Transformative for 1st.Time Buyers

Having lived simply in the private rental sector all of our adult lives, my husband and I felt a bit anxious about crossing over to home ownership and embroiling ourselves in the intricacies of a legal web, most of the language seemed so foreign to us and I almost didn’t want to make that first call to So Resi when I found a property that interested us. Though I knew that now was an ideal time to buy (and no more a good time to rent), I still had reservations about switching sides.It was Tem (Temel Kamil), part of the So Resi Sales team alongside his business partner Ellis Kamil, with whom we dealt in the initial stage in showing us a property that we decided upon buying. That showing was indicative of Tem’s character and the way he and Ellis do things - professional but without the hard, pushy veneer normally associated with Sales people, and `everything was done in such a relaxed and unrushed manner - he allowed us our privacy inside the property while we evaluated the space and knowledgeably engaged with us when needed, thereby giving us free rein to our own thoughts and emotions without the added complication of his third party presence. We felt unpressured and supported in equal measure.Once the flat had been allocated to us, the pace began to quicken and Tem was just brilliant, keeping us notified every step of the way with phone calls, texts and emails, guiding us through the complexities and breaking down all the confusion we felt, explaining the language, was patience and generosity itself when he went the extra mile to ensure our sense of stability, way beyond his professional remit, and I found him to be unlike any sales personnel I’d ever had dealings with. Professional though easy-going, eminently likeable and with their relaxed attitudes, both he and Ellis seem to enjoy easing first time buyers into the Shared Ownership model. True gentlemen. This reflected back on us so that, by the end of our dealings with them both and their subsequent passing us onto the equally friendly Progression Team (the final rung of the home ownership ladder), we feel excited and confident, transformed into willing first-time buyers.

Great Experience with Ahmed

Great Experience with Ahmed and Renee. I recently purchased a property. The process was difficult due to external parties however Ahmed was amazing throughout the whole process as he explained every step, was always a call away. He reassured me when parts of the process became a challenging. He was a great advisor and provided all the information in thorough detail about the apartment, area etc. He is a credit to So Resi and extremely knowledgeable. On my move in date Renee was on hand with her team to ensure the process with smooth and again, I was in great hands. Renee and Ahmed are both reactive and easy to get a hold off. I would recommend working through these two if you decide to purchase an apartment through So Resi. I will say its not the easiest journey but the end result is worth it and having people like Ahmed and Renee 100% make it easier. A huge thanks to these two!

Worked with Ariana Resic for the sale of my property. Quick and efficient

Once I engaged with the resales department they were quick and highly responsive. The efficiency with which they arranged photographs etc. was also good.When a problem arose they let me choose the best immediate response for me and it was swiftly, fully resolve shortly thereafter.From initial contact to finding a buyer was a little over a month. At a stressful time So Resi are happy to make your life more stressful!

Now sadly if you own shared ownership you have to sell with So Resi. Where do I start with the staff, well Lubna was extremely hit and miss, sometimes replying sometimes ignoring you, until you had to chase again. When you do eventually get some viewings you have to show them around yourself, there was no real explanation as to why I was getting tons of enquiries but not as many viewings. Then once you have sold well you get pretty much crickets from Alexander Tozer. Then there is Klaudia Miara who caused me a lot of stress on the day my solicitor was going through to exchange, saying she didn’t have the extended RICs, when in fact she just hadn’t checked the shared email. On top of this So Resi are well aware they can ask for extensions for RICS but don’t make you aware of this, so I almost had to pay out again, if it wasn’t for Frazers being super helpful and advising. When I asked what happens to any outstanding charges regarding rent or service fees on the flat “oh just cancel your direct debit”. I am waiting for some come back (NOTHING is ever easy with MTVH but I can say the one thing they are extremely good at is chasing you for money, it’s the only thing that manage to do fantastically well). Then comes the final straw of you having to hand the keys over yourself, they don’t do it and this means you have to wait around for the money to reach your account, meaning for me I had to take a days annual leave. They also wanted the buyer to wait until 5pm! Luckily I talked to my solicitor and she gave me advice I trusted, once the money reaches the account it’s legally the buyers property and keys need to be given over. I completed at 11:40 and Klaudia expected my buyer to wait till 5pm to move in. To top it off you then have to pay 1% on the full cost of the flat not the share you own, so basically MTVH are making money on their share of the flat as they own So Resi. Sadly as I said, you have to go with them at least for the first 8 weeks, and I was extremely lucky my flat sold within a week of it being advertised. I don’t think this due to anything So Resi did, not to big myself up but my flat was a lovely flat and I decorated it well and that is what sold it as well as the area. They didn’t show anyone around like a normal estate agent, I did! The normal things you pay an estate for (showing around and handing over keys) is not included in this 1%. So expect stress, expect headaches when you are dealing with So Resi and expect to do a lot of things yourself, expect hit and miss staff.

Terrible communication and made up rules?

Honestly a lot of these weird name dropping reviews feel incredibly fake.My experience with them so far is incredibly bad communication, takes 20 mins to get through to someone to ask them a basic question like what year was a house built or if it's leasehold remains if you staircase, and they have no clue, say they'll call you back and never do. Very slow replying to emails again not answering questions or selectively answering.We went to view a house, they didn't send anyone and the seller had no idea they were supposed to show people around. Random people just turned up for a "cheeky view" when we'd gone to the effort of booking a time slot. They never sent the list of viewings and time slots to the seller so they had no idea.There was also no mention on the advert whatsoever that they would be prioritising people based on how many kids they had, where they lived, their credit history. Honestly this is not the housing register so it's incredibly frustrating for someone who doesn't have kids (why should we be penalised on housing because of that). There is no mention of this on their website, which says first come first served. We've wasted time speaking to the bank and they also insist you use their financial advisor, whose time was also wasted, but also was a bit shady about what she cost and then said it was £495 which seems pretty steep to me when other charge £200-300.It's been a headache and a let down so honestly I'll probably be avoiding buying with this company.

so many issues I can't just pick one

I have struggled to get in contact with people and they do not reply in a good time. There was limited times that you could carry out viewings so I ended up doing them all myself. Your dashboard IT system was confusing and made me think I had offers that I did not. I then ended up paying thousands for your service in fee's that was in no way comparable to a private estate agent.
