These people will defraud you out of your deposit. They will grossly inflate cleaning costs for the house at the end of tenancy in attempt to steal your deposit money. In my case this was over 900£ of supposed cleaning at the end of the tenancy. In addition to many many other problems with them and aggressive intimidation tactics of students. Kendrick gave our front door key code to 6 different contractors, and one of their staff came into a bedroom to check a vent under the bed whilst my housemate was sleeping, despite being explicitly told not to go in as there's a girl asleep, naturally she woke up very frightened of a stranger at the end of her bed!? We complained about this and were told it's their staff not them and their staffs fault not theirs. Sort it out. Yours very unsincerely, Naughty Kitten x

The worst letting agent I've come across after years of renting, helpful in all interactions right up until move in day. The day we moved in we were charged £90 for a huge clump of hair half way down the shower drain that had accrued from the last tenents. We were left without an oven for 2 months despite weekly emails asking them to arrange a contracter to fix it, no shower for weeks and building works without warning that lasted for 4 months (with no measure in place to alleviate the problems that come with work on the house from 8am to 6pm 5 days a week, and scaffolding blocking all windows!). All bedrooms (and mattresses) had black mould and our emails asking for mattresses without mould were repeatedly ignored. I can provide screenshot evidence if anyone is thinking of letting with kendrick.

During our year long tenancy with Kendrick we were left without a lock on our door for a week, had mould throughout the house and ground floor windows that didn't lock. We wished we'd paid attention to the reviews, but it appears a lot of people avoid leaving them as Kendrick breach data privacy rules by responding with the address of the house they've just moved out of - not something I'd want made public as this is tied to all sorts of banking etc authentication processes.

The most horrible and pathetic Property service that I have ever come across. Any opportunity that you get to go with another agency in Brighton definitely go for them and avoid these people at all costs. At the beginning of my tenancy, I noticed that the garden back door did not have sufficient security/ lock. The lock used was a ‘barrel bolt lock’, it was located at the top of the door so anyone could easily slide the lock to the side and enter. The property was so easy to get into and when I told them about this they did nothing at all. My housemates and I (student house) DID NOT feel safe in that house and they did not care. The back door into the garden and kitchen door can easily be accessed by any stranger walking along the alleyway beside the house (it was an end of terrace house). Seven months later, their ignoring my worries about the insufficient lock on the back door came back to severely affect me. One evening, someone broke into the property via the back door garden because there was no sufficient lock put into place. This severely affected me as I was approaching the last few months of my undergraduate degree. I had to pack up as much things as I could and leave the house to go back home immediately. The police were called and when I told the agency the whole situation they STILL did not change the lock. This horrible experience severely affected my university studies and my ability to complete my assignments. Whenever they were presented with the opportunity to do the right thing they chose the useless and pathetic option. Kendrick Property Service is horrible. If you let from this agency you will be jeopardising your safety and possibly even your life. They are solely responsible for all the trauma I faced towards the end of my university degree/experience. Avoid, Avoid AVOID!!!!

For property sales, they don't really seem to care. The house was sold to someone else despite me expressing interest at the viewing and asking for more information (which I was told I would get). I tried to get in touch during office hours but unfortunately their phone line said that their office was closed. I sent an email stating my intention to buy the property but I did not receive a timely response. When I called up I found out that the property had been sold to someone else but honestly i'm relieved because I would rather go through a different agency for a property sale.

An absolutely dreadful agency. The property was not as it was described and was unfit for purpose. When we arrived at the property it was filthy and even had a rotting chicken bones under the sofa. Kendrick failed to remove this when we requested them to do so. The bathroom had a severe leak under the floor which destroyed the utility room ceiling and caused mould and mushrooms to grow in the floor. They consistently failed to take action when we raised these concerns and treated us with abject disdain and rudeness. Their negligence lead to serious endangering of our safety but they treated us like petulant children. When work finally started they removed the floor and left nails and screws sticking out of it for months on end despite near daily phone calls to their rude unhelpful staff. Before the property came up for re letting they eventually managed to fit a bathroom of sorts. The remains of the old bathroom are still in front of the house a month later. I would urge anyone considering using them as an agent or property manager to avoid them at all costs. I am still shocked by how they tried to bully and exploit us.

I have been using Kendrick Property Services for 3 years now. They have always been friendly and helpful and also successful. In my first year I was looking to rent out my 6 bed student HMO house and only had one month to find 6 tenants. After 3 weeks they had signed a group of 6 students up for the year and they moved in just 2 weeks later. Each year since, they have always found me suitable tenants in good time. They are happy to answer my questions and deal with the tenant checks and credit checks. I highly recommend them and thank them for their past service to me!

We rented with Kendrick for a year and had a mostly good experience until the last couple of months our tenancy. We repeatedly had messages saying a workman was about to let themselves into our flat, at little or no notice, treading mud through the flat on several occasions and not clearing up after themselves. And, in one case we came home to find a stranger in the flat who didn't even know who'd sent him, which was a little scary. I did email to complain but didn't get a response which is poor for what is a serious issue.
