Good Afternoon Khalid, Thank you for taking the time to leave your review. In order to minimise any deposit disputes, we give all tenants of properties we manage the opportunity to record the full condition of the property on the inventory when they first move in; we also meet them for a check in inspection to confirm this in person, which we did with yourselves. When tenants move in, we stress the importance of completing the inventory and noting down everything to ensure they do not get charged unnecessarily. All of the issues you were charged for were raised at your checkout inspection and not recorded on the original signed inventory, so would be your responsibility. For all properties that we manage, tenant’s deposits are held in the Deposit Protection Scheme, as required by the Government. What this means is that where tenants do not agree with charges made against them at the end of their tenancy, they can take this to the ADR (Alternative Dispute Resolution) who seek to resolve the issue, based on evidence, from a neutral standpoint. Yourself and your housemates chose not to exercise this, as once you received the breakdown of claims from your deposit from us, you accepted the amount to be returned to you. Whilst we do take our own photos for evidential purposes at the checkout, you would have been given the opportunity to contest this amount and supply any further evidence should you have disagreed with the amount to be awarded to you, both through us and the ADR. GoogleThe booking process was very easy as was the whole process of taking the house off the market. All questions were answered and landlord was very accommodating and agreed to renovations of the house before moved in and this was mediated by CPS. Very friendly agent and seems to be more of human touch compared to other agencies in the area. Pleased so far with overall service :)

Angela took on the sale of two houses for us and managed them beautifully. She arranged open houses on consecutive days quite soon after seeing them herself and showed at least 35 people around over the two days. Both houses were sold on their open day. Her pleasant manner and her competency made the whole process easy. I would recommend her and CPS when selling. They kept in touch with me on the progress of both houses and chased the professionals involved which took the pressure off selling two houses at the same time. Thank you!

Thank you to 'team' CPS! The marketing and selling of my former property was first class. The photographs and video are what sold it. The only reason I didn't give a 5* was because the length of time from sale to completion was hideously long. Nothing to do with CPS but I now understand why it is such a stressful experience for all concerned. 'The Subject to Contract' was explained that it could take up to 3 months but not 'Why' it takes that long. The paper trail between conveyancers is a complete nuisance for buyer and seller and this is where the Estate Agent becomes piggy in the middle. They have done their job but are then at the whims and vagaries of solicitors' annual leave and whatever other excuse they choose to put forward for delays. No reflection on CPS but we all seem to be victims of this unnecessary chain. Diolch am eich gwaith.
