Poor communication, lack of explanation, staff members disappearing

Overall, SO Resi made the selling of my shared ownership property even more stressful than it needed to be. At the start of the process (12 months ago!) nobody seemed to know what they were doing - could my house go on the open market straight away? Could it not? It didn’t fill me with confidence. In the end, the photos that SO Resi arranged to be taken of my property were fantastic and I had lots of viewings. But the process of trying to get hold of SO Resi when a viewing was booked in and I wasn’t available to show the interested buyer around was a nightmare. I can only imagine how difficult it was for potential buyers to contact them too and ask any questions. I spent a whole week calling SO Resi last July telling them I was on holiday so noone could show the potential buyers around, but I had no response. It was really stressful. After one sale fell through, I was able to sell my property via an estate agent on the open market. The information I received from SO Resi about the process of selling on the open market was minimal - they never explained anything to me how much they would still need to be involved. This lack of communication resulted in 3 months of wasted time where the housing association/SO Resi were not involved in the sale. When we realised this, it took me over 2 weeks of calling and emailing various people every single day to finally get through to anyone at all. Many times during the process, staff members who had once been dealing with my case suddenly disappeared and you’re left with noone to speak to. Eventually, 3 or 4 months after my buyers offer, Ellisa was assigned to my account. This made a huge difference and in fairness to Ellisa, her communication was a lot better than I had experienced before. Whilst the sale then took another 4 months to go through, it was reassuring to know that Ellisa was helping with things and we communicated regularly over the last few months. She was always very well meaning. However, when your dedicated consultant isn’t around and you have an urgent enquiry, it is almost impossible to get hold of anyone. SO Resi almost never answer the main phone line or respond from the general mailbox. I found this to be very stressful at times throughout the past year and I believe it caused many unnecessary delays overall. I would like to thank Ellisa for all her help. But I would like to advise SO Resi as a whole to improve the service they provide to their sellers. They make what is already a difficult process much harder. I’m glad I will hopefully not have to deal with them again for a property sale.

SO Resi were very helpful throughout my purchase of a property. Elliz Kamil showed and explained everything to me on site, answering most of my questions before I had a chance to ask them myself. Heidi Bainborough kept me regularly up-to-date across the process with very useful emails. That all made it much less of a stressful experience.

Amazing resale agent!

We had a bit of a rocky start selling with SoResi and then once it was sold we had 3 different resales agent but in the end I am so happy we did. Klaudia Miara had been absolutely amazing, I could not fault her if I tried. She responded to email’s promptly and if she was delayed it was just as she was gathering information. She saved me from tears so many times during this stressful process and all the delays from other parties involved! I’m so happy I got to work with her and I can’t thank Klaudia enough for all her help!

Lubna was unprofessional

Lubna was unprofessional, disrespectful and useless. Not responding to phonecalls and sending automated responses. Once managed to speak to Lubna, she put the phone down as she can't hear anything because of the builders drilling in her house. Dorothy and May were giving the wrong information about the property and buying process. Paul and Sarah (supervisors) were not available to talk and not interested to reply other than automated responses. No transparency in the allocation process, they do whatever they want. Before applying read shockingly bad 1 star reviews on Metropolitan Thames Housing as they manage properties.

We have been working with Klaudia over the past couple of months to finalise the completion of buying our property via Shared Ownership. This is the second So Resi employee we have had contact with and Klaidia was an absolute dream! We had quite tricky solicitors which was making the process quite stressful, however Klaudia quickly put that at bay by making sure we were aware of the process and what we needed to do. Absolutely terrible company. Ridiculous service charges and they fix nothing in your area. You report damages and they do nothing?? When it comes to selling on your property it’s a nightmare!! As they have the right to sell on your behalf first, they get people who can’t afford the property or not in a position to buy? They waste months on sales till a week or two before completion the sale hits a wall because so resi haven’t done affordability checks?? Then when the nominal period of sale with them has ended and you have the choice of your own estate agent, they make things impossible for you to sell. You find a buyer even a cash buyer and still refuse. They have even said a buyer of mine basically had too much funds to be considered as a buyer??? They seem to be never happy with who ever you pick or find? My estate agent at this moment is baffled to why so Resi is being so difficult??? They said they have never seen anything like this with any agent before. It’s unbelievable how terrible and useless this company really is. They are impossible to contact and will only really respond if they are getting more money out of you. I’m selling my property atm even tho I love the area just to get away from them ‘so resi’ . Seriously, AVOID this company!! You have been warned!

So Resi were a little slow to start the process due to staff shortages, but once my sale started Klaudia Miara did an excellent job in keeping me updated and pushing the process along to complete as quickly as possible. I was selling my shared ownership

I am selling my shared ownership and didn't have a great start due to sellers pulling out or simply not replying. However near the end Lubna Suarez pulled out all the stops and secured a buyer very quickly. Lubna kept in touch on a regular basis and given me great support.One recommendation though. I would suggest that buyers are vetted more carefully and during the initial checks more viewings are carried out.
