We've had a great working relationship with Max for a number of years now and we've never been disappointed - Max is always friendly, happy, professional, informative and finds us suitable commercial tenants in no time. Our best interests are always looked after and we never feel forgotten about. Would highly recommend!PositiveResponsiveness, Quality, Professionalism, Value

Avoid!

Having moved into the house with a hole in the bath, unaware we had to wait 3 months before we were able to use the main bathroom. The contractors came and replaced the entire bathroom without our knowledge - they turned up we were not informed and assumed they would just replace the bath. We filed for compensation for this lack of bathroom at Christmas, were messed around and told they were in the process of sorting it every time we asked them between December and August (when we moved out) after moving out we were then told the landlord refused compensation. Throughout the year reported several issues which were disregarded. The state in which we moved into the house was unacceptable and we should have been told beforehand that we would have one shower. We were not informed that the whole bathroom was being renovated, and would leave us with one of windowless toilet & very mouldy fly infested shower for such a long time, bear in mind there was 6 of us, this is against regulation. We would not have signed the tenancy if this was the case. After the new bathroom was finished, glue was seeping up from the floor. We reported the glue on the new floor and the leak in the bathroom several times. This was not fixed, and instead the plumber ripped the panel from the bottom of the shower and did not return to fix this, again we followed up with this, and it was not fixed. Several times we had to chase the agency up about the mould issue in the bedrooms as it was affecting our health, this took too long to be sorted out, and was only done after we informed you we would escalate this with health services. The tenant before us was charged £200 for a new mattress, which was not bought in the ground level front bedroom, when I contacted them about this I was ignored, the mattress was water damaged from issues in the house the previous tenants had to deal with, the mattress as a result was filthy. I did not receive a new mattress despite taking the £200 from the previous tenant. We have chased up the compensation several times and had to continue to do so after leaving. , as a result we withheld the last months rent, we were then told the compensation would not be considered until the rent is paid is unacceptable as the compensation should have been sorted out when we sent the form in at Christmas. We were within our rights to withhold rent due to the experiences we have had. We were told that we were within our rights withhold rent via a phone call and once this was mentioned the agency insinuated we lied. We were told the rent and the deposit were two separate things, later on the agency changed their stance on this. The return of the full deposit was used as an incentive for us to move out of the house earlier than the tenancy said. So the fact we were later told that the deposit would not be returned until the rent is paid suggests that there is a reluctance to return the deposit because we did not move out earlier. The experience we had was abysmal, we were messed around throughout the tenancy and continued to be when we moved out. We are not the only ones to have had such a poor experience with eightfold, several others have also complained about the agency. I would not recommend eightfold at all.

Currently living in one of their properties as a student , have had multiple maintenance issues which they don’t respond to and when they eventually do after hassling them it takes weeks for them to send people to look at it , would definitely not recommend going with this agency ! Especially if your a student , they couldn’t care lessNegativeResponsiveness, Quality, Professionalism, Value

Thanks for your review Grace. We're really sorry that your experience wasn't what you would have liked it to be. We want to say that we care about all of our tenants, regardless of whether they are students or not. We do understand that our maintenance service has not been what it should be and have made some serious changes in this area, which we hope will mean no tenant in the future feels as you do.

Absolutely dreadful company - despite my son moving out of his property on 2nd Oct they have still not paid back the deposit - albeit with some deductions, which i accept. They will not deal with me as I’m not on the tenancy despite me being guarantor, paying the deposit and the monthly rent. My son has emailed and they have not returned his emails. Steer clear of this managing agents they will find any excuse to with hold deposits

would not recommend at all. At the beginning of the tenancy we had to buy our own electricity and gas when it was all included and they still haven't returned all of what they owe. They barely reply when it involves students money&issues and not surprised they changed their name to try n hide how shocking they are. Also, @issy simpson has got some real attitude over the phone :)NegativeResponsiveness

Hi Angela, thank you for taking the time to leave us a review. Yes, I'm afraid that when supply changes from a pre-payment meter that sometimes there is a delay in the change, as the supplier is the only company able to swap the meters. We push for this to be as quick as possible, but we are unfortunately at the mercy of the utility companies. As far as I can see here, all payments have been refunded, but if there is anything outstanding, please get in touch with the office and we will resolve it for you.

My daughter move out of one of their properties in January. Despite another tenant moving in and paying a deposit we still haven't had our deposit returned. They now hold a larger deposit than they are legally allowed to and do not reply to my emails. I highly recommend you look elsewhere to rent a property or to have your property managed.

Roland · 10 June 2022

Agent replied · 11 June 2024

Hi Roland, thank you for your review. What you are describing sounds like a tenant swap, in which one tenant leaves the property during their contracted term. This is a situation in which we work with tenants to relieve them of their contractual obligations and isn't something we have to do, but do so to assist the tenants. In such an arrangement, the swap is between the two tenants in question and deposits are to be settled between them, as the incoming tenant is taking on an existing liability. We do not take part in this swap, but facilitate the paperwork for it. If the tenant in question is in any way unsure about this, or feels there has been an issue, they should get in touch with our office and we'll do all we can to assist.

I have used Eightfold property for years and am happy to recommend them. As with any business there will be the odd gliche, understandably we only humans. However if it happens, the staff are quick to sort the problem. I highly appreciate them.

Terrible at returning deposit

Rented a property with other students through Eightfold at Wild Park Close in Brighton. Moved out 10th August 2023 (End of Assured Shorthold Tenancy agreement), and now on the 2nd January 2024 have still not received our deposit back. We were forced to chase them through the deposit scheme TDS, which should have been resolved early in November 2023, and now they have still not paid (far far past the 10 day expected time!). Infuriating.

BEWARE!!! A good friend of mine had leased a flat from this agency and had a horrible experience. First of all, the toilet / shower was broken upon move in... also there is TONS OF MOLD in their units, spreading on the walls in multiple rooms, damaging clothing and shoes etc. Highly suggest looking for better property management... these people clearly don’t care.NegativeResponsiveness, Quality, Professionalism

Hi Sam, we're really sorry to hear that your friend has had that experience. As we can't trace them back by your name and haven't had anything of that description reported to us, it would be great if they could call the office as soon as possible on 01273 672 999 so that we can get this resolved right away! We always care about the condition our properties are in, so if anything isn't right, we really need tenants to get in touch, so it can be resolved.

I had a very short space between the property being available and move in date and as such, there were a few bits and pieces that required fixing or attention (including a fence panel, the shower etc) which were addressed and FIXED (!!) very promptly and efficiently by the contractors and the contractors in attendance have all been great. Very knowledgeable, friendly and provided solutions. I was expecting a lot of push back or dragging of heels which has not been the case at all. During the actual process of getting the tenancy in place, all staff I have met or spoken with have been incredibly helpful (credit checking, viewing of the property, the accounting team and contracts etc) and it has been very reassuring and made a, usually very stressful process, smooth and easy... and then the only stress I have had is the fun of actually moving itself. All in all, a great experience so far...

Rented a property as a student with eightfold for a year- never replied to any of our emails/calls, the ceiling basically fell through with a huge leak and they did nothing about it, beds were so uncomfortable that we couldn’t sleep, turned up for viewings unannounced, tried to charge us £800 for cleaning as we left even though we spent literal days cleaning the house head to toe before we handed our keys back- and took 4 months to give our deposits back, did their best to con us out of as much of our deposits as they could.

honestly awful do not rent with eightfold. if i could leave zero stars i would. when renting with them in a student property they would not respond to our messages about needing things fixed, cleaned etc it took weeks for damaged to be repaired. when moving out they tried charging us half of our deposit which included a cleaning fee but the property was filthy when we moved in as it hadn’t been professionally cleaned. they still haven’t given us back our deposit after 2 months. DO NOT RENT WITH EIGHTFOLD

The worst company I’ve ever dealt with. We had a rat infestation almost our whole tenancy. It also seems that everyone has had the same experience with them when trying to get their deposits back. Nobody ever answers emails or calls. The only way we managed to get their attention was by sending a letter to the owners home address, which got him nicely angry and our deposit was returned shortly after (although over £600 is still in dispute). Avoid this company at all costs and if you’ve been a victim to their slimy ways of operating then make sure you report your experience to the ombudsman.

Do not rent with this letting agency especially if you are a student ! Would give them 0 stars if possible. Firstly over charged for a flat which was falling apart with numerous issues. The letting agency told work men to let themselves in with a key , so would wake up to random men being in the house with was awful considering we were a flat of 4 girls , also illegal and against tenants rights but they don’t care . They have tried to take thousands off our deposits, charging over £600 for a clean even though the flat was a state when we first moved in and we cleaned throughout before leaving . It’s been 5 months and we still haven’t had our deposit back . Terrible communication and customer service, so overall useless. Dan Lyon’s as an agent was particularly rude and unhelpful with the situation. Don’t trust this money grabbing letting agency with your money as you won’t get it back.

Unfortunately my housemates and I have had nothing but a very bad experience from Eightfold. All started well with the moving in and somewhat of the house maintenance (although it seemed they pick and choose what jobs to respond to). It has almost been 2 months since we moved out of our house, we received our leaving admin 4 weeks late... where Eightfold are trying to charge us for issues that already existed in the house (ones they even posted in the move in agreement). We responded with a house email to dispute this and ask for a recalculation and yet again we have heard nothing. Eightfold are comfortably holding our money and wont respond to any emails / calls. Ive sent a formal complaint which has been ignored. I would avoid Eightfold at all costs, especially if you're a student!!!! If anyone knows the best way to orchestrate this so we can have our correct deposit returned please let me know!!
