Terrible service from Martyn Gerrard Estate Agents! Last year, I found a rental property through Rightmove and decided to go for it after a quick viewing. They demanded a non-refundable deposit of £500, stating that if my references didn't pass, I wouldn't get my money back. After submitting my details, they asked for more information about my rental history, which I couldn’t provide as I've lived at my current address for 10 years.A representative named Simon informed me that my references were not acceptable to the landlord. When I asked for a partial refund of £250, they bluntly refused, claiming the property was off the market, which was not true as it remained listed online. It's clear they use this tactic to collect deposits from multiple people without ever intending to rent out the property. I highly recommend avoiding Martyn Gerrard at all costs to save yourself from a similar experience.

Totally messed us around.They showed us a place, saying it's available immediately.We made an offer 45 minutes after seeing the place.They then said there is already an offer on the place.A day later they called to ask if we can increase our offer, once we said no, that's our offer, I added saying the offer will expire today if we don't hear back.They then called and saif the landlord wants to meet us but only next week (I am assuming so they have time to ramp up more offers)We then said that it has to be today as we waited 3 days to hear a conunter offer and they just gone silent. The then the next day they said there are 4 offers.None of that makes sense, usually when there is an offer on a place, they don't show it to you. but they showed us - then WE made an offer and they wanted to keep showing it. business in bad faith - bunch of muppets

This is why nearly every property we market there is a lot of interest from potential tenants. This was the case here. We had other people interested who had also made offers. Your offer was 10% below the asking price, other offers were higher. This is why we spoke to you to give the opportunity to raise your offer. The Landlord wanted to meet all prospective tenants, but he was on holiday, returning in a few days when we wanted to arrange the meeting. Again we are sorry that your offer was not accepted and the landlord decided to go with another party.

It's going to be hard to explain what I'm trying without using profanity, but I'll try. Please read them all. On May 20, we crossed paths with this company and I wanted to rent a house in Enfiled. I liked the house and said I wanted to rent it. Then, if we said that there was another offer for the house, they raised the price. I agreed, as there was a slight difference. They then told me that the landlord had chosen us and that if I gave a week's deposit, they would start the process. And when the transactions were over, they told me that I had to give another month's rent and 4 weeks' deposit. When I told them that their ads were without a deposit, they said that sometimes they advertise this way, but they ask for a total deposit of 5 weeks. I was able to get the deposit back in the future. Minus all the documents and evidence they asked me for.And about a week later they said that everything was OK and that we could move home on 20 July. And they said I had to pay the rent and deposit on the same day. 1 week before we moved to the house, they said that the landlord gave up, citing our visa as the reason. (which I think they definitely evaluated a higher-priced offer. because when I asked other real estate agents, they said that my visa was not a problem) they offered me a slightly smaller house in the same area at a high price, they sent the picture and postcode. I informed them that I could not accept under these conditions and that I requested a discount on the price. After this request, the transactions slowed down a lot. my calls were not returned to my messages and when you could meet, they said that they could not communicate with the landlord. In fact, the house they offered me is a house that is in the portfolio of another real estate agent. then I requested to end the trade due to trust problems and requested the refund of the price I paid on 14 June. they say that there is a 5-day waiting period to return the money they want on the same day, and although today is 19 June, they say that my payment has been approved but will pass to my account on 21 June. If I need to give you a piece of advice, if you are going to work with this company, do not pay before signing and getting the key, or best of all, work with smaller and local real estate agents. sometimes big. being big is not enough to be quality. you can eat a hamburger in a very famous and subeli place to feed your stomach, but you can't taste it. just like that. I think the company name should be Mc Martyn Gerard.

We are sorry you have had this experience and understand why you feel we have let you down, but we must explain our side.You applied to rent the flat, and the landlord accepted your offer. You paid the holding deposit to secure the property and passed our referencing process. Everything was on track for the tenancy to begin in July.However, out of the blue, the landlord decided not to proceed. We argued strongly on your behalf to change their mind but were unsuccessful. Despite what we believe to be a moral obligation, the landlord does have the right to withdraw.We are still unsure why they made this decision, as they haven’t provided a valid reason. It was NOT due to us accepting another offer; in fact, we have stopped working with this landlord because we find their actions unacceptable. Your deposit has been fully refunded.We appreciate this doesn’t help you, and we sincerely apologise for the inconvenience caused by the landlord’s decision.

Had a terrible experience while renting through this agency. The agent called Sophie misled us and the landlord both and falsified information related to the tenancy agreement, inventory and later denied after we had signed the contract. The manager took no accountability of the misconduct either. They basically lie ro you and withhold information until you sign the contract and create a lot of pressure on you to sign it. The flat was given in a dirty condition and we had to get it professionally cleaned even though this was clarified before. I would not recommend this agency to anyone, and if they decide to, should go ahead with caution.
