Not very good to be honest. A past student who sadly decided to rent with these people. Some staff very nice, but the one assigned to our house very moody & unbothered (wouldn’t even say hi back). Already puts a damp start to our renting period, became a household meme. Anyway, despite this, throughout renting, they weren’t terrible, but certainly far from good. We asked them to fix our extractor fan as it wasn’t working for the whole 2 years, some guy came & said he fixed it. Very unsurprisingly he hadn’t, and the fan was not even connected to anything, so toxic chemicals had just been sitting around our food for years! Never got back to it either, which we could sue for but are choosing not to right now. The worst part was the deposit. We left the house in a normal manner, a small clean & very very bare minimal mess, and then they charge us £526 for a clean😂 this clean took half a day😂 and there is no way out of it, as past tenants had the same problem, so beware for having no deposit back as a student. Not just that, the way they are dealing with the deposit is so unprofessional… charging us for stuff from first year, despite signing a new tenancy agreement, and stuff we did not do… it seems whoever moans the most gets out of it, but people who don’t have the time to complain like me are taking the fall. I am having to pay back over £200 for nothing I did because my housemates got out of it & I didn’t, which is yes on them, but surely for a “professional company”, this should be sorted by them. Overall, pretty horrendous experience only giving 2* as the manager Louise was very kind & tried helping when possible. Just don’t make the same mistake lol

Dear Bob, Firstly, I would like to thank you for the generosity you have shown to refugee families that found themselves here in Canterbury after fleeing war and destruction in their home countries. Canterbury Welcomes Refugees has been able to see the difference you have made to families by providing accommodation sometimes free of charge or at a very reduced rent, that families were able to afford. Knowing the provision and safety of a home, and a landlord who has their best interests at heart has given families the stability and security to rebuild their lives in our community. Whilst I do not have much knowledge of the provisions of the planning regulations with regards to HMO status, I cannot see how it makes sense that supporting refugees families should result in a loss of such status for landlords. We know that one of the most difficult parts of supporting refugee families to resettle in our community (and everywhere in the country) is finding a suitable home that is affordable. This is true for families resettled through Community Sponsorship groups such as Canterbury Welcomes Refugees, those moving on from H4U guests accommodation, as well as families resettled by the Canterbury City Council Resettlement Team. You, Bob, and other kind landlords have made it possible for families to rebuild their lives. If we as a community want to continue to provide a safe place for those fleeing war in their home countries, it seems essential to ensure that those in a position to provide the accommodation should not lose out twice for doing so. Rented between 2019 and 2020, thought I had left a review but realised I hadn't. After speaking with somebody else who also has had a horrible experience with Leydons I thought I may as well share the experience. This was just over 2 years ago but based on recent reviews nothing has changed. Before moving in we had to point out various errors in the tenancy agreement which leydons did get on top of very quickly and sort However for a professional agency ... there should be no mistakes. in the first tenancy sent to be signed legally only 1/4 occupants was actually legally allowed to be in the property. Upon moving in the house, it was clear the house had not been cleaned properly at all, we did make leydons aware however nothing was done just "noted". Leydons did fix a few things (door hinge, broken wardrobe and chair) but anything like cleaning or painting they did not do. Almost all of the kitchen appliances had to be replaced within 6 weeks of moving in. The oven was not replaced although it should have been. We were without a washing machine for a few days and without a freezer for a short period of time. Quite often we would not be informed a contractor was coming so somebody would just turn up or we would come home to a stranger in the house, this is breach of contract. Gardening was meant to be supplied 4 times over the year however it was only done twice, the other 2 times done by ourselves (Yes it was during covid however no reimbursment was offered, in fact we were charged for leaving garden waste at end of tenancy). We even uncovered a pond in the garden as it had been buried under overgrown bushes that hadn’t been cut for years. When it came to move out leydons claimed the house was not left in good condition and was dirty however the house was in better condition than we originally moved into bar a shower gel left by the shower. They claimed several things but pictures and pointing out that a bunch of things they were claiming were actually on the move in notes showed they are incompetent and do not check their own records. Lots of the staff seem to be poorly trained. When the property was up for rent again whilst we were still there, most of the agents that showed students round the property didn’t seem to know anything about it at all. We had to correct one agent multiple times as she didn't know anything. The nail in the coffin is leydon for a number of months failed to provide evidence that deposit taken for cleaning and replacement of a curtain that was freyed. the curtain that was then put in looked too long also. When leaving the property the neighbours were sad to see us go as we had been the best tenants theyd had next door in years. EDIT: I can see the response from Leydon is pretty typical, not actually owning up to the issues. Leydon were aware of the issues at the time. Suggestion to future tenants, take photos of every wall, floor and bit of furniture before moving in your own items.

I'm a postgraduate student and have been living in one of Leydon's properties for over two years now. The team at Leydon have always been incredibly attentive to any maintenance, tenancy, or other concerns, with quick response times and thoughtful, clear communication. In particular, Marian is absolutely wonderful and helps resolve any concerns as soon as we communicate them to her. She is also a fast and effective liaison between ourselves and our landlord, making sure that both parties are happy with any arrangements made.

I have known Bob Leydon for more than 25 years. When I was a fledgling in the student letting business, Bob was keen to share his knowledge freely with me. He never 'gave advice' in the sense that he was suggesting how you should go about your business, it was always a sharing of his experiences, which is a completely different way of communicating. Bob Leydon makes a point of studying the student market and understands the needs of students. Leydon Lettings act upon their findings and are constantly making improvements to their letting accommodation by raising standards. For many years my team in Canterbury often addressed problems by asking ourselves, "What would Bob do in this situation?"

I don't normally write reviews but felt I had to share my experience with Leydon Lettings. There is nobody better when it comes to Letting Agents. Full of hardworking staff, quality properties and most of all, Integrity! I'm proud that Leydon Lettings is serving our student sector so well and are rightfully the leaders in the field. May it long continue! The Industry is renowned for greedy landlords and sub-standard properties so it can be a bit of minefield. Hopefully my review will help steer you in the right direction. Property was of good value, especially as the other tenants and I are students. It was a very ideal property for us too. Whenever we had issues or maintenance problems, Leydon would always be quick to respond and happy to help. The staff are all wonderful and friendly. The only problems I have are really to do with our landlord as our property was a bit rough around the edges. Furnishings were damaged and old, and no one would even want them so it just stayed covered up. Appliances such as a microwave and vacuum weren't provided which we had to get ourselves. The vacuum we requested, but we were only provided with a small one that couldn't even do an appropriate job so you can tell it was very cheap. Overall, I think the landlord put minimal effort in our property and doesn't really care for the comfort of their residents as well as the state of the flat as a whole. As you can see, my problem mostly lies with the landlord which Leydon doesn't have much to do with. The only feedback I might give to Leydon is to perhaps advise the landlord in investing more in his property and the wellbeing of his tenants, however I don't know if they're in a place to do this. I appreciate everything Leydon Lettings has done nonetheless. They made our stay very pleasant. Thank you!PositiveValue

We would just like to thank Keith Baxter for his AMAZING service to us as a household. He is always so prompt when coming to fix anything. When our boiler was broken him and his colleague brought heaters for everyone. If we had any issues he would always be happy to help, is always so friendly and will always make our maintenance issues feel like a priority. We would also like to thank Marian and Sarah for their for their professionalism from the moment we moved in. Any issues we faced when moving in at the beginning of last July were dealt with promptly and thereafter. Communication is also excellent, we would usually get an email back within 24 hours. We are also contacted with at least 24 hours noticed if anyone is to come to the property unless an emergency in which they would call us. Thanks from Old Park Avenue :)

Constant back and forth's in order for any situation to be sorted. When we moved in, we were met with a broken oven, mouldy dishwasher, faulty hoover, a broken dining table, cheap sofas which snapped almost instantly and probably one of the worst WIFI's known to man. We were also not made aware when viewing, that basic kitchen necessities didn't come with the house. We were forced to buy and place our own microwave, toaster, kettle, bin, broom, mop and dust pan & brush. At the end of our tenancy, they also tried to charge us a £500 cleaning fee, even though documents stated that we left the house immaculate. After constant phone calls, emails and more, they reduced this to only £50. They also tried to charge us £35 on top of this for a "kitchen fee" and when asked what this was, they claimed it was a mistake and instantly took it off. Coincidence? or just trying to scam students out of more money than needed. You would think with the global pandemic, they would be willing to deep clean the house professionally afterwards anyway, but no, it was down to the students to prepare it for the next tenants. One star for the kind man who came to fix things, even if it did take ages to happen. I wouldn't recommend. ------------------------------------------------------------------------------------------ IN RESPONSE TO THEIR RESPONSE TO ME: ------------------------------------------------------------------------------------------ The “sticky tack” that you said is on the walls, which we understand there was some, was not explained in any documents we received afterwards. That is why we questioned the kitchen fee and it was instantly removed. The £500 cleaning fee, being drastically dropped to £50 said enough as it is. It was clearly a case of trying to finesse students out of more money than needed. No company would willingly drop £450 after a few phone calls, unless it generally wasn’t needed. We were originally charged between £15-30 per room, £35 for the kitchen and then a £500 cleaning fee on top? like….what? You say cleaning for the next tenants is up to students, which honestly is pretty odd anyway, but no one suspected a GLOBAL pandemic outbreak to occur. We were all there at the start of the pandemic and the rooms & kitchen could’ve easily been infected if one of us was to unknowingly have Covid. The fact deep cleaning from a professional cleaning company, not a couple of students, wasn’t arranged, is kind of beyond me. Highly unsafe. Lastly, we haven’t had a “bad year”, we have just had various bad instances throughout the year. There are also many emails to your staff, of our complaints throughout the tenancy. No one directed us to you, if that was the case, we would’ve happily addressed you too. We found that our quickest option and to actually get things sorted was to ring, so that is why emails remained a minimum after a while and more phone calls were conducted. So please don’t patronise me.

Dear Tom, Thank you for giving me the opportunity to respond to this review as I can see that a few of you have all made comments about the same property. To address some specifics you raise: You will find an paragraph in your tenancy agreement which makes it clear that kitchen necessities are not provided with the house, the tenancy agreement is long and arduous but contains nothing but essential information to assist you as tenant. Having inspected your property myself, which is a nice house, I can assure you that the sticky tak on the living room walls of which there was a lot, does not constitute leaving the house immaculate but a bill to remove and redecorate to prepare it for the next tenant. Again, the use of sticky tak is mentioned in the documentation you received at the start of your tenancy. Tenant fees were abolished in law last year and these covered the cleaning costs. This is the first year we have therefore handed the end of tenancy cleaning over to the tenants and we will be able to review the outcome of this over the next few weeks. Thankfully our tenants have understood this and have worked hard to keep their properties in good order with little to do to bring it up to the standard a new tenant expects but there are inevitably areas that are missed, especially outside areas and we are duty bound to address these, resulting in a cost. Leydon Lettings also, unusually, provides hard wiring in all its bedrooms to address the situation you found yourself in with the wi-fi as Canterbury is well known for having dead spots in reception. I can't comment specifically here on the deposit process but I can assure you that we keep our costs to a minimum. These are necessarily increased when we are required to use outside contractors to work in our properties to address issues and that brings us back to the responsibility of the all the tenants to pay due diligence to all communications on the end of tenancy process. Leydon Lettings has been serving students in Canterbury for over 30 years and doing this well, or we wouldn't have survived this long. I am sorry you have all had such a bad year however, I've checked through all my emails and I can't find anything where you've raised a complaint with me as Office Manager on any occasion.You have had a negative experience for which we apologise sincerely.

AVOID LEYDON LETTINGS! We moved in to a dirty house and had almost 10 issues within a year of living at our house - They will take 2+ weeks to solve these issues also. When we moved out they tried to take £600+ from our deposit stating we need a £492 house clean even when on forms it showed we cleaned the house to a professional standard. After arguing and threatening legal action they reduced this amount. Please avoid this company! Their service is dreadful and they have no respect for students. Addition: Their response has shown me that once again they lie to students faces. They stated they try and keep costs to a minimal for students but somehow after we showed evidence against their claims they reduced it by £450. That is almost 1/3 of our whole deposit. They do not respect students. She stated we never emailed her, but I can provide evidence that we emailed many other workers at this agency with issues. - FROM STUDENT TO STUDENT, PLEASE AVOID! After seeing the treatment by friends received from other student letting agencies, Leydon Lettings is by far the worst.

Please think carefully before you or your kids accept student accommodation via this company. The property my daughter moved into in September was disgusting. It hadn't been cleaned, there was dirty underwear lying around, the garden resembled a jungle and the rear fence separating it from the rear alley had come down, allowing rubbish to be dumped in the garden. We made multiple complaints throughout the year but none of the issues where ever addressed beyond a few reassuring noises. Now we are at the end of the tenancy and my daughter and two housemates have been refused the return of the full deposit on the basis of the issues that were there before the moved in. On reminding the company that these were issues that we raised throughout the tenancy we were told we had no evidence. Apparently dated emails including photos aren't evidence. We will now be starting legal action against the company and I'd advise against getting caught up with them in the first place.

I had a terrible experience with Leydon Lettings and ultimately ended up having to move back in to student accommodation during my tenancy. I would not recommend them for anyone with disabilities. Their staff very obviously lied to me numerous times. They take advantage of vulnerable people and were unwilling to help in issues with their other tenants. They were told not to contact me after I left the property, but they harassed me via email despite the fact that I was continuing to pay rent which I shouldn't have been paying. My contract at the time stated that if the remaining tenants refused a replacement tenant then they were responsible for the remainder of the rent, which was exactly what happened. But Leydon Lettings refused to uphold their own contract and I didn't have the means to pursue legal action. They even continued to charge me for bills when I wasn't living in the property or using utilities. The continual stress and inability to afford food resulted in me getting quite seriously ill and having to consider dropping out of university. Leydon Lettings do not care about people, only making money. I recommend using JG or CRM. To address Leydon Lettings trying to make me look unreasonable. They offered to show me two rooms in other properties. I was extremely keen to move into one straight away and said I wanted to take it right then that day. Back in the letting agency's office they smiled in front of my parents appearing happy for me to move to the new room. We offered to pay the deposit and start the paperwork right then and there, but the lady said that was not necessary and promised she would send me the paperwork later that day. She never did and no one would reply to my follow up email. When I tried to get in touch with the agents again they said someone else had now paid the deposit, leaving the other house as my only option. As I said above, the staff lied to me numerous times in our interactions, and it became clear they only said that because my parents were there, to keep them happy. They didn't want me to start the paperwork because they wanted to wait for someone else to pay the deposit instead. Rather than stay in a house where I was ostracized for having autism, I tried to move into the new place. On entering the building, the house stank of alcohol and there were empty bottles everywhere, but more importantly, my mum found a random naked man sat on the sofa watching TV, who didn't even live in the house. There didn't seem to be anyone else around. I hope the owner of Leydon Lettings doesn't have any daughters that he would leave alone in this situation. My mum told the lady at the agency about the state of the house and the incident, so they were very much aware of why she didn't want to leave me at the property. We didn't drop out last minute for no reason as has been implied. The ladies at the agency were unbothered and uncaring. While some students may be fine living in a house with lots of big parties and enjoy that environment, even without the very uncomfortable situation of the random man with no clothes, this was not a suitable alternative for someone with my disabilities. Not that I wanted to or was obligated to share them, but the owner of Leydon Lettings has no issue with publicly broadcasting people's personal medical issues on the internet. I don't see any loss on their end. A student wanted to move into my room, the existing tenants refused him and the agency lied to me about the reason he wouldn't be moving in (I unfortunately still had to attend classes with one ex-housemate and found out their real excuse). They made me pay the rent and bills, even though there was one less person at the property and the room remained empty, so having me pay bills was illogical and ridiculous. My mum believes it was done out of spite. Also, I never asked to swap rooms. Another tenant convinced me to try her room for a couple of days because she claimed it was much better. She decided to keep my room (which was bigger) because she considered me and the smaller room to be beneath her.

Angie, I am saddened to read your review in light of our kindness to you. Some six years ago you initially reserved a house. Unhappy with the noise from the new central heating system, you swopped rooms with a housemate due to your hearing disability, misophonia (oversensitivity to noise). Later you wanted to swop back again unable to tolerate other noises (despite provision of high-density plasterboard walls and half hour fire doors (not a legal requirement). You fell out with your three housemates in the process. Our agency stepped in to help by offering alternative accommodation which you accepted. Later, having reserved an alternative house you again declined at the last moment, denying many other prospective tenants the opportunity to reside - resulting in a void. We go out of our way to help disabled people. In between the two houses you rejected, nearby, we completely refurbished a third house for a disabled tenant. The tenant had already reserved an able-bodied house with her housemates before learning of her deteriorating disability, requiring a wheelchair. We responded by adapting her house: relocating the main entrance door and building a concrete ramp to facilitate wheelchair access. We did not stop there: we lowered all the light switches on the ground-floor so our disabled tenant could reach them from her wheelchair; we removed the normal doors and replaced them with extra wide 33” high density fire-doors to facilitate wheelchair access; we built a special double bed and a disabled ensuite bathroom with grab-handles, and a separate room for her carer. To ensure the tenants safety we fitted four types of detectors: smoke, carbon monoxide, heat and gas detectors. We achieved all this prior to the tenants arrival so as not to inconvenience them. How much extra did we charge for this service? Nothing at all! Just as we did for you Angie, because we care about our tenants, we went out of our way to help. Now you have been reminded, may I suggest you alter your review to reflect our kindness to you?

I have been a landlord supported by Leydon’s for over 10 years and the house has always been let, they have managed tenants tradespeople and compliance efficiently fairly and courteously and furthermore I have friends who have been tenants with them who found a courteous and ethical service. I doubly that this agent could be bettered and I have had terrible experiences with others while Leydon’s are first class. The office staff are lovely and approachable and please keep on the way you are and don’t change!

We have had several problems since moving into our leydon property, particularly with our boiler over the last month and a half. We have emailed repeatedly and the office has been slow to reply and we have been left several times not knowing what on earth is going on. Things are finally being sorted (we are hopefully getting a new boiler!), but to have a broken boiler dealt with so slowly especially during winter is unacceptable. Despite this, the office has been apologetic and it's been a tough time for everyone. If communication could improve a little, I would then be happy to recommend Leydons to students. I would also like to say a massive thank you to Keith who has always been so kind and friendly towards us all. He has been so prompt at completing jobs and has made us laugh; definitely needed in these tough times!🙂

it started out quite well and the it turned out to be one of the worst experiences i've had so far. when in need of help i only got automated replies, i had to pay my deposit twice and never got it back after several months, when i first got into my room it was absolutely filthy and full of dust everywhere with quite damaged furniture. the garden was in terrible conditions and mold was very easy to find in every part of the house.

Leydon Lettinngs have managed a non-student-property for us since over 6 years and we always had an excellent service. We live abroad, so we have to rely on the agent to look after everything. Our tenants have had all the help they needed and the contractors were always reasonably priced. Often Ross will recommend a good solution, that does not cost too much, but will sort out the problem and last. The house is older, so there are maintanence issues here and there. We are very happy with Leydon Lettings!

I thought it only right to leave a review because I feel that Leydon Lettings have not only pleasantly surprised me but also I feel they are setting a precedent for how all similar student accommodation agencies should operate. They are very friendly and easy to contact, are quick to react to and resolve issues brought to them and are also very good at keeping tenants informed in advance of any events, such as viewings or planned maintenance. If I could recommend any agency to new students I would recommend Leydon Lettings.

i have just left a property managed by Leydon Lettings. Although we received prompt responses when reporting maintenance, the issues were rarely resolved. When first moving in, the fire alarm would go off at 2 hour intervals all through the night. This eventually got resolved after 4 different strategies (took abut 4 months to be sorted). We reported damp and mould to Leydon inspectors about a dozen times and it was not resolved. A tile on the outside step to the garden came loose and landed on my foot causing a large amount of pain and all we got was a 'sorry about that'. Bed provided had weak wooden planks that would break every month and would be replaced with just as weak ones. The boiler leaked down the wall near plugs to which we got blamed for not reporting despite mentioning it to inspectors and them seeing it themselves. We were unable to perform proper recycling due to a missing red insert that the council require you to have and the Leydon Lettings refused to reimburse us for this if we were to purchase it. There was many more issues, but these were some of the worse. The properties would be lovely if Leydon took the time to read inspectors and tenants reports. We simply got sick of reporting things repeatedly. Next time, I'd recommend compassion for those who are force to use your accommodation and are made ill due to your neglect.

I lived in a student property managed by Leydons for 2 years. When I first moved in to the house, it was so filthy, but Leydons reassured me that this was due to the previous tenants not allowing them access to this house and this was quickly sorted with the cleaners working until late at night fixing the issue. For the first year of my tenancy, Leydons were fantastic, really prompt with their responses and always willing to help. This seemed to change the second year though, there seemed to be lots of new staff who were less willing to help. However, broken items were always fixed very quickly, including the fridges, the oven, the washing machine and my shower, all replaced without any concerns. Items did seem to break quite easily but they were being used regularly by 6 people so it is to be expected and Leydons never made an issue out of replacing them. I did report a broken wardrobe and was promised a new one would be delivered which never happened and, with being in the middle of exam season, I didn't chase this as I didn't really want the disruption but I'm sure they would have replaced it if I did chase it. My bedroom was a good size with everything you could need, and the same goes for the communal areas. Overall, Leydons were brilliant and always happy to help. They made renting really easy.

From the start of the house renting process Leydon Lettings were perfect in every way. A very nice staff member Jess showed us around the house we were interested in, Jess was very friendly and answered all our questions, we felt at home straight away. Then once we decided to go ahead with the property we were looked after by their kind staff who were always in contact with us and helping with every step of the way with any queries. It was my first time renting a property and we were truly looked after in a friendly and professional manner! I would recommend Leydon Lettings to anyone renting in Canterbury.

Leydon lettings were a great place to rent as a student. Great customer service and any issues we had were dealt with promptly. Staff were understanding of issues with loans and rent due dates and were very fair and cooperative. Maintenance was brilliant and the staff Leydon hire to look after the student houses were also great. Room was nice and cosy and had enough storage for a student. I wish I had rented with them from my second year! The house truly impacted my third year in a positive way.

This agency has given me the best accomodation out of my whole student experience. Staff were very polite and very prompt in dealing with any concerns. Secondly they went the extra mile by being very communicative and ensuring that any work that had to be done at the house was actually completed. There was never any time I had to chase them. Also when signing a tenancy I did not feel pushed/rushed into renting any particular property. They gave me a signicant amount of time to ensure that I -as a customer was making a sound decision, with the understanding they don't want to lock me in a tenancy that I was unhappy with. I believe that the standard of accomodation is value for money and represents the excellent customer service that Leyond lettings delivers. I would never pass up a chance to not be with this agency if I decide to come back for a masters in Canterbury. Seriously I would recommend to anyone who is looking for a hassle free tenancy. 10/10, would rent again! Thank you Leydon Lettings!
