If I could score zero I would. My aim is to downsize and move to Kent once the current crisis is over. I saw a potential property on RightMove which took me to Wards' website. After a few minutes a Chat box popped up from one of their staff. The details of the property left more questions unanswered than answered. The member of staff took all my questions on board. They said as they were working from home they could not answer immediately but someone would get back to me. No one ever has. I know they have my details as I have received quite a lot of what I consider spam emails from them. The first was an offer of mortgage advice despite me saying I was down sizing and it would be a cash purchase. Then I was asked for further information to help them assist me in finding an over sixties property. Next I was asked for further information (not clear what as I did not click on the link as I was getting rather annoyed). This was then repeated by their parent company Arun Estates. At no time were any of my questions answered. One was if the property was in an over 55/60s development? I now wonder if the property was actually not for sale but a lead in?

I was very pleased with Tom's services from the viewing stage to the offer. He was more then realistick about real value of the property, what I should offer and when. He worked with the vendor very harrd to accept my offer. Unfortunatly, the sale did not relised. I had a viewing with another agency for another flat, gave an offer and my offer was accepted. This property saved me £30K. It was purely a busines decision, so I can live there for a year and then rent it out. When I need to go to the market again, the first person to cal would be Tom. The service I have received from the Wards (Canterbury) team has generally been very satisfactory from the valuation of my property and arranging viewings for potential purchasers to alerting me to properties coming onto the market that may be of interest to me. In particular, I would like to mention the role that Kate Funnell has played in keeping me informed, arranging viewings, liaising with the vendors to gain additional information for me about the property sold to me, subject to contract. I would not recommend. They carried out tenant check out and missed a lot of damages by the tenant which cost me more after tenant has left. I receive communication from different staff which is confusing. I sent a complaint, till date, it has not been resolved.
