If only I could turn back the time and…

If only I could turn back the time and never had signed a contract with them. I am dealing with a senior manager from a southeast London branch. She couldn't have made my life more difficult1) rude and ignorant2) she made my phone buzzing with emails until I complete deposit and rent payment and sign the contract. After I transfered the funds, I let her know via email and she didn't even confirm. Long story short after I paid I had to chase the a lot3) 3 weeks after we completed referencing and they proceeded to sending me the paperwork, they found a mistake! Mind blowing! Here we are bothering again my previous landlord filling forms again!4) I requested advise from her on how to unload my belongings yesterday after the inventory check. She said she would call me back. She hasn't yet by the way.5) they supposed to clean the flat before I got in. They partially painted it and it had dust everywhere. Not to mention that the silicone on the bath tub and window areas have mold.6) the members of stuff do not properly communicate. I had requested 6 months breaking clause and when they sent me the contract they didn't include it. There we go again back and forth emailing and reading contracts again from the beginning when they resent it with corrections.Just terrible costumer service. I feel they only care about the landlords where they take the money as landlords are they clients. Tenants are only puppets. I will definitely not use them again.

Hate having dishonest estate agents…

Hate having dishonest estate agents trying to get you to up your offer as some else is higher then you!! If your gonna lie, make sure you get the home owner to sing from the same sheet!! This is why property prices are high because of agencies like these always trying to push you for more than the property is worth, will it hurt you to go up a bit more?? Do you really want to lose your dream home because of a few extra grand?? Um yes, cause if I’m dead over the stress of paying for something that is over my budget I can’t enjoy my dream home 6ft under!

I thought renting through a well known agent Would give me some sort of security how wrong I was I would like to say that Harry from Swanley couldn’t do enough to help but Jamie on the other hand ignored and never returned calls even tho I have a serious damp and vermin issue I am outraged of how my situation is being handled and tell people to avoid acorns if this is how managers act

Hi Toni. I am sorry to read this review and for the issues your are experiencing in the property. As has been explained to you by Jamie in his call with you today, Acorn do not manage the property I am afraid and any issues to do with the maintenance or repairs must be reported to the landlady direct. I will contact you directly in the morning to see if I can assist further but I am afraid the advise that Jamie gave you today is the correct cause of action to take. Thanks. An absolute clusterf*ck

An absolute clusterf*ck. We have been told barefaced lies at every turn regarding moving dates and communications with the landlord. They've continually tried to move the moving date forward. We originally asked to move on the 10th of September, and they brought it forward to the 31st of August, and then tried to move it again to the 26th. We've now been told with 3 days notice, a booking van booked and numerous deliveries turning up to what should be our new home, that the date has now been pushed back a week. We're still meant to be paying from the 1st.Communication has been appalling, with apparently multiple branches working on this single property, no-one within their teams are talking to each other, and now that stuff has started to go severely wrong, we're not able to get help, with one business day before our moving date.

The service from Langford Russell has been excellent! From the valuation right through to agreeing an offer on my property, the team have been proactive and communicative. They got viewings through the door even before the advert went live on the property portals, and we got an offer very close to asking price in a matter of days. I’ve been so impressed by the team, and am happy to recommend!

I’m very frustrated with the continuous…

I’m very frustrated with the continuous and excessive delay in pace and receiving vital information.Prior moving into our flat we had issues with our property manager. Now we've moved in we still have issues with the same property manager. We receive little to no information on urgent enquiries and are left stuck with no way to move forward. Our hob is incredibly dangerous and could easily burn the building down. I’ve expressed how hazardous this is on multiple occasions!!! Two engineers have come to the property and confirmed this needs to be replaced IMMEDIATELY. This excessive delay is not only putting myself and my partner in danger but the rest of the neighbours in extreme danger. Your lack of action is life threatening and highly concerning. I’ve asked for a follow up on this and many other things since I’ve move here, which was almost 3 months ago now. I have received zero information! This matter is urgent and incredibly important. Why isn’t this being take seriously? Would it take a second Grenfell tragedy for this matter to be taken seriously? The current agent we have isn’t prompt enough in responding and doesn't take any action. I want a different property manager immediately! I ask for this before and was told to be patient due to co-vid 19 but this is now excessive and ridiculous. We cannot continue like this.

Pretty rubbish experience. I had to chase 3 times to just receive the information of how much the council tax was on a property. On the 3rd time I asked I was advised I could "do this myself" , I had only been chasing because during the initial viewing the agent told me she would find out and let me know. Call me crazy but this seems like the minimum information an agent should know about a property. Over 2 weeks I chased to find out status of my application as I wasn't really in the loop but as soon as I had signed paperwork I was then the one being chased for paperwork that hadn't even been requested of me yet. At the start of the process I had replied to an email where it asked for details of my situation and days later I was sent the same template to fill in and I had to point out I had already done this and the agent has replied to that email so it was clear it had been received. I then filled in the referencing forms I was sent and the following day I was told by the agent I failed the referencing and that to proceed I required a guarantor or to pay the full £9300 tenancy up front. I was asked if I could pay this despite her viewing my bank balances and surely knowing I could only afford the 3 months upfront I had offered. On the same day I let the agent know my employer had offered to help me and that I would let her know the outcome as soon as I knew. This was around 10'am on a Friday. The following Tuesday first thing I had an email telling me she had processed the refund of my holding deposit. I am unsure who in their right mind thought it was okay to do that instead of calling me to check what the status was. To just go ahead and process my refund and cancel my application losing me the property. I was so angry I didn't even reply to that email and that same day I had both the option of a guarantor or the funds to pay the full 12 month tenancy up front at my disposal. But seeing how poorly my application had been handled I thought maybe this had happened for a reason and to just get over it and look at other properties. Imagine my surprise when the 3rd party referencing company rings my employer for a reference and she explains her confusion as I had told everyone I had already failed the referencing and they had processed my refund. I then spoke to the referencing company who told me they hadn't even carried out the referencing yet hence their phone call so they had not failed me, and that even if they had the final say would be the agency's not theirs. It appears the agency failed me, not the referencing company, because I had a CCJ 4 years ago which was fully paid and satisfied and which I had explained prior to a credit check anyway in the interest of full disclosure. Regardless of this they gave me the ultimatum of finding a guarantor or paying £9300 upfront and clearly gave me 1 day to do this before cancelling my application with no warning. Considering the tiny flat wasn't even available for another month an a half I found this ridiculous. Just a complete lack of communication. Then they had failed to ring their referencing company to at least inform them of the actions they had taken and sparing me the false hope and embarrassment of my boss getting the phone call. The referencing company then said they would ring the agent to confirm, the agent clearly didn't feel the need at least apologise for the hassle caused simply by her not closing the application by tying all loose ends. And then to top it off I keep receiving texts and emails via the agency mailing system informing me of new properties, you would think it common sense to remove me from such communications as they aren't relevant. These template emails that come from the mailing list and initially the emails from the agent directly always have the "mr" title even though I asked her twice to amend that as I am clearly not a mr. But no such luck. Worst experience with an agency .

Would leave 0 rating if I could. I moved out in August and i'm still on the tenancy, despite me talking to several people over the course of this time and it being stated to me on two separate occasions that the new tenancy has been issued. I've been told i owe thousands of pounds in rent which i don't as i don't live there anymore and now they're refusing to tell me if it's been escalated to credit companies. So disappointing

Promised 4 weeks rent back at the end of our tenancy. 2 months later and we are still waiting. They are trying to lay the blame on the landlord but it wasn't the landlord who advertised that promotion but them (false advertisement?) Now they don't even reply to my e-mails. Unacceptable. We always paid our rent on time and kept the flat in excellent condition. We are so disappointed.Edit. Yes, I off course Ido have the email!! I just can't believe that after all this and after all those months you require 'evidence. I have already sent that email the day we moved out and it's still 'being handled'.

They don’t even deserve1 star

They don’t even deserve1 star, they have been the worst institution that I have dealt with in my life. Their services are horrendous. The people working there are rude and hard to talk to. Their flats are not safe, no sound proof and expensive. We have lived in one of their properties for 2 years. The alarm was going off 3 sometimes 5 times a week, the lifts were always broken. On top of that, they have decided to change the cladding when we moved in. The noise was unbearable.Be really careful before signing any contract with them

Nawal · 15 January 2020

Agent replied · 11 June 2024

Dear Nawal. I am sorry to read your review and I also sorry that you felt that our team were rude. The issues you raised relate to the building itself and because the residents were not abiding by rules and instructions made clear to them during their tenancies. The cladding needed to be changed for hopefully obvious reasons and feel that it is better that the building owner took this step to protect the residents..your complaint may have been very different if they hadn't! Overall, I feel that you review is unfair but but happy to discuss your issues in person if you feel I have missed something. Thanks. Andrew Roberts - Customer Relations Manager

If I could give 0 stars I would

If I could give 0 stars I would, I have been lied to constantly, I was told there were no parking spaces being distributed until I spoke to a new Tennant who was given a parking space the week she moved in, I had been asking for 13 months, I only got a space because the office manager didnt put my call on hold and I heard her entire conversation, this is when I realised that they had been lying to all tenants. Issues with my property take around 12 months to resolve, my intercom was faulty from the day I moved in and it took 1 year for it to be fixed, my windows leak when it rains and it's been 10 months since I reported it, and I am still receiving excuses, the excuses I have been given now is the same one from 8 months ago. Would never go through acorn again. Very unprofessional and communication is awful.

Utterly incompetent building manager

Possibly the most unprofessional and incompetent property management I've ever encountered. Slow to rectify faulty public areas and unclear communication. I've had several issues with regards to rent payments, misleading information regarding apportionment of rent to the extent where I have had to seek advice from citizens advice and Shelter who advised me to report to trading standards. Only after providing this information was I listened to however, property manager is now avoiding direct communication with me which frankly, is the most pathetic thing I've ever come across. Probably won't be renewing my tenancy because of this ridiculous inability to manage anything let alone an entire building.

Incompetent staff, take deposit then refuse property

The very first agent i spoke to on the phone to view a property rental was extremely awkward, which isnt a great first impression but no major warning signs yet.We turn up at the property and turns out the agent had double booked themselves multiple times so despite turning up 45 minutes early we ended up seeing it late. Okay, slightly annoying but it happens. Then they asked us to fill out a sheet with our information, who would be moving in etc. Filled it out, sent it to them and phoned them up to make sure it was received etc. Seemingly there was no issue since they then asked for a holding deposit from us after receiving all this information not long after (bearing in mind the information on this property stated it was available immediately but actually wasnt available for a month, which we found out at the viewing). We pay the holding deposit immediately, all fine. The agents didnt phone us back with any info on what was happening so we phoned them up and then they came up with multiple excuses such as "oh, we think theres too many people moving in..." Okay, thats not much of an issue since 2 of the tenants travel very frequently and will only be there for a limited time in the year. It was a 2 double bedroom house with 4 people listed to go on the tenancy, so I dont understand how this is somehow an issue but I digress. This was explained and the agent said okay, they would phone the landlord and inform. We never got a phone call back. We phoned them again, turns out that agent wasnt working that day and seemingly never phoned the landlord either so we explained it to a second agent again. They said okay they would phone the landlord and explain it and phone us back... Surprise surprise, we got no phone call back yet again. We phone them back again another time a couple days later and get back on the phone to one of the agents again, then they say that the landlord doesnt think we're telling the truth...? But they saw all of this information on the form we filled out before we paid the holding deposit and it wasnt an issue but now suddenly they dont believe us? We also were told we needed to pay 12 months in advance to be eligible to rent the house, which we said was fine and not a problem. We also had a landlord reference ready if they needed it which was never asked for. They took our holding deposit and didnt inform us that they had given the property to someone else, plus the property was still listed as being on the market (still is in fact) the whole time, despite us paying the holding deposit already. They took our money then never bothered to phone us back a single time to inform us of anything that was happening and obviously they had another set of people in mind to move in but again, never phoned us up and never intended to take us in the first place.Incredibly incompetent set of staff that will take your money for ransom for as long as possible that never phone you to inform you of what is going on. I was shocked to see how bad their ratings were, definitely will never use these agents ever again. Avoid them like the plague. The reviews are completely accurate.

I had the worst experience since I live in London. Afterward 3 years renting I decided to getting on ladder for the first time . I was expecting an Property Agency helpful and serious aim to take care about customer . Unfortunately I found on my way this kind of "Man": Paul Reid Senior Branch Manager, Langford Russell, he weasand IS a pushy person, sharky and dishonest . First of all he forced me to use his internal firms(mortgage broker, lawyer), when I told him I would use my personal bank/solicitor his reaction was very unusual, like if he was hide something on the property. Well, after more than 1 month from the offer accepted , everything were set up on my side, lawyer instructed, get finance but today the survey REPORT: damp around the ground floor flat which means 10.000 quid less in term of value. The vendor request was 265k but the value is max 255k. I asked to the agent to revise the price but he withdraw from the deal. I had to spend my saving to pay solicitor, apply for the mortgage, my time etc etc. I would encourage people who looking to buy a property in Bromley to stay away from Langford Russell, in particular from MR Paul Reid (rubbish). 27/09/2018 Vincenzo G.

Agent replied · 11 June 2024

Dear Vincenzo. I am very sorry to hear about your recent experience. Firstly, we would never “force” you to use any of our additional services. We have though, been able to negotiate some very competitive terms with our panel of conveyancers and Start mortgage Services offer our clients some exclusive mortgage deals. We of course want our clients to be aware of this. I don’t know the full details of your specific case but the point of a survey is to just this, identify any issues to do with the property. However, even with this information, it is of course the sellers prerogative to not negotiate on the sale price unfortunately. I will speak to Paul and see if anything can be resolved. Thanks.
