GoogleFrom a tenant perspective: greedy and dishonest
Greedy. When we sought to swap out a tenant for another, as had occurred twice previously, we were informed the only option was to either stay or move out. As one of us was planning to get married, to stay was not an option. We both moved out and the property was then re-let for significantly more rent.
Dishonest. At departure the agency made a spurious claim for £40, for a new sofa. This went to mediation and OJ lost: it was determined that the sofa was worn through regular wear and tear and would have needed to be replaced anyway. They just wanted to rob us for a token amount as we left.
I am myself a landlord (as well as a renter) and I am well disgusted with the behaviour of OJ. Avoid them.

Good Afternoon Michael,
As a business we of course take reviews very seriously, and here at Oliver Jaques, we continually strive to provide an exemplary service to our clients, so are naturally very disappointed that you have chosen to use this particular platform to express your views.
As a landlord, I am sure you are aware that Oliver Jaques or any Estate Agent does benefit in any fashion nor gain financially from the landlord or tenant when a dispute is raised for damages caused by a tenant at the conclusion of a tenancy. Therefore we strongly refute the insinuation that we were trying to "rob you." The sofa at the property was missing a chair leg noted by the independent inventory clerk, and the landlord made the decision to put forward a small claim for this reason.
The tenancy agreement you entered into was a joint and several tenancy, meaning that when notice is given, it is given for all tenants on the agreement, not just some. As a landlord, I am also sure you are aware of the rising costs associated with a tenancy landlords have to bear, and so it would come as no surprise that the landlord was not willing to carry out a change of tenancy for the fourth time (especially only a few months since you move in) and once you had vacated, the landlord accepted an offer of the market rate rather than a significantly discounted rent. Again we would like to refute that this was due to the greed of Oliver Jaques or the landlord. Landlords need to achieve market rent for their properties to enable them to keep renting out their properties for those tenants who are not in the fortunate position that you are and already own their own property.
We would of course welcome the opportunity to speak with you further about this should you wish to do so.
