I have been a client of KFH on the lettings side in Streatham Hill for many years and can vouch for the letting services. The property management side however is entirely inept. I wind up having to find my own contractors because KFH seem to be booking the most expensive contractors who charge unreasonable call out fees and provide excessive and inflated quotations. The property management staff are apparently not competent or not motivated to understand what the issues being reported by the tenants are and have incurred emergency call-out fees on my account for items that are clearly not classified as an emergency. In short, I have wound up doing the management myself, even as an overseas landlord.

I purchased my first flat through KFH. They were very efficient and responsive during this process, and guided me well. However, apart from these, my experience was not at all positive. It became evident very quickly that they were working solely for the benefit of the seller. Little to none was done to take into account what would work for me, both mortgage-wise, and in terms of discussing exchange/completion dates - it was always a matter of doing what the seller wanted. There were also a few events of miscommunication/incorrect information which resulted into me losing some money.I do acknowledge that they were dealing with a particularly demanding seller, but in my opinion, what makes a good agent (or rather a good employee in general), is their ability to deal with difficult, non-trivial situations. I would not recommend KFH as a buyer.

The property management team don't answer emails and when you try ringing there is no answer. They have removed the porter from my block, so there is no one to help with problems. They didn't send any letters advising that they removed the porter. Have recently received resident parking notice and wasn't advised in advance there was a change. Have now resorted to temporary parking my car at a friend until I can get a permit, but don't know how to go about doing this as they don't answer or reply to messages. This has been going on for a few months now. Therefore, I do not recommend this company.

Our experience with KFH has been one of the most chaotic and unprofessional experiences while renting in London. The rental team initially (Belsize Park), and now the property management team (Wimbledon office), have repeatedly proven to be ineffective in addressing issues raised; lack attention to detail or basic knowledge of the property; and are unreasonably slow to respond. The issues have caused continuous conflict with the Landlord as well as discomfort in our living situation. The offices are either understaffed or inexperienced, and not able to cope with basic rental management needs.

After paying, signing the contract, and agreeing on a move-in date, we arrived to find the house dirty, damaged, and not ready to live in.
The agency refused to deal with the issue and redirected us to the landlord, who was not informed at all. This shows a complete lack of professionalism and communication.
This was a very stressful experience and I would strongly advise others to avoid this company.

I was mistakenly double charged for a service and it took circa 20 emails and 60 phone calls to resolve. I was assured by the Lettings Manager at the Beckenham branch that it had been sorted out and my duplicate payment refunded and then they have done it again within 6 weeks. I complained in writing a week ago but no response and 10 calls already today and no one wants to take my call. I was very happy with the service provided by KFH Beckenham up to 6 months ago. It is no longer a service worth paying for as the back office is in complete disarray and no one appears to want to take responsibility. I thought I had engaged a premium letting agent but sadly this is a stressful shambles of a service. If you are happy having charges that do not belong to you deducted from your account this is the service for you, if not choose a better lettings agent.

I was very happy with the way KFH dealt with letting out my property. Within 6 days of giving instruction they had collected the keys, arranged photos, marketed the property, conducted several viewings and secured an offer. I liaised with several staff members and all were easy to deal with and very helpful including Stephanie, Amy, Andree, and a special mention to Demi who was brilliant in securing the tenant and negotiating favourable terms! I was extremely disappointed with the lack of sales progression. There was practically no communication after I accepted an offer. I had to chase a couple of times whenever I wanted an update on how things were going with my buyers and what to expect. Asking once was not enough to elicit a response. Also, the fact that my buyers wouldn't be able to complete before a certain date was not mentioned to me when the offer was passed on.

In reference to the KFH Crystal Palace branch.Before dealing with KFH, we had already had very bad experiences with other local agents when looking to buy our first property.Therefore, from the off it was incredibly refreshing to deal with KFH Crystal Palace. All members of staff which we engaged with were incredibly professional, proactive and diligent. We want to give specific shoutouts to Lewis James and Nick Reeves. Lewis was clearly very experienced when supporting us with negotiating the purchase price with the seller, and was always contactable to speak through our position.Nick led our viewing of the property that we ultimately purchased. Straight away it was clear he was very knowledgeable and was able to answer almost all of our queries (and we asked A LOT of questions). For the ones he couldn't answer, he actually followed up (other agents said they would but never did) with us the next day, having clarified with the sellers. He was incredibly thorough and proactive, often preempting our questions as buyers and contacting the sellers accordingly to clarify any outstanding points. What we really valued was Nick's regular calls and mails updating us of the sellers position and progress, helping avoid stress in what can be a very stressful process. A huge special thank you Nick for your support throughout the process, we really appreciate it.We also wanted to mention Dwayne Whyte, who we viewed many properties with earlier on in our search. Dwayne was incredible helpful and he ensured we were also the first to hear about properties that actually met our criteria (can't be said about other agents!).Overall, we had a brilliant experience and we would highly recommend using KFH, whether you're buying or selling. Very disappointed with how this process was handled in Battersea.
From the outset, the property was incorrectly advertised as being on the second and third floor, when it was in fact on the third and fourth floor. Additionally, the listing did not clarify that the price was non-negotiable, nor did it state “offers in excess of” or “guide price.” This lack of clarity from day one resulted in unnecessary time being wasted.
The offer process itself lacked transparency. I was not informed that the situation had moved to a “best and final” stage, nor was I told this would be my last opportunity to increase my offer. I was also not clearly given the chance to revise my offer after being told there was other interest.
Generic statements such as “there are other buyers” are commonly used in this industry and do not clearly indicate a final competitive bidding process. Clear and explicit communication is essential when buyers are expected to make major financial decisions.
I also requested that my higher offer of £510,000 be communicated to the vendor. This either did not happen or was done too late, which raises serious concerns about how the offers were handled and whether the vendor was fully informed in time.
Overall, the process felt unclear, poorly communicated, and avoidably frustrating. With accurate advertising and transparent handling of offers, this situation could have been managed far better.

She also really takes the time to understand in detail what a prospective buyer is looking for in order to find a good match for them in record time. An excellent communicator, Catherine is extremely good at presenting properties to buyers and is very proactive at checking in with buyers each week to make sure they haven't missed a property which is newly on the market or which they may have overlooked but could be a good option. On every viewing, she provides all the information clearly and is at the ready to answer questions and make suggestions while allowing plenty of time for buyers to take in the details for themselves and form their own opinion. She was always very clear and straightforward in representing the position of the vendors to us so we could understand how things might progress. My daughter and I met Myles when we went to view a lovely flat in Bromley. I was running late because I live outside London and Myles could not have been more accommodating with the change to the time we were able to make to get to the property. He showed us around the whole flat, remembered to open every single cupboard for us to look through (not a minor matter when space is at a premium in London).
