Don’t use Leydon lettings! ⚠️🚫 The plumbing within our house was never ready when we moved in subsequently every couple of months we had problems with our toilet, each and every time Leydon would be condescending when emailing us and also being almost threatening with their tone ‘if it is found you (tenants) are at fault we will charge ‘you’ Every single workman that was sent round told us that there where existing problems and that Leydon had essentially done one over on us. When we vacated the property we where deducted some of our deposit unjustly the house was spotless among my housemates we had 3000 photo’s and a 4K resolution videos however Leydon would not budge or even when we tried to set-up a meeting with Bob Leydon himself who we where lead into thinking was an honest man would not even grant us a meeting, wonderful abhorrently unprofessional we still have grievances to this day with the letting agency, do yourselves a favour and walk down the street to Caxton’s or ‘Your Move’ because at least they are in our experience much more professional and less condescending.

We were in for a shock when we rented with Leydon Lettings! The first 3 weeks in the house we had no hot water and they repeatedly messed us around when asking for it to be fixed. Our back door did not lock either and no matter how many times we asked for it to be fixed, they did nothing about it until one of our parents contacted them. We should not have to get our parents to contact Leydons for them to take us seriously. We had ongoing problem through out the year that Leydons either did not take seriously, failed to fix or took long getting it fixed. WOULD NOT RECOMMEND LEYDONS. Would put zero stars if I could but that unfortunately is not an option.

We were with leydons for our 2nd year accomadation and it was probably one of the worst decisions we made! We expect a stress free house to live in and it was far from that! We had no hot water for 3 weeks, a back door that didn’t lock, a dirty house upon arrival, a leak in the loft, rubbish out the front, smelly drainage in the house, a faulty washing machine and that’s just to name a few. When informed about the issues they took days to resolve, telling us one thing whilst another happened! It was a very stressful experience for our first experience of being in our own house.

We had many issues with the house that we rented through Leydons. Upon moving in, we had no hot water for three weeks. We were constantly getting told that the issue would be fixed, but were let down multiple times. On our moving in day, we were also told that our house had been deep cleaned. However, we found old kitchen utensils, a wig, dirty bedding, cigarette butts and a broken chair. Our sofas were broken, there were bags of rubbish outside the front door and we had a leak through the loft into one of the bedrooms. We understood that small issues were likely to occur, however, the way Leydons dealt with the problems were awful.

Great experience with Leydon Lettings so far. Daughter just moved in to a shared student house with uni friends . One or two minor issues but they have addressed them very promptly at a time which must be very busy for them with lots of students moving into properties this week. But what impresses me most is how seriously the landlord (I think it is Mr Leydon himself) takes fire safety. Other houses we have seen have done absolute minimum required (in some cases I don't know how they get licensed) but in this house the landlord has gone far beyond the legal minimum. Don't take any chances with your kids - make sure any student let is up to the standards of this student let from Leydon Lettings! Well done Landlord and well done Leydon Lettings staff.

I have stayed with leydon for multiple years throughout university and they are fantastic and prompt at sorting out rare problems throughout the properties. Would definitely recommend if you want an easy, stress free living arrangement whilst studying.

Where do I start???? First of all the staff are lovely and reasonable people to deal with. (That's what gets the three stars) But we had problems and a lot of them. However, from moving in to the property we were paying for 2 showers, one of which didn't work. The first time a contractor came to fix it argued with me that it's fine and said the other shower is broken. (He ended up breaking the shower to then return and re fix the newly broken shower) The real broken shower was later fixed a few months later, but cheaply done as it began to leak through the ceiling. It then wasn't fixed until April where most tennents were leaving. But until then sharing one shower with 7 people isn't easy Then we also had the washing machine problem, it kept failing and breaking down and flooding into our front room. It would repeatedly happen and ruined a lot of our clothes. We were told that it is our fault, and we were obviously stupid students that can't work a washing machine. One tennents computer was damaged from the leak and a lot of our clothes were ruined. We didn't have much showering facilities or clean clothes for most of the year. When they finally decided that maybe it is the machine thats broken it got replaced and surprisingly we didn't have a problem with the new machine at all yet still got fined for the water damage (we did refuse to pay). When leaving the house we got an over £400 bill which included blue tac removal that was already on the walls when we moved in and broken office chairs. But as we hadn't reported it we are the ones to blame. What I fail to understand is how were we meant to report these small things when the problems that actually affected us were never dealt with properly.

Let me start with saying that I've just finished my MSc at the University of Kent while having studied my undergraduate there as well. For two of those years I was with Leydon and could not have predicted a better service. For the quick - too long; didn't read. They offer fantastic services, no deposit, lay out exactly what you will get in the house (What sort of furniture in each room, the en-suites sink, shower etc) while providing beyond excellent service in maintenance and feedback. They specialise mostly in students but also offer services to graduates and working professionals, owing to this they are unbelievably reasonable about student loans and rent. Like most of us they are not perfect however compared to every other student letting agent I've personally seen or dealt with - they are not even in the realm of competition. They go above and beyond the call of duty and level of satisfaction one would expect and show up every other competitor by a long shot! Mr Leydon himself (Bob, lovely gentlemen he is!) showed up in mid-December to give me a Christmas card and I cannot make that up as he handles upwards of 50 properties with most likely around 300+ clientele. The staff are polite, comedic and enjoyable - they make a point of treating you as a client and not a thorn in their side. Their maintenance team are superb and efficient, while their office team are always there to take a call or help you out. My University experience would be incomplete without them. Conclusively if you’re a student then I implore you to look no further as they are a phenomenal letting agent with fantastic service and experience. As well, I'll explain my exact personal experience with Leydon and other letting agents (None named however for non-slanderous reasons) below. In second year I lived with 5 other gentlemen and we had 7 bathrooms in the house! Now it may feel as if that sounds expensive but with only an admin fee to pay and no deposit (Obviously treating property with due respect regardless) it felt very reasonable - bearing in mind en-suite, double-bed etc are all reasons for potential price hikes. My rent for second year was far cheaper than that of on-campus accommodation - plus I had two rooms, a private study and my bedroom; for actual figures it was around ~6000 with all bills included (My friends paid around ~5500 without the extra study, still double-bed-ensuite). In my third year I was unable to proclaim a property with Leydon due to my own personal problems and reached out to other letting agents. During this period I was left with "Sorry the landlord/landlady does not want students.", outrageous rent prices for terrible conditions and absolutely insane deposit fees and contracts which would have robbed us both blind. Multiple letting agents, with all of them I felt discriminated and consistently placed on a waiting list for "Working professionals". Eventually we found a house and hoped it was over. We we're mistaken. That year we lost a deposit, was ignored multiple times about broken carbon monoxide alarms, boilers and much more. At one point the bath exploded in the evening and the landlady refused to send someone out, only for us to contact an emergency plumber; she later claimed the next door neighbour had fixed it - thus not reimbursing us for the callout. The front-door literally broke and fell off and left us with no security to our belongings for 2 weeks; we fixed the door in the end. The actual letting agent was not interested and left us to deal with the problems; as such we lost our deposit for reasons out of our control. Now I'm sure not all other letting agents are as bad as I described there, but what I can be certain of is that Leydon will not let you down like I was let down there. My final year was fantastic and smooth throughout while lacking any of drama provided by my previous year. I cannot explain the level of service provided because it really does go above and beyond what I have experienced and expected from a letting agent.

As a Landlord I decided to use Leydon Lettings a year ago to find student tenants for my house in Canterbury. From the outset I found the staff friendly, helpful and efficient. E.mails and phone calls were answered promptly ( a rare event with many companies these days - no music while put on hold !) Both last year and this year suitable tenants were found promptly. Leydon Lettings is clearly a company who cares about its work and it's clients.

I have rented with Leydon Lettings for 2 years now as a student and I wouldn't choose anyone else. Leydon Lettings offer a good quality service that is both efficient and friendly. Maintenance problems are resolved quickly and the availability of an online problem reporting system is useful. Members of staff are also very helpful with other matters and keep tenants informed. I would highly recommend the wide variety of properties Leydon Lettings offer to any students in the Canterbury area.

We rented our house on Headcorn Drive under the impression we would receive a basic level of respect from Leydon Lettings. Unfortunately, instead our emails and phone calls have been ignored. We have lived in the house for a month and reported our issues on the first day of the tenancy. A month later our shower still does not work, radiators are broken, we have leaks, mould is prominent, our ovens are broken, the incorrect keys were given, the property was never cleaned..... the list goes on. I would strongly advise anyone to stay clear of Leydon Lettings as they are known for their appalling service. All we have received from Leydon is false claims of when our maintenance problems will be fixed whilst we're left to live in this horrendous house we struggle to call home.

I was thoroughly impressed and satisfied by the service I received from this agency. I simply emailed a list of what I required and received a prompt response with a number of possible options and links to view pictures and information about the houses. I shortlisted a couple and then the agent arranged all the viewings on one day that was convenient for me. When the viewings day arrived I was met by a friendly face and a document that summarised all the information about the properties so that I could refer back to this afterwards in making my decision. Almost all the properties I viewed were perfect according to my criteria and price range. The only difficult thing about this process was actually choosing the property i wanted to go for in the end as there were so many solid options. After I finally decided I was contacted by another agent who was going to deal with the tenancy agreement signing process. This process was simple and straightforward and everything was done in a professional and friendly manner. I even requested to re-view the house I finally chose and they were happy to accomodate me. I will be moving in to the house in a few weeks and I am quite positive that I will be happy in my new home. Since signing my tenancy I have suggested Leydon Lettings Agency to a couple of people and one person actually ended up signing a tenancy agreement with them as well.
