Caxtons overcharge on everything they do, they do not "manage". Any work they do get done is almost triple what it should be. I recently received a letter from their solicitors for non payment of maintenance charge, this was because I hadn't been receiving their invoices by post. So instead of contacting me via another means such as email or phone, they send all my details (including my emails address which they clearly had) to the solicitors which cost me an extra £500. When i challenged them all they said was they sent the invoice by post and i should have received them. These guys are cowboys, do not use.

YellThe worst letting agents - avoid as plague!Don't comply with The Landlord and Tenant Act 1985!
Without a doubt the worst letting agents I have ever had the displeasure to use in the six years I have lived in Kent. The staff were incompetent at all stages, making vital administrative mistakes time after time. This including taking 2 months to replace a completely broken fridge in the middle of summer, sending threatening letters regarding late payments when the payments had been prompt and finally giving us no information on check out. When prompted for information we were told that it had been posted out three weeks earlier. When it finally arrived it had clearly only been printed two days earlier. This summed up two years of terrible service from Caxtons. The fees are extortionate, the deposit deductions ridiculous but unarguable, this is certainly something they have down to a fine art! Avoid like the plague. We weren't students but I'd hate to think how much worse they'd treat them!

An estate agent that is in breach of the equality act. Discriminatory to the vulnerable, derogatory in tone and try complaining about something that needs putting right and you’ll soon receive your section 21 notice. I was even threatened with it, when following up a request when nothing was done. Companies like Caxtons Residential, Canterbury give good agents and landlords a bad name. Totally disgusted they are allowed to continue to trade.

Terrible ServiceWe are trying to change management agent from Caxtons to an alternative agent due to the number of complaints from residents in relation to the poor service received.Gave notice in July and we are now 23rd October without accounts or relevant information being handed over so making it impossible to manage the property.Have had a major Roof leak that Caxtons charged for but was not appropriate and now having to go through the process of finding a new contractor to resolve the position but again until we get the handover completed we are unable to progress leaving one flat currently uninhabited.

GoogleHorrible experience with these posers. They're interested only in taking money from tenants. Their customer service is the worst I've ever encountered. How did they even get a license to operate such a business? Students are are at the mercy of these "vampires". For one thing they shouldn't mislead students into thinking the properties they advertise are student residences. I feel like crying. Can't even get them on the phone at the times they advertise on their website as business hours. Deal with them at your own risk.

GoogleTerrible Experience of Caxtons, From the Get go. Our property was refurbished over the summer however entered the property with outstanding issues such as a broken shower & a broken doorbell. After told caxtons would deal with it did not deal with the shower until November and our tenancy started in July ( did not enter till September). The doorbell did not end up getting fixed until February as i took it into my own hands and contacted the council. This was around the time when both of the properties extremely old vacuum cleaners had broke , So i contacted caxtons to ask them as the people in charge of the property to deal with it. They said it was not in the landlords money pot to fix the vacuum cleaners. So they sent over a handyman and it was temporarily fixed. So when it comes to moving out we cleaned the property extremely well, (considering a faulty hoover). All but forgetting to empty washing machine fluid tray and making the windows clear. They failed to return our deposits to us until the 26th July despite moving out in 20th June. And charged us £175 cleaning fee yes £175!. I wouldn't recommend them also when you contact them if the person dealing with the property is not in they do not bother to help you.

GoogleHad a viewing with Pili, she didn't introduce herself, we found her to be hostile and standoffish. Giving us the viewing, it wasn't very detailed and we had to ask for more information. She also made unnecessary remarks towards the state of the bedrooms that the students had, which we found to be quite rude and technically none of her business.
We didn't go ahead with taking the house, as to be honest we wouldn't want to work with someone like that, also we felt like as students the upfront costs that they were asking for were way too high for us to meet. Maybe Caxton should reconsider their policies to be more student friendly, their competitors have much more reasonable rates and maybe it makes sense why some properties are still waiting to be LET out.
I don't need a reply from the business to be frank (so please save your time), just want other people to be aware.

I have had dealings with Caxtons on several occasions, concerning issues in my appointment and the whole block. I, personally have found the level of service provided by this company far from satisfactory.I find the company very slow to respond to any request for support and the service provided by the agent almost non existent.I raised the overall condition of the block and its need for repair/attention last December and still to this day it hasn't been touched.Poor show.

Caxtons Gravesend Management are licensed thievesAbsolutely awful and totally useless. They've ruined the property they are supposed to manage! They thieves extra money by charging for things they do not do! Similar to us Landlords they have duplicated and charged leaseholders double for nothing. They are extortionate. Their customer service doesn't exist. Accounting records is an absolutely a mess, customer approach hostile.We were trapped in signed agreement but luckily cut this once for all.

GoogleAVOID THIS 'COMPANY' at ALL costs ! If I could give zero stars I would. I rented with caxtons in Canterbury for two years and it was a nightmare. The staff are extremely rude and bullies to students who they think they can rinse money out of. I had a leak in my room which was dripping onto my bed for months - caxtons failed to go about fixing it until there was a hole in the roof. When that was finally fixed, my CARPET started to leak ! A pipe from under the bath was leaking into my room - caxtons only did something when they realised they would lose the next set of tenants and precious money. Once we had moved out, caxtons demanded that we pay for damage to the bath which we had apparently caused from a MOP, despite workmen working in the bathroom for weeks. An absolutely disgraceful company with equally disgusting staff. SPEND YOUR RENT MONEY ELSEWHERE !

GoogleAppalling- We have been 60 days without hot water and heating and are getting no response from caxtons to try and resolve the issue (they are adimant they have fixed the issue yet we still have no heating to prove it). The only reason we are still with caxtons is because I cannot drive due to health issues and I am local to work. If you have a family or even care for your wellbeing do NOT rent with caxtons.

GoogleI don't like spending time writing reviews, but as the father of the student who lived far less than a year in flat 14 at Burgate apartments under the most awful conditions, I can only confirm the total incompetence of the Caxtons employees, except for Jane. Indeed they are kind and helpful when no problems appear, but on the contrary when some serious problems occur ( unexpectedly? ) these people become useless. Broken microwave and heating towel rail took several months before being replaced. But much worse was a well known damp problem at the window lintel. Several plastic containers had to collect constantly the rainwater from October 2015 till my daughter desperately decided to leave the apartment in April 2016. We realize that the landlord has full responsibility for this structural problem that already existed for several years, but the Caxton people definitely must have known about it. In an email the landlord admitted it was a reoccurring problem. A free month of rent was not the solution we were looking for. On the contrary the awfully unhealthy damp problems were our big concern. The problem has been patched up for years, so it initially doesn't show, as well as this time. The bad weather conditions were a lousy excuse from the landlord not willing to deal with an indeed difficult to impossible to fix construction failure. I write this review to warn the actual tenant since the problem definitely has not been permanently mended. Caxton should have put more pressure on the landlord, a person we couldn't reach most of the time. Whatever excuse the landlord, Caxtons or probably now another real estate agency might invent again this situation does not only smell like moisture but has a nasty taste of irresponsible cheating on students. Evidence in the form of pictures and emails can be provided to whoever feels concerned.

GoogleIf I could give less than half a star or even the option of "extremely poor" believe me I would feel more than obliged to. As a first year student I was placed in a house provided by the University, when looking for a second year house with two other mates I was excited by the prospect of having a nice house with two mates. Looking around and clueless as to what agency to go with I came across caxtons website and arranged a viewing for a big three bed property. After viewing at least over 20 viewings we were tired of not liking any of them, when we viewed this three bed property we automatically fell in love and were so excited about it, it was everything we all wanted and so cheap for the quality of the house. We went into the office and were told we EACH had to pay a £200 administration fee (God knows why they charged us that much) and a £350 deposit EACH. We proceeded and managed to pay the admin fee and the deposit. Fastforward a month later and one of the girls pulled out, myself and the other girl were left with being pressured into signing a two people tenancy agreement, WHICH is ILLEGAL. They told us that we would have to sign it in order to secure the property whilst not informing us that if we were unable to find a third person we would be LIABLE to pay the other persons rent. They refused to give us the keys to the house for the whole summer, and have left us basically homeless with only 10 DAYS until we go back to university. PLUS they have said that we are unable to go elsewhere and look for a property until we pay £855.00 summer rent even though they refused to give us the keys to the property and we never stepped foot into the house during the whole of the summer. All in all they have no regard for their students, they are unprofessional, rude, patronising, they lie, never answer the phone, when you do get through they say they will call you back and they never do. I would highly recommend all students to avoid this agency all they care about is getting as much money out of you as they can. POOR SERVICE, have resorted to taking the situation to a solicitor's they have ruined my university experience and put me off of going to any agencies in the future.
