I really don't understand all of the bad comments on here. I rented with Caxtons as a student and always found them to be efficient, friendly and helpful. We may have had a few problems at outset with our house, but they were put right very quickly. I would recommend Caxton's and would happily rent with them again.

I finally got SOME of my deposit back, after three months of being out of the property and other tenants occupying it in the mean time. Totally unacceptable. Two years of renting with this company I can honestly say it's the worst letting company I have heard of. They attempted to over charge our energy bill last year and it was only when I questioned it that they "checked it" and reduced the charge. DO NOT even consider using them.

To begin with, I was refused a property in a student accommodation they’re letting in Canterbury, due to reasons they refused to disclose. When I asked for the reason, I was rudely cut off the telephone. Thankfully however, this happened, because the building I was enquiring about has still not been completed despite Caxtons claiming it would be ready around September 2022, as they already took payments from other prospective tenants who are all students looking for university accommodation. I most certainly would not recommend them to anyone looking for properties to rent.

Such a rubbish company. Emails weren't responded to, outstanding issues with the property were not dealt with: we had a smoke alarm above the cooker for 7 months before it was repositioned correctly. Meter readings took an age and zero notice for viewings. EVERYTHING was hard work, and to top it off we got charged a cleaning bill. It's ridiculous that us wiping surfaces with a flannel constitutes a sufficient clean for the next tenants during Covid!NegativeResponsiveness, Quality, Professionalism

Following up to my other review. When we left Caxtons, it took an incredibly long time to pass over our accounts to the point we were charged for late accounting when filing our company accounts due to Caxtons ineptitude. We also found that they were charging us £300 more than they said they were actually paying our gardeners - basically keeping the extra for themselves and clearly not paying the gardeners on time or at all as the review below states. One of a multitude of issues with this company. All the terrible reviews this company gets are deserved unfortunately. So pleased we’ve changed to an honest management company.

non-payment of invoices

I am a landscape and grounds maintenance contractor hired directly by the management committee of a property on Caxtons' books. Caxtons repeatedly fail to pay even regular monthly invoices. It takes weeks and weeks of emails and phone calls to get bills paid. They "loose" invoices regularly. Its not even their money! They are just paying me on behalf of the tenants who's money they already have in the bank! Ridiculous. Firm clearly warrant their 100% dissatisfied customer reviews.
