House was lovely - although rain leaks through windows and front door. 2 months and customer care have not dealt with the issue.Same email (we are chasing up the installer etc).Water damage to front hall - not interested even though caused by a fault.Doors stick and need body weight to shift them due to swelling. Very poor customer service.2 months water damage To carpets on a 6/7 month old property.Absolutely shocking. Customer care are next to useless at trying to sort issues. Currently going to NHBC.

Drive(ing) me insaneWe moved into a Hopkins Home in Brightlingsea about eighteen months ago. To be honest wish I had not purchased as getting a response to snagging etc is appalling. just had to wait 6 months for a new kitchen cupboard door.We also have an ongoing problem with our drive. Hopkins in their wisdom lay drives consisting of stones over tarmac. The stones go everywhere and you are not issued with a stiff broom in your welcome pack. Stones end up on your car mats, on the pavement, in the road and generally everywhere. Basically in my opinion they are not fit for purpose so if you are buying a house insist on a paved drive. Update to Hopkins to clarify more details as requested.I have asked for my drive to be redone with just tarmac and received a reply today from Customer Care saying that nothing will be done about my drive. The drives are within planning regulations as Council have been down to check. They look nice when you move in but soon you are sick of stones everywhere and continual sweeping up of road and pavements. Stones go down our drain continually as they are loose.A simple remedy is just a plain tarmac without the stones. Block pavers are used on a lot of drives but our area which has 3 houses and approaching over one million pounds worth of property was deemed worthy not to have a proper road and drive surface.From a design point of view the drives are letting the design and appearance of the Hopkins sites.We now have a kitchen door finally.Still waiting on gutter check and drainage check reported at XmasIt would nice if Hopkins could respond with a comment regarding the drives as there are a lot of unhappy people with similar opinions on the estate.

Our tar sprayed shingle driveways are a key feature of our developments, providing the sympathetic look and feel of a bygone era. It is a premium product, often dismissed by other developers due to its cost when compared to tarmac or other block finishes. However, we fully appreciate that this may not be your personal choice of driveway and thank you for your feedback.

Kind sales man, but the overall experience was difficult. There were a number of issues with the processing of the sale, errors on the grounds and imperfections on the house which have yet to be resolved. The house itself is well built and a lovely design, the estate is well kept and I am sure once finished, will be high quality. But the process of buying a house with Hopkins and the level of support, delays and miscommunication within their company was tedious and added extra stress to the process of moving.

Very poor customer service. I had a pipe erode from the inside that caused a great deal of water damage.Their customer service did not care at all. Their staff are hardened, I imagain as they get so many complaints. They also have a high turn over of staff and they do not follow up once a member of staff leave. Think as to if you want to buy a house from people like this! its the biggest investment of your life! meanwhile, Mr Hopkines is in the rich list!read this whilst you can, as reviews like this are often removed very fast! proving yoru cant trust Trustpilot. i have a scrren shot of this review to show what i mean on my blog!

I first looked at the Willowbrook homes over a year ago but thought they would be out of my reach. Once my own house was (finally) sold I had a look at a Meadowsweet and fell in love with it.Without wanting to get my hopes up I spoke to Ashley who was so helpful...she recommended an excellent mortgage advisor and it all seems to be falling into place.I signed reservation papers yesterday! I was considering another new built one which built outside of Ely. I wanted to pop in Hopkin’s sales Office for the last time and Sharon Stone did her best to persuade me. First of all, I want to thank her very much, because if she did not explain to me what kind of houses are the Hopkin’s one, I would not live here, in my lovely home. If I did not meet her, I would be living in another place. Thanks, Sharon, a lot.Hopkin’s Homes delivered my home at the exact day that they promised. There were some little incompleteness or faults but the important part was they tried to compensate every detail with their hearts and souls. I was dealing these things with Jason and Lindsay but I can declare that all the staff were kind and they were dedicating themselves. Thanks a lot to all of them.The corruptions start at the top. In other words, I think that the behaviour of the head of the company affects all company employees. Companies that treat their customers like their families will always remain. We found buying a house at St Georges Place, Sprowston was easy with the help of Hopkins Homes. We were looking to buy our first home together from the proceeds of the flats we were each living in. Having researched our options, we were looking for a three-bedroom home in our local area of Sprowston, Norfolk. Having looked at a number of older properties, we both agreed that we would prefer to buy a new home.Both of us had bought our current flats new, and we felt that we can never be sure of what we’re getting when you buy an older home. There are no guarantees about the boiler, electrics or other maintenance issues. When you buy a new home, the developers are on hand to fix anything you might not be happy with. There’s also something really nice about being the only people to have lived in a house.We visited a number of new developments in the area but hadn’t found the right home, one three-bedroom house, with another developer, looked good but had a tiny garden. We then disregarded another development because of a rude and dismissive sales consultant!Then we came across Hopkins Homes’ St George’s Place development in summer 2018 and instantly liked how it looked, the care they took with both external and internal features set them apart from the others. Sales consultant Shaun quickly found us a lovely three-bedroom home. We knew we didn’t want a town-house style property, and Shaun showed us a lovely two-storey home with a huge, south facing garden. We knew it would be perfect. We wanted to reserve it straight away, but unfortunately you can’t make a reservation until you’ve sold your existing property, and in our case that meant BOTH properties.Luckily, my flat sold within two weeks the other a couple of weeks after that and for a price we were both happy with.Once we had successfully reserved our new home, the rest was plain sailing. Our properties sold without a hitch in October and we got on with choosing the kitchen, flooring and restroom tiles as our house continued construction. By the end of February 2019, we had moved in. We love it, it’s just perfect. It’s so good to have an upstairs! I work from home so one of the bedrooms is now my office, then we have a guest room and the main bedroom. We’re also enjoying having a parking area and a garage for the first time. We’re looking forward to getting the garden done so that we can really enjoy it in the summer.Buying with Hopkins Homes was a great decision. The only stress was the rush to sell our properties. Shaun has been amazing throughout, and everything has gone so smoothly. He didn’t dismiss these two young people that had walked through his door, not having put their properties on the market yet. He was helpful, supportive and positive, which helped us move forward and get us our beautiful new home. Well, where do we start. Visiting the Saxon Meadow sales office in Capel St Mary, Katie Vinyard the Sales Executive welcomed us with a smile and was very professional in her manner, showing enthusiasm and above all care and understanding. We only went into the sales office to look at the plans but 45 minutes later, after being by Katie, we were safety inducted before going onto site to look at a property that caught our eye.We put a deposit down straight away but everything was not plain sailing because of the chain we were in. Katie helped us out immensely, arranging everything from utility bills Gas, Electricity, water, bin collection etc also introducing us to Jade Shelton and her team from Gotelee Solicitors who were immense. We bought a new home 4 years previous with another company and it was no comparison to how good this experience is with Hopkins Homes. So I would highly recommend that if you are considering moving in the near future, pop into the Sales office at Capel St Mary and speak to Katie, who always welcomes you with a smile and bubbly personality. The homes are of a very high standard are situated in a lovely village that has a lovely feel about it. Katie and Ann were at our beckon call when we needed advise or information and presented us with a bottle of Champers curtsy of Hopkins home when picking up our keys.

Hopkins Homes are a fantastic Suffolk based developer who really take pride in their work. My partner and I visited the “River Reach” development in Mistley on a whim one Sunday afternoon and, within 30 minutes, were handing over the reservation fee to secure our now home.Josh Raven is the Sales Executive on the development and has been fantastic from that first meeting. We’ve been in our new home now for almost two months, with no major issues and just a few minor niggles, most of which Josh and the site crew have been willing and able to deal with really quickly if not there and then.I really can’t fault the service Hopkins have delivered during what was a stressful time.Thanks to all and especially Josh, for walking us through every step and answering every one of my questions, no matter how stupid or inane.Hopkins Homes take pride in naturally drying their homes rather than force drying which really shows in the quality of the paintwork and finishes within our new house.We really can't recommend Hopkins Homes enough. Great developer, great development, great experience all round.

House was completed to a good standard, no big issues. Only a few minor things that were quickly corrected (cracked fence post, sticking door). Only very minor complaints, e.g. not including soft close toilet lids, lack of tiling, paint knocking very easily on walls, which could be true of other new houses. All round quite happy, they obviously take pride in what they build and do not try to cram on as many as they can in a small area like some other house developers.

We had the dubious pleasure of being the first people to move in to the new River Reach development in Mistley. The lead up to moving in, from deciding to buy right through to moving into our new house, was far easier and smoother than we could have imagined, helped by the professionalism and general friendliness of Josh Raven, the sales manager for the site.This is our first new build property and we were naturally nervous, having heard many horror stories about new builds and the series of faults that seem to be common. However we should not have worried. Our new house is lovely with very few faults and none that needed urgent remediation. Being first on the development gave us concerns as to the level of intrusion we would see from the developers but we need not have concerned ourselves. The builders could not be friendlier and the noise and disruption is kept to a minimum.We thoroughly recommend River Reach with the location and properties ticking every box.
