate agents ever. Signed a contract with them in August. When we got out keys to the property, they had not been to check the property after the previous tenants moved out. Since living here there has been a serious mold problem and every email we send they ignore the problem. They informed us of an electrician coming round to the flat but did not inform us of a date and time and the electrician just enetered out property without our consent. I emailed them just over a week ago complaining about this situation and they still hasn't got back to us. THEIR COMMUNICATION IS AWFUL!!!

Had displeasure of renting with CPS is my second year of university. It started after we paid nearly £1000 holding fee for a year lease, and they refused to take us for a second viewing at our chosen property. Bad prices, poor to non existant property maintenance, rude staff who will purposefully mislead. Laura Devine caught lying about who holds our deposits and laughed at students for not understanding property renting enough. Refusal to resolve complaints. Will pass you on to dead phone lines if they don't want to resolve a problem. I would implore you to reconsider renting any property from CPS if you are a student.

Rented with them for 2 years - the first year the landlord was in charge of the house. He was absolutely great, sorted anything that was needed and we got all of our deposit back. The second year was Absolutely awful, we moved house for cheaper rent, CPS was in charge of the upkeep of this house. I only got £120 back off my £330 deposit. Which took months to get. The house was cleaner when I left than it was when we rented it, we had problems with mould. When I moved in, I had to clean everywhere and moved my wardrobe out because there was a bin bag full of someone’s old boxers behind it. They only gave one of my housemates a inventory form - he only filled out his room ad signed it off not thinking. They blamed us for problems that were there when I got there, and a lot of them we fixed ourselves. One of the biggest problems was a mattress which seemed to be at least 15 years old, with springs coming out of it and it being so warn you could fold it like a sandwich (which made it easier to change the bed, but still ridiculous) I Would never recommend to rent with CPS. Especially if they are the ones in charge of the upkeep of the house!

I have had a very unsatisfactory…

I have had a very unsatisfactory experience with CPS, very unhelpful with all issues we have discussed during the tenancy. On one occasion, we reported that the washing machine was broken and had to wait 3 weeks before getting a new one (there are 8 students in my house). They have repeatedly got tenancy forms wrong and charged ridiculous amounts of money for any change in the tenancy. Recently we added a new tenant to our contract and were forced to pay £375. CPS were not able to justify this high charge when asked and even forgot to put the new tenant on our new contract forms!! Very poor communication, unhelpful, will rip you off for the tiniest thing and provide no support for students. Would not recommend anyone to rent a house with CPS homes.

I would give 0 stars if it let me

I would give 0 stars if it let me. The most incompetent letting agency in cardiff, do not use! The staff are rude and unknowledgeable, and I wonder if they have any training at all. Simple issues such as a broken washing machine took them 6 weeks to fix, and a broken lock took them months.The agency pluck random numbers from thin air and expect you to pay them in a matter of days for tasks as simple as altering one name on a form. The agency have consistently lied about the landlord claiming that they did not have any contact with them as they were on holiday, however 10 minutes later sending an email saying that had been in contact with the landlord and he wants to increase the rent! The list goes on, take one thing from this review and DO NOT use CPS homes !!

Recently I had an issue with some tenants and the Property Manager, Mr Rhys Owen, and his team resolved the matter effectively and to my satisfaction.I intend to continue my relationship with them.

STAY AWAY!!

Rented a property with CPS homes a few years back in Roath. Unfortunately we had to vacate the property earlier than our contract agreement as a neighbour had caused a fire that burnt down our kitchen and deemed the property inhabitable. Considering this, myself and 5 other tenants were left to fend for ourselves with regards to finding new homes. CPS were the most unhelpful people during this process, not allowing our deposits back until we had vacated the property which left us with no money to find elsewhere to live. During this period we had to live in our house without gas or electric for weeks until we could find an alternative living situation. We dealt a lot with one of the managers Rhys and during this time he was rude, unhelpful and extremely unsympathetic considering our situation. I would never recommend these estate agents, they made this situation a living hell for us which is unforgivable. Please stay away!! Customer service is non existent to this company.

Only in the early stages of renting…

Only in the early stages of renting through CPS so can only comment on this.The team were really helpful in an increasingly difficult working environment. I did have to talk to three people before securing and paying for the property, however I think this is due to a shortage of staff due to COVID so to be expected.They were accommodating to any extenuating circumstances and great at keeping contact.Unable to comment on management of the property yet but signs are positive.

Well Done CPS!

We moved over from another Cardiff agent a few months ago and WOW what a difference! Relevant updates on the Covid -19 situation, Rentsmart updates, management hints etc etc all of which is really useful as a landlord and communications within the agency are spot on. The existing tenancy ended 18th April and having not been able to have viewings I really thought the house would be empty for some time but no- new tenancy to begin early May! Well done CPS!

one star only because they respect…

one star only because they respect opening time.the worst humanity act those guys made to one friend of mine.as in isolation they kept her 2 weeks she paid all what they said to her and in the end they sais the landlady was not satisfait.we been asking them to at least give my friend her money back 150 pounds which they refused and the excuse is she signed the contract.we will keep advicing people to be carefull witj you guys if you still playing with peoples mind.
