GoogleI instructed Stephen Banks to let my flat in spa road.
He came back to with an offer which accepted.
I said I only wanted the flat rented for 8 months.
He said Oliver Jacques only rent flats for a minimum 12 months.
This is obviously is so they can get their fees for a longer time frame.
Clearly only interested in their own interests ( fees)not the landlord.
Funny how this ( manager) is telling me what I have to do!
Excuse me mate !I am the client and I give you instructions not the other way around

Thank you for taking the time to leave a review, as a business we of course take reviews very seriously and have therefore looked into this.
Unfortunately we have no record whatsoever of your name, nor have we carried out any valuations for landlords with properties on Spa Road, and would have hoped that if this was a genuine complaint you would have provided your correct name and property details, to give us the opportunity to investigate it correctly.
We at Oliver Jaques find it best practice to use a 12 month Assured Shorthold tenancy for our lets, which has a 6 month break clause, the purpose of this is for landlords to be compliant with the section 21 notice, should they need to use it, as from our vast experience it is a very rare event that a tenant leaves at the end of a tenancy agreement without the notice being served. The Section 21 notice requires that the notice cannot be served until the 4th month of the tenancy, and currently the notice period required by law is 6 months, which would mean that even if a landlord had an 8th month tenancy, and served that notice at the 4th month, it would therefore mean that the tenants would have 10 months in the property, so the landlord would not get their property back at the 8th month.
Whilst you are indeed correct that Estate Agents do take instruction from their clients, we are simply advising Landlords how to be legally compliant to protect their interests, and whilst yes a landlord could have an 8 month tenancy if they so wished, it would not guarantee they would get their property back at month 8. Had we not advised a landlord of that and drew up an 8 month tenancy, and their tenant did not vacate, then they would have no doubt found Oliver Jaques at fault.

GoogleI am quite displeased with the experience I recently had with this agency. For multiple reasons. First and for most I find it completely unprofessional to call someone take their details to call them back and never actually do, this happened to me twice within 2 weeks time. Furthermore I appreciate that you may not like pets but I find it completely unprofessional to hang up at a potential client. And lastly pretend that you care by taking the details but never actually submit them through your system, I had to give my details 3 times so far and of course since we have a dog we have just been ignored. Please go ahead and prove me wrong I will then be happy to "correct" my review.
Given that I cant respond I would like to ask you to investigate a bit better if you have phone records. Your first agent just hang up on me and then when I called back I just called to ask why he hang up on me. You second agent characteristically told "have you called to pick an argument or get help" at that point it was pretty clear to me how much you value customers

After investigating this matter, we understand you enquired about a property in the local area through the Zoopla website, today October 7th. Arran contacted you promptly and registered your details, noting that you have a dog and your property requirements. You then rang the office and spoke with the Lettings Manager Stephen, who explained that an apartment you had interest in was not available but that a house was available where a pet would be accepted by the landlord in the area. You declined to receive the details of this property via email stating that it wasn't of interest to you. During this call with Stephen, the phone disconnected from your end, you then rang back to finish the conversation.
At no point did Stephen hang up the telephone and indeed contrary to your statement about being ignored, had to ask you repeatedly if you would like help in finding suitable properties in the near future, as you seemed uninterested in continuing the conversation when you learned that at this very moment in time there were no suitable options available. We strongly dispute the claim that you are ignored simply because you have a pet (a number of our current tenants have a variety of pets) and we strive continually to ensure that all of our clients find a rental property they can call home.
Your details are registered on our applicant database and we are working hard to find a suitable property for you, should this be of interest.

Avoid this agency at all cost! They are bunch of liars! Very clumsy and unprofessional.
We found tenants through this agency and after a while we realised our tenant moved out, and rented out our flat to someone else. They misused our flats, and the agency did absolutely nothing to support us. Not a single help to even help us. when we first rented our property we mentioned to family only. A brother and sister came along, and they only introduced the sister so they could let out our flat. Later, the sister moved out oversease and her brother sublet our flat! All along, they went with without a signle word to us. They even manipulated us with the moving out day, even though we would lose, so they could faster re- market our property without our consent! They are bunch of losers pretending to be professional!
